When replacement is undertaken, work shall match the full detail on undamaged original units. Stones showing minor damage: including softening of details, weathering or minor spalls shall be retained without restoration of detail; loose.friable or minor delaminations shall be removed from these stones. It is not the intent of the repairs to restore all stones to 11ke new condition, but rather to provide sound stone to restore facades as historic artifacts. 1.04 DEFINITIONS A "Restore"and"restoration"and shall be detned as returning the architectural element,to the greatest extent possible based on the method employed,to its original color, shape, texture and other appearance aspects. Units that are replaced or repaired in place shall be considered 'restoration'. 1 All restoraton shall fully reptcate the original color, texture, profiles and other appearance aspects of undamaged examples of that element. 2. All repairs, by whatever method, shaft maintain all originaljoints B. "Hone shall include "smoothing"and "tooling`and be defined as working the stone surface using tools typical to the stone finishing trade,as well as sanding blocks,chisels and mechanical chippers and sanders to provide a relatively flat aril smooth stone surface while providing a weathertight and visually pleasing transition to surrounding stone surfaces. All units that are retained without replacement or patching shall be honed. C "Low-Pressure Spray': 100 to 400 psi;4 to 6 gpm. D, "Medium-Pressure Spray: 400 to 800 psi; 4 to 6 gpm. E Joints between brick and stone": These joints shall be classified as brick joints and are subject to requirements of the Division 4 Section"Clay Masonry Restoration and Cleaning 1.05 SUBMITTALS A Product Data: For each type of product indicated. 6 Samples of all replacement and stone repair materials, each properly labeled. 1. Samples for Cast Stone. 3-Samples 12' by 12'by 1"showing the full range of color. tooling,detail and finish. Provide samples of carved and/or molded stone types as identified by the Architect,up to four samples shall be required. Acceptable units samples may be incorporated into the work 2. Samples of each repair material proposed for use including anchors, dowels,adhesives, mold making materials,mortars. 3 Provide shop drawings for all replacement units. 4. Materal Safety Data Sheets and manufacturers literature for all materials to be used. C. Mix Designs: For each type of mortar Include description of type and proportions of ingredients. Provide laboratory testing for compressive strength at 7 days and 28 days for 6 field mixed patties, patties shall be 2 %f diameter by-1W thick (bottom of coffee cup)or as required by relevant standards. D. Cleaning Program: Describe cleaning process in detail, including materials, methods,and equipment to be used and protection of surrounding materials on building and Project site,and control of runoff during operations. 106 QUALITYCONTROL A Restoration Specialist Qualifications. Engage an experienced masonry restoration and cleaning firm to perform work of this Section Firm shall have completed work similar in material, design, and extent to that indicated for this Project with a record of successful in-service performance. Provide certifications from the contractor that the mechanics performing stone restoration have five years'relevant experience repairng,patching.cutting, drilling, carving and installing natural stone. including job references for such work. Provide certifications bythe producers of the materials that all materials supplied complyw,+ith all the requirements of the referenced specifications and standards, that all materials are compatible with adjacent materials,and thatall materials are suitable for their intended purpose. C Mockups: Prepare mockups of stone restoration as directed to demonstrate aesthetic effects and qualities of materials arra execution. Prepare mockups on existing walls under same weather conditions to be expected during remainder of the Work. D Provide mock-up of each type of general and specific stone repair required. Repeat mock-up procedure until repair acceptable to the Architect is achieved. Approved mock-ups may be incorporated into the Work. Mark and retain mock-ups in undamaged condition until completion of the Work. E Delver materials to the site in the manufacturers labeled unopened bags or containers. No storage is permitted in the building. Use identical materials from the same manufacturer and batch throughout the project. F Review by Architect's Restoration Consultant: Submittals, mockups and work in progress will be subject to review by architects restoration consultant. Contractor shall communicate with Architect to coordinate consultant's site visits and reports with progress of construction.and to ensure Architect and consultant access to work in progress before scaffolding is removed. G. Manufacturers Representatives: Costs of all manufacturers representative activities, including all field visits, sample preparation and related activities including laboratory testing, shall be included in the work of this contract at no additional cost to the Owner. Generally repair masonryonly when air temperature is between and 40 and 90 deg F and is predicted to remain so for at least 7 days after completion of work. More stringent requirements will apply for some procedures,as specified in manufacturer s product literature. B. Hot-Weather Requirements: Protect masonry repair and mortar-joint pom6rng when temperature and humidity conditons produce excessive evaporation of water from mortar and repair materials. Provide artfcial shade and wind breaks and use cooled materials as required. Do not appymortarto substrates with temperatures of 90 deg F and above. C. Clean masonry surfaces only when air temperature is 40 deg F and above ands predicted to remain so for at least 7 days after completion of cleaning. 