Removal of 2nd floor Deck
To Whom It May Concern:
We are motivated to pull down the existing outdoor deck on the NE corner of the original 1754 home.
The deck is not part of the original construction and it is estimated to have been built in the middle of
the 20th century. The deck is currently a safety hazard and was not built with proper structural support.
This was confirmed by two professional A&E firms. Furthermore, removing the deck allows the house
to be returned nearer to the original intent, highlighting the main entry portico, allowing more natural
light into the main house and improving the architectural symmetry of the fagade. We would also
replace the current door onto the deck with a window, similar to the original design. In any case,the
deck needs to come down In its current construction.

I studied the structure of the cantilevered porch roof/deck on the east side of the house on
November 6`h and offer the following thoughts.
Structural stability:
It is a mystery the structure has not collapsed under heavy snow loads. I was able to determine the
rafters are I %" x 6 W approximately 18" on center and run parallel to the length of the house for a
span of 15'-4". There is a timber or double joist cantilevered out 4'-6" from the corner of the
house that picks up the rafters from both sides.
Three crudely detailed metal angle braces were installed at some time to reinforce the structure.
They were attached to the house by lag screws thru the clapboards and into timber studs or purlins.
The braces are now pulled away from the roof and are no longer helping structurally.
At some point a window was replaced by a door to allow access to the roof by people. The roof is
not capable of carrying the live loads that could be generated by multiple people accessing it.
The deck has dropped approximately six inches at the outside edge. There is no evidence that the
structure was once supported by a post and foundation.
Code compliance:
The decorative railing does not comply with the height requirements for a protective railing. The
door to the deck should be removed and the window replaced.
Historic considerations:
It is suggested the deck was added to the house along with the two story entry porch between 183
and 1906 as established by the Salem Planning Department in a Form B as submitted in April of
1997. The soffit boards are nailed to the rafters with Type B cut nails. These nails were produced
between 1810 and 1900. There is no evidence of a wood porch floor structure or foundation. I'm
baffled as to the purpose of the roof as it is not deep enough to provide shelter for a carriage.
It is my opinion the deck has little historic significance. It detracts from the symmetry and simplicity
of the structure. It is poorly constructed.

Financial hardship:
To properly restore the porch/deck to a structurally stable condition would require it to be
removed and rebuilt with LVL(laminated veneer lumber) rafters and a cantilevered LVL beam inset
into the existing exterior wall.
I estimate the cost of this construction to be between $16,500 and $19,800.
Alternative approach:
The existing structure can be jacked up and supported with a new post and foundation under the
end of the cantilevered beam. The post can be trimmed to match the detail of pilasters of the entry
porch. The alternate would cost less.
This approach however, is adding substance and architecture to an element that would be a
maintenance burden with its slightly pitched roof and remain a purposeless appendage.
Recommendations:
I recommend the porch/deck and the door to the deck be removed. Clapboard siding will need to
be replaced at the intersection of the porch to the wall. Replace the door with a window of
appropriate design, size and material.
I estimate the cost of this construction to be between $6,500 and $7,900.

Enclosed is our request for a hearing to review our proposal to upgrade part of our roof and do a full
exterior paint on our residence at 362 Essex. We would like to start the work by August 1 so are hopeful
a hearing can be scheduled in July. We are both active preservation and historical enthusiasts and have
the utmost respect for the neighborhood and its long history. We bought the 250 yr old dwelling with
plans to invest to its infrastructure and its interior design. We trust these steps are in keeping with the
community's vision.

Construction of 6' high flatboard fence with cap to be located at corner
of building before first jog. Fence to be modeled after the flatboard fence
picture in guidelines (fences 7, bottom page) . Gate section of back fence to be
reused in same position of new fence. Remainder of rear fence to be removed.
Fence to extend across property to side lot line with existing post to be reused.
Fence to have 8" water table (kept approx. 2" off the ground) . Fence to be painted
trim color.
Construction of gazebo as erected conditional that it be detached from the house
and relocated into the yard at least 5' away from the house. Lattice to be removed.
Gazebo to be painted body color. Applicant has option to remove the gazebo
entirely.
All work to be completed within 6 months.

The Brattle Fence Company makes traditional decorative fences

Brattle Fen--es are comprised of three basic elements; the spindles,
the posts and the finials. The spindles are available in either round
or square design and are centered in the rail. The rails are chamfered
to permit. rain run-off and thus enjoy greater durability. The decorative
posts are usually located at the corners and ends of the fence. This
allows for a clean line of fencing uninterrupted by inline support posts.
Typically, smaller decorative posts are used along the fence and larger
ones are used to highlight an entrance. The finials come in a large