1.09 SEQUENCING AND SCHEDULING A. Order replacement materials at earliest possible date,to avoid delaying completion of the Work. B If so required by the Owmeror Architect,order sand for repointng mortar immediately after a pproval of Samples. Take detvery of and store at Project site a sufficient quantity of sand to complete Project C Perform masonry restoration work in the following sequence. 1. Remove plant growth. 2 Clean existing masonry. "s. Perform repairs indicated on drawings and in this section. 4. Perform final clean-up to remove excess mortar. PART 2-PRODUCTS 2.01 CAST STONE UNITS A. Provide cast stone units complying with ASTM C 1364 using either the vibrant dry tamp or wet- cast method. 1 Provide units that are resistant to freenng and thawing as determined by laboratory testing according to ASTM C 6661C 666M, Procedure A,as modified by ASTM C 1364. B. Precast-artificial brownstone. Provide 4000 psi air entrained cast stone units using aggregates and pigments to replicate natural stone. Provide acid etch or light sandblast finish on all exposed faces; all exposed faces shall be of equal quality. Saturation coefficient not to exceed .80. Match existing stone units that are being replaced in all respects. 2 Slope exposed horizontal surfaces 1:12 to drain unless otherwise indicated. 3 Provide raised fillets at backs of sills and at ends indicated to be built into pmbs. 4 Provide drips on projecting elements unless otherwise indicated. D. Fabrication Tolerances: 1. Vanabon in Cross Section: Do not vary from indicated dimensions by more than 1/8 inch. 2 Variation in Length: Do not vary from indicated dimensions by more than 11360 of the length of unit or 118 inch,whichever is greater, but in no case by more than 1A inch. 3. Warp, Bow. and Twist Not to exceed 11360 of the length of unit or 118 inch, whichever is greater. 4. Location of Grooves, False Joints, Holes,Anchorages,and Similar Features: Do not vary from indicated position by more than 118 inch on formed surfaces of units and 318 inch on unformed surfaces. E. Cure units as follows: 1 Cure units in enclosed moist curing room at 95 to 100 percent relative humidity and temperature of 100 deg F for 12 hours or 70 deg F for 16 hours. 2. Keep units damp and continue curing to comply with one of the followng: a. No fewer than live days at mean darty temperature of 70 deg F or above. b No fewer than six days at mean daily temperature of 60 deg F or above. c No fewer than seven days at mean daily temperature of 50 deg F or above. d. No fewer than eight days at mean daily temperature of 45 deg F or above. F Acid etch oraggregate blast units after curing to remove cement film from surfaces to be exposed to mew and to replicate the texture of the original stone. G Colors and Textures: Match existing brownstone. H. Source Quatty Control: Engage a qualified independent testing agency to sample and test cast stone units according to ASTM C 1364. Provide the following tests: 1. Resistance to freezing and thawing 2. Compressive strength. 3. Provide two custom colors matching the range of the cleaned existing brownstone. Restoration mortar will be used to patch small holes in otherwise sound stone. B Remedial Anchors: Where required to reinforce repairs, use Dur-O-Pau adhesive anchors by Dur-O-Wal, Inc., Arington Heights, IL,consisting of the following: 1 Threaded Rod: Dur-O-Wal AISI 304 Stainless Steel,in diameters and lengths selected fit individual situations,complying with ASTM F593-cleaned free of manufacturing residue in heated trichloroethane bath C Epoxy for Injecton: Dur-O-Wal low odor, tyro-part 100%epoxy,supplied in tubes with 1/2 in. diameter static mixing heads With minimum 24 "mixing elements,"and extension tubes of 0.26 m. and 018 in.outside diameter. D- Water. Potable E Cast stone anchors: Provide threaded stainless steel rods, 3/8`diameter. Embed 3"into back- up and half the depth of the new stone or 3°, whichever is less. Provide one anchor for each 18' of stone length, space anchors not less than 3"from any stone edge. 203 MORTAR MATERIALS AND MIXES: A. See Division 4 Secton'Clay Masonry Restoration and Cleaning." 2.04 CLEANING MATERIALS A. See Division 4 Secton`Clay Masonry Restoration and Cleaning.' PART 3 -EXECUTION 3.01 PROTECTION A. Protect persons, motor vehicles,surrounding surfaces of building being restored,building site, plants.and surrounding buildings from harm resulting from masonry restoration work. 1 Erect temporary protective covers over walkways and at points of pedestrian and vehicular entrance and exit that must remain in service during course of restoration and cleaning work 04502-BROWNSTONE RESTORATION 04502-7/11 02/03!14 Phase Renovations SchwartzJSil*r Architects Inc. Keep wall area wet below rebuilding and pointing work to discourage mortar from adhering. 3. Immediately remove mortar in contact with exposed masonry and other surfaces. 4 Clean mortar splatters from scaffolding at end of each day 3.02 STONE REPAIRS A Do not begin repairs on any stone that has not yet been cleaned in accordance with Division 4 Secton"Clay Masonry Restoration and Cleaning"and accepted bythe Architect. 303 FINAL SCOPE OF WORK A The final scope of work shall be based upon the approved Contractors Stone Condition Survey and acceptance of Unit Prices by the Owner B The Base Bid Scope of Work shall include: 1. Remove all face fastened metals including brackets,ceps,anchors. fasteners,straps. conduit,etc.from stones by coring orother methods that will limit or prevent damage. Provide repair to fill resulting holo;holes under 2 cubic inches may be filed with patching mortar, holes over 2 cubic inches shall be cut to a regular geometric shape and a natural stone Dutchman salvaged from the building. 2 Hone stone surfaces,in place, where indicated on the survey using stone finishing tools removing loose and friable stone to sound surface;provide smooth transition to surrounding stone and to allow installation of sound joints. Provide tooling and finishing to transition smoothly to adjoining stone All honing work shall be included in the Base Bid, no extras shall be allowed for this work. 3 Repomt all joints between units of stone. See Division 4 Section 'Clay Masonry Restoration and Cleaning.' 4. Clean all existing and new brownstone as part of general fagade cleaning indicated in Diwsion 4 Section`Clay Masonry Restoration and Cleaning' C. Additional Scope of Work based on Unit Prices shall include: 1. Provide repair or replace each stone unit approved for replacement in the Contractors Stone Condition Survey. Repair or replacement may include: a. Partial stone replacement, with associated anchors. Provde tooling and finishing to transition smoothly to adjoining stone 3.05 STONE REPLACEMENT A Provide cast stone units per the final survey, cast to match the shape of the original stone. New cast stones shall be free of blemishes,cracks,spalls or other defects. New cast stone shall match the details.. profiles,materials and surface finish of undamaged weathered exampfas of the original. B Provide stainless steel anchors as required for all replacement units. C Restore all loose.cracked or damaged brick revealed by removal of old stone. D Fully restore all brickwork removed or altered to replace stone E. Fully bed all stones in full mortar beds, slush full all head and collerjoints. 3.06 CEMENTITIOUS PATCHING OF HOLES A. Perforin cementitious patch repairs where there are holes in existing stone due to anchor removal or other reasons. Use approved repair slurry and mortar according to the manufacturer's printed instructions,except as modified herein. All patch repairs must be performed bye mechanic approved and certified by the manufacturer of the repair mortar for this work Replicate detail or original, undamaged examples. B Provide simple geometric (generally rectangular)shaped cut-outs forall repair patches. Square cut the edges of the repair area to a minimum depth of 1/2 in. Do not allow any feathered edges Roughen the substrate to achieve the roughness required for good bond, using a pointed stainless steel tool. Do not generate new cracks or damage stone beyond the patch area. C Install mechanical anchors in all patch areas where the maximum depth of the patch will be greater than 2`, providing one anchor per 9 sq in.of patch. Phillips Library-Peabody Essex Museum maximum thickness greater than 1-1/2 in., installed as directed by the Architect. Install sheet metal screws as follows: 1 Drill a plea r hole sufficient to accommodate the#10 screw,and clean the hole using alternate application of compressed air and nylon brush. 2. Embed each screw in the specified epoxy. Do not overfill the hole,causing excessive amount of epoxy to squeeze out. Clean any excess extruded epoxy so as not to interfere with the bond of the repair mortar. 3. Allow epoxy to cure 24 hours before applying the patch mortar. D. Clean all dust from the area of the patch; then wash thoroughly with clean water and a soft brush Leave the surface damp for optimum bond. E Do not mix more material than can be used within 30 minutes. Discard any unused material after 30 minutes. Do not retemper mortar. F Proprietary patching Mortar Mix-Jahn: Add between 1.4 to 1.9 pints of water to 10 Ib of dry material Adjust amount of water considering the weather for the day and the porosity of the sandstone substrate in accordance with the mortar manufacturer's printed instructions. Mix water and dry ingredients thoroughly. Mix mortar with proper amount of water to have the following characteristics: 1. Mortar will hold shape immediately upon application. 2. Mortar will be shapeable without using molds. 3 Mortar can be applied up to 112 in. thick. G. Bond coat mix Add sufficient water to a separate mortar mix to ma ke a very wet mix, for use as an initial bonding coat on the substrate. H Appy bond coat to the patch area to create a good bond between the mortar and the stone. Apply bond coat only to the area of patch that can be covered with mortar mix before the bond coat dries. Work bond coat into the pores of the stone substrate,under and around mechanical anchors, with trowel recommended by the repair mortar manufacturer. Do not appy excessive bond coat Do not leave standing puddles on the substrate. 1. Appy the mortar mix over the fresh bond coat in a series of 112 to 3/4 in lifts,with no waiting period or scratch coat between layers, up to a total maximum thickness of 3 in. For patches thicker than 3 in..appy mortar in two layers of equal thickness,allowing the first layer to cure for I day before applying second layer. Scrape 1/16 in. ofmortaroff firstlayer immediately before applying second layer. Use tight pressure during the applications. Work mortar into all comers of patch area, and under and around mechanical anchors. J. Build up patching material so that it stands shghty proud of adjacent stone surface. Allow 15 to 30 minutes to set sightly,then scrape off excess material using a straight edge such as a plasterer's miter rod. Do not press down or"ficali surface of the patch. Where patches occur at corners,form the patch mortar to match the shape of the undamaged stone using a slip sheet and rigid board to match the joint wndth. Where patches occur on stones with a curved profile,shape the patch to conform to the profile of the curve. In all cases,finish the patch so that is as indistinguishable as possible from the adjacent stone. K Clean any mortar residue from area of surrounding stone around patch area by sponging as many times as necessary wth clean water. This should be done before patch material sets. L Apply a light misting of water to wet the entire finished patch area: 1. 30 minutes after patch completion at ambient air temperature below 70 degrees F. 2. 1 hour after patch completion at ambient air temperature of 70 to 80 degrees F. 3. 2 hours after patch completion at ambient air temperature above 80 degrees F V Install plastic sheeting over all patches immediately after misting. Reapply mist 4 hours after patch application on days with ambient air temperature above 80 degrees F. Re-appy mist once a day for the two days following patch installation. Install patch material only on days when area will be available for misting during the next two consecutive days. 3.07 FIELD QUALITY CONTROL A Ncty Architect in advance of times when LR devices and scaffolding will be relocated. Do not relocate lift devices and scaffolding until Architect has had reasonable opportuniy to make observations of work areas at lift device or scaffold location. 3.08 FINAL CLEANING A After mortar has fully hardened.thoroughly clean exposed masonry surfaces of excess mortar and foreign matter,,use wood scrapers,stiff-nylon or-fiber brushes, and clean water, spray applied at low pressure. Do not use metal scrapers or brushes. B For any mortar remaining after the above procedures,apply excess mortar removers,diluted to minimum effective concentration. C Wash adjacent woodwork and other non-masonry surfaces. Use detergent and soft brushes or cloths D. Sweep and rake adjacent pavement and grounds to remove masonry debris. Box 8, Cape Neddick, ME 03902-0008 TREATMENT REPORT Gardiner Pingree House Restoration of Sandstone Steps Resetting of Iron Railings Repairs to Wooden Portico Columns Introduction This treatment report describes procedures used to restore the sandstone steps,iron hand railings and wooden columns comprising the portico to the Gardiner-Pingree House,a historic property owned by the Peabody-Essex Museum in Salem, Massachusetts.The scope of work was defined by specifications designed by Steven Mallory and Scott Stevens of Groundroot Preservation Group, LLC in 2014 and work was carried out during the summer months of 2015,being completed in late August, 2015.All procedures were documented throughout and can be found on the compact disc that accompanies this report. Documentation of existing conditions prior to restoration can be found in the project specifications prepared by GPG. Summary of Existing Conditions The steps exhibited typical failure of historic red sandstone. Due to improper bedding relating to the direction of sedimentary layers,stone had delaminated on vertical and horizontal surfaces, causing flaking away of step tread surfaces and collapse of vertical, decoratively tooled surfaces.The ends of stair treads had broken away due to the expansion during corrosion of iron railing components embedded in the stone (Figures 1 through 5). The iron railings,previously restored by DeAngelis Iron Work,had been temporarily reinstalled,being attached at the upper rails to the wooden portico columns (Figure 6).The lower ends of the balusters were temporarily reinforced with wooden strips and were not attached to the steps. The outer wooden columns and inner engaged pilasters exhibited decay in the interior support blocks and outer, decorative plinth casings (Figure 7).The columns and pilasters themselves were found to be in sound condition.The capitals required minor consolidation with epoxy and the turned bases to the outer columns required replacement. Personnel Stonework restoration was completed by Abbot Construction, Boston, Massachusetts. Iron restoration and resetting of hand railings was completed by DeAngelis Iron Work, South Easton, Massachusetts. Wood restoration was completed by John Watson,restoration carpenter, dba "The Gothic Carpenter," North Reading, Massachusetts. Groundroot Preservation Group (GPG) oversaw implementation of the specifications on behalf of the Peabody-Essex Museum. Sandstone Step Restoration The sandstone steps at the Gardiner-Pingree House were restored using the Jahn® Restoration Mortar system M70 HZ by Cathedral Stone Products. Color matching began in November, 2013 with samples of existing stone sent to Cathedral Stone for laboratory analysis, and three rounds of matching took place between late 2014 and early 2015.The following conclusions were reached with consensus between PEM officials, contractors, and GPG: • The many variations in the original stone color, after cleaning,were great enough that it was found to not be possible to find a mortar recipe that suitably matched all shades. • After several small test panels were created on site and allowed to cure for 21 days, PEM staff approved a match that closely resembled the color of large the stone in areas with little weathering or that were in unexposed or interior areas. Procedures 1. All existing stone was cleaned with D2 Biological Cleaner. 2. Prior to removal of failed stone,the portico was supported with scaffolding,and the columns removed for repair. 3. All areas of delaminated,broken or spalling stone were cut back to sound material using pneumatic and hand chisels.All cutting was executed such that it would allow restoration mortar to be built up to a minimum thickness of 1/4 inch in the thinnest areas (Figures 8 and 9). 4. Stainless-steel flat-head masonry screws were installed at regular intervals in areas of thick buildup such as the ends of the risers,to strengthen further the purchase of patching mortar (Figure 10). 5. In all areas where historic tool marks were present on original stone,special tools were created to replicate these marks on the areas recreated with restoration mortar(Figures 11 through 13). 6. Interior filler bricks and support stones were reinforced with Jahn®tinted pointing mortar. 7. Wooden forms were used to mold the ends of the stair treads and coping stones during installation of the mortar. 8. The original divisions/joints between stones were replicated with restoration mortar. 9. In a minor change of original work scope, PEM officials decided to fill horizontal joints between stair risers and treads with Jahn®tinted pointing mortar, rather than with a tinted elastomeric caulk.This can be later reversed if it is found not to perform as hoped. Portico Column Repairs 1. The outer columns,which feature hollow,stave construction and are most likely early twentieth-century replacements of the originals,were found to be sound enough to retain and re-use. 2. The bases to the outer columns and the applied pilasters were replaced according to GPG specifications.The inner column base support blocks were replaced in-kind. The outer, decorative plinths were replaced using heartwood white pine. Existing molding joinery details were replicated. 3. The turned bases to the columns and pilasters exhibited decay when removed,and required replacement This was done with high-quality, heartwood pine (Figures 14 and 15). 4. The carved capitals are original McIntire details, and were also found to be in overall sound condition. However,minor consolidation with epoxy was required (Figure 16). S. The bases to the outer columns and the applied pilasters were replaced according to GPG specifications.The inner column base support blocks were replaced in-kind. The outer,decorative plinths were replaced using heartwood white pine. Existing molding joinery details were replicated (Figure 17). 6. After completion of the portico stonework restoration, the columns were reinstalled and freshly primed and painted. Hand Rail Installation 1. The iron hand rails were reinstalled by DeAngelis Iron Work after the stone restoration mortar had cured for more than 21 days and the portico columns had been reinstalled. 2. It will be located on existing museum property in the northwest corner of the current museum complex. The Expansion Project will provide approximately 15,000 SF of standing gallery installations for display of the permanent collection. It will include a partial basement, a secondary group entrance on Essex Street, and three floors of state-of-the-art galleries. East India Square I Salem,MA 01970 1 Tel:978-745-95001 Fax:978-744-67761 www.pem.org PEMPeabody Essex Museum Facilities Chronology and Description The Peabody Essex Museum's main gallery building, (the Liberty Building), is a structure of approximately 228,000 GSF. It is comprised of six major additions to its original structure, East India Marine Hall, which was constructed in 1824. The chronology is as follows: East India Marine Hall (EIMH) —A Registered National Historic Landmark was constructed in 1824. It is a timber framed masonry structure with a footprint of approximately 5,000 sf. The building has a basement plus two floors and an attic space. In the early 20th century the Peabody Academy of Science carried out an extensive remodeling of the structure. The first floor was converted to create large front and rear exhibition rooms separated by a corridor and stair hall running across the building along the narrow axis. The doors on the facade were closed off and new formal entrances were created at either side. One-story corridors linking these new entrances to the central hall were added. The great room on the second floor retained its basic shape, but lost much original architectural detail. As part of the Expansion Project the one-story early 20th century addition to the west of EIMH will be removed to return the structure to its previous nineteenth- century condition. The basement will contain mechanical systems to serve the first floor galleries. The first floor is currently gallery space, the north portion of which will be renovated to create a welcoming orientation area. The second floor is a combination function and gallery space and will retain this use after the completion of the Expansion Project. East Hall — East Hall was added to the south east corner of EIMH in 1889. Like EIMH, East Hall is a timber framed masonry building. The exterior of the East Hall structure is now completely enclosed by more recent additions to the museum. The footprint is approximately 3,400 sf. and is comprised of a basement which currently is used for general storage and mechanical equipment, a first and second floor, which house the Native American Art Gallery and an American Decorative Arts Gallery, respectively, and a second floor mezzanine of approximately 1,900 sf ., in which photography exhibits are often mounted. Interior renovations to the second floor and mezzanine levels were completed in 1997 and on the first floor in 2003. Weld Hall —Weld Hall was constructed in 1906 adjacent to the south facade of East Hall. It is a steel framed masonry structure with a wood trussed roof. The first floor houses approximately 2,700 sf of administrative office space, security control room and approximately 700 sf of Gallery Space. The second floor is entirely gallery space (Japanese Traditional Art) with a 1,900 sf mezzanine gallery space (Japanese export Art). The attic is a crawl space. Dodge Wing —The Dodge Wing was added in 1977 to the east of EIMH, and to the north and east of East Hall. The Dodge Wing has a footprint of approximately 15,500 sf. Construction is of steel framed concrete. The Dodge Wing has a full basement, first and second floor level and a mechanical penthouse of approximately 4,400 sf. The basement of Dodge provides storage spaces for mechanical and electrical equipment, museum collections, retail, function furniture, food service and the scullery. The first floor houses the Art & Nature Center, two classroom/studios, the Atrium prep kitchen, retail store, public restrooms and visitor coat check and locker facilities. The second floor galleries are used for special (changing) exhibitions. Asian Export Art Wing (AEA) —The AEA Wing was added in 1986 to the south of EIMH and west of Weld and East Halls. The footprint of AEA is approximately 11,000 sf and is comprised of a full basement, first and second floors and partial third floor. The building is constructed of a steel frame and masonry exterior. The basement provides storage space for museum collections and general supplies as well as mechanical equipment, a mount making shop and mail processing room. The first floor facilitates all of the museum's shipping and receiving activities, primary personnel entrance for staff, contractors and others in support of"back of house" operations, a function space, gallery and vertical communication. The second floor and partial third floor contain galleries of Asian Export Art. Liberty Building (Safdie addition) —The Liberty building, which opened in 2003, is the latest addition and has a footprint of approximately 34,000 sf. It was constructed to the east and south of Dodge and east of Weld and East Hall. Construction is of steel framed masonry. The building has a full basement, which provides space for museum collections and exhibit furniture storage, exhibit preparations and conservation, art in transit, exhibits construction shop, mechanical and electrical equipment, the main food services kitchen, the museum's IT and PBX equipment and a "green room" which supports performances in the auditorium. The partial second floor (approx. 7,000 sf.) consists primarily of communications space (arcades), providing connectivity to the museum's previously existing second levels. The third floor consists of interconnected galleries (House Galleries) and the South (Barton) Gallery. These galleries currently facilitate PEM's special (changing) exhibition program. An arcade connects the wing's third level to the previously existing mezzanine spaces of East and Weld Halls and the AEA Wing partial third floor level. Yin Yu Tang House (YYT) — YYT for some 200 years stood in the rural village of Huang Cun in the southeast region of China. The house, a timber framed masonry building, was disassembled, conserved and relocated to the PEM site in 2003 concurrent with the construction of the Liberty Building. YYT has a footprint of approximately 3,000 sf. A full basement provides storage space for house- related components and supplies as well as mechanical and electrical systems. Although the house is adjacent to the Liberty Building and visitor access is direct via an enclosed ramp from the YYT interpretive gallery, the house is free standing. Loring Building —The Loring Building was constructed in the early 1950's. With a footprint of approximately 2,400 sf., it consists of a full basement housing mechanical equipment, a "white linen" restaurant of 60 seats with prep kitchen on the first floor, and a prep kitchen/scullery on the second floor to service events which are held in adjoining EIMH. The Loring Building is a steel framed masonry structure. The Loring Building will be removed as part of the Expansion Project. Boiler Plant— The Boiler Plant is a free standing masonry structure with a footprint of approximately 2,000 sf. It is located on the southwestern most corner of the museum's property on Charter St. This structure was constructed as a single story building in 1960, with a second story added in 1977. The Boiler Plant is no longer in use and has been supplanted by a new plant on the roof of the Dodge Wing completed in 2013 as part of the Expansion Project Enabling Phase. The Boiler Plant will be removed as part of the Expansion Project. The footprint of the building is about 45 ft. by 120 ft. and the building is about 46 ft. high. It is located in a block of four abutting buildings on Essex St. The intent is to maintain the building for commercial use and to remove the low rise, one story late addition in the rear of the building to allow for construction of the new exterior garden. The original building foot print is about 26 ft. wide by 112 ft. deep. Later, a rear one story addition with a crawl space for a basement was added, most likely in the mid 20th century. Finally, an enclosed stair was added adjacent to the rear addition. The following items should be inclided in your drawings as applicable: 1.Site plan showing location of improvements; 2.Elevation drawings of the specific improvements; 3.Details/profiles(i.e.moldings,fence caps,cornices,vents,etc.); 4.Materials(i.e.wood,brick,etc.); 5.Dimensions(i.e.size of trim);and 6.Transformers,heat pump and condenser locations,e:ectrical entries and meters,lamp posts,stove pipes. H. At the hearing, the Commission will discuss the application with the applicant or his representative, hear the abutters and take a vote. Owners having professional consultants such as architects or contractor are urged to have them be present at the hearing. Guy I was at the July 6th meeting at which the Peabody Essex Museum was scheduled to discuss plans for the restoration of 1 Brown St. I was disappointed that the PEM postponed such discussion. As I stated to the Committee that night, I am very concerned that the PEM committ to a time frame regarding the restoration. Number 1 Brown St. has been in a state of increasing deterioration for the five years that I have lived at number 6 Brown. And for the past year the Museum has added a dumpster to the site that has come to be used primarily for trash and grounds refuse since the restoration process has stalled. The reason I am so concerned about a time commitment for the restoration is because of my past interactions with the PEM. For the past four years I have repeatedly called the Public Relations Department about the conditions of 1 Brown St. and the grounds in front of the John Ward House. Only this year has the Museum finally reacted to my 7/19/2011 calls and cleaned up the landscaping around the John Ward House. The only response from the Museum regarding 1 Brown has been that "they are working on it." Ard now as I look out over the Museum property, the beds are over-run with weeds, shubbery is overgrown, and there appears to be no progress at number 1 Brown St. The senior management of the Museum park in this area and appear to have no problems with the appearance of the grounds. As I sat through the Historical Commission meeting on July 6 1 was impressed by the attention to detail the Committee members exhibited. They discussed such issues as the type of mesh to be installed around the ch mney of an historic property. I would hope that the Committee will turn this same attention to detail to 1 Brown St. and :he surrounding area owned by the Peabody Essex Museum. I am stunned as I look out my window and see three different types of fencing (wood, wrought iron, and chain link), unkempt grounds, and a rapidly deteriorating structure at 1 Brown St. Please inform me when the next meeting is scheduled and the Museum is on the agenda so that I can formally express my concerns. Condition:The front door exhibits the most severe loss of surface visual integrity with blanching due to ultra-violet light and exposure to rain water and salt air.Cracking of paints,primer and filler is immediately evident especially around beaded inset trim that extends in to panel moldings. Base tenons of stile to rail are tight and graining patterning has slight telegraphing from close proximity but none from street distance. Varnishes have degraded.They now appear frosty and/or murky.Door does not exhibit rot and all moldings are complete.Brass hardware is tarnished and pitted with oxidation. i A - Back Door—90"x 40" The back door exhibits the greatest damage of spatting paints,cracking and splitting of joins and areas within panels. The proper right join of stile to base rail has opened with a gap present of approx. 3/16ths. The lower one fourth of door surface exhibits the greatest damage.Wood appears to be the soft wood characteristic of Federal period doors.Graining pattern is evident;although varnish has lost all sheen;color is still semi-saturated. Base area of back door i Back door areas of join separation Side door is in the best condition with color deeply saturated and graining process graining glazes detectable. i Side door—90" x 40" There are approximately five areas of failed fillers in the three doors that have loosened. Some areas are pushing moldings away from door surface or causing spalling of paints with loss of profile.Other areas are simply loosened with partial or complete detachment. i �I i' Graining pattern on all doors displays an imitative radial sawn,plank mahogany with slight feathering executed on the front door at center rail.Moldings are not picked out in an opaque color and workmanship seen in the work exhibits the type found in more vernacular settings rather than the type expected for a house of the date and stature of the Gardner-Pingree House in 1805. Treatment proposal: 1. Receive design instructions. Will the current graining be the model for new graining or is there a request to regrain the doors in a higher style?Contractor can supply examples of her work executed at Boscobel on the Hudson River where all doors were grained in the 1990's to reflect highstyle federal graining.The Boscobel Restoration mahogany graining was copied from extant mahogany(federal period)graining seen at the Jeremiah Lee Mansion in Marblehead, MA. 2. Remove all loosened filler materials. Scrape clean all loosened paints and primers. 3. Clean doors with tri-sodium-phosphate,clear and dry. 4. Consolidate all rot with West System. 5. Reglue moldings and fill all opened joins with bulked West System or Famowood. 6. Sand with pad sander and by hand to smooth. 7. Prime with good quality alkyd primer tinted to match closely to ground color. 8. Paint two ground coatings in good quality oil based paint,sand in-between coats. 9. Add water base graining glaze to establish pore structure of wood imitated. 10. Add oil bound glaze to mimic grain patterns. 11. Add waterbase glaze to imitate shimmer of wood and added depth of color. 12. Varnish with three coatings of McCloskey's Marine Spar varnish with UV inhibitors added.Sand in between coatings and keep out of dust. 13. (Optional-Remove brass hardware if possible.Polish hardware and lacquer with exterior, conservation grade varnish.) Estimate-$8000.00-$9500.00(dependent upon style of graining and brass restoration work). Terms: Doors will be delivered to Marylou Davis or Mike Fineran for a period of no less than two months to ensure adequate drying time between coatings. A deposit amount of 1/3 estimate is requested prior to delivery.Firm scheduling cannot be guaranteed until deposit amount is remitted. Treatment Proposal for the repair,cleaning and varnishing of custom designed c. 1982 fabricated iloorcloth(by Marylou Davis)for the center hall at the Gardner Pingree house. Condition: r i r A 011 ql /I Area requiring repair of abraded paints The most apparent damage of the floorcloth is located near the front door where the swung door has abraded varnishes and paints.Additional to this damage are the opening of joins in the linoleum.At the time of installation(1982),the linoleum was laid over a subflooring and adhered with mastic.Some joins have opened and in some areas,such as door opening to back parlor,joins or splits are proud of surface causing a hazard to visitor safety. According to Robert Monk,the cloth has not been varnished for 10 years.This lack of varnish has caused an abrasion of paints predominantly within the darker marbled squares.In tum,this abrasion has caused a loss of balance in composition of decoration.The cloth is highly abraded presently and displays embedded grit and grime.Residue varnishes have yellowed as expected. Treatment Proposal: 1. As done at Boscobel Restoration on the linoleum-based imitation floorcloth that is now 40 years old,the seams that split are tacked down and in-painted each year to prevent visitor hazard.The cloth is touched up and varnished yearly to maintain a visual quality of a high gloss and polished cloth and to protect decorative paints.I suggest that seams be tacked down and in-painted in the Gardner-Pingree hall cloth where they have split and now create a hazard. 2. The cloth needs to be cleaned thoroughly to remove all embedded grit and grime. 3. Area of wear should be in-painted to restore areas of decoration.This area will need to be varnished in isolation to create a singular visual plane. 4. No less than three coatings of a high quality gloss varnish should be applied to the whole of the cloth. During the last five years the Gardner-Pingree house , designed by Samuel McIntire in 1804 , has been the subject of intensive research and investigation of its historical and physical integrity . The house was restored in 1935 when the Essex Institute acquired it and little has been done to the interior since that time , although the exterior has been maintained on a routine schedule . Research in original historical materials has been performed; the paint colors have been analysed by SPNEA consulting services ; the systems and exterior have been examined by preservation architects and other consultants . The goal of this research is a historically accurate major restoration of the house which will include 21 interior spaces , some of which have never been open to the public , major adjustments to heating systems to provide climate stability , repainting of exterior trim to original colors and repairing of the front plane of the roof and chimney stacks to secure the house . As part of this $350 ,000 project , funds are requested to repair the roof and chimney stacks and to paint all trim original colors . The chimneys , which have consistently leaked down to the second floor , in spite of small repairs , need new flashing , to be partially rebuilt and treated with waterproofing material . The front plane of the roof was at some point replaced in asphalt which has now disintegrated . It needs replacing in slate to be consistent with the rest of the roof . These repairs are necessary to prevent further deterioration to the interior of the house . Painting of the exterior trim in original colors as determined by paint analysis is a priority for accurate historical interpretation of the architectural design. Both jobs require staging and it will be cost efficient to do them at the same time . 3 5. The cornice was not studied because it was inaccess- ible. The roof balustrade was not studied because of the low probability of finding an intelligible stratigraphy of early paints in such an exposed location. At all other locations, except those noted, off-white was found as the first finish coat of paint. Samples of the complete stratigraphy were removed at several locations which have been protected from weather. These locations include: 1 . Inside of the frieze of the portico, facing north on the east side. 2 . North doorway to the front hall, east reveal of the west sidelight. 3. Exterior architrave of the north window of the southwest first floor room. The full stratigraphy by cross-section as seen on the inside of the frieze of the north exterior portico is : 1 . wood 2. off-white primer 3. off-white 4 . two or more of the same off-white 5. two or more very light cream 6 . five or more dark creams with embedded dirt visible 7 . four more cool whites 8 . two or more warm creams 9 . white 10 . present tan On all samples that were viewed, there was off- white as the primer and the first finish coat. A sample of the first finish coat from the inside of the frieze of the north exterior portico was exposed to long wave UV and was used for color matching. This type of off white was typical on brick buildings of the period and probably intended to harmonize with trim elements of light-colored marble. This first coat on the exterior woodwork was found on: Garner-Pingree/Exterior p. 2 1 . Door casings and other doorway woodwork 2. window casings 3. sashes including muntins 4 . portico southern facade (checked at several locations) Some items of woodwork were painted differently. Mahogany graining was found as the first finish treatment on the north exterior door, which is an Original door. Rather than remove a sample from the door and try to duplicate the graining, we exposed an area of approximately 2 inches by 4 inches. This area is along the lower left hand side of the door protected by the casing. We can assume that the west exterior door should be grained in the same pattern. The present west door appears to be an early replacement. The front door is devoid of old paints; it is either a restoration or has been stripped. Presumably the original treatment was graining like the north door. Metal work in doorways Front doorway. The muntins and decorative detail of the fan light and side lights are made of iron. Oil gilding was consistently found as the original finish treatment of the beaded swags and of the medallions located at the intersections of the swags with the iron muntin bars. Gilding was also the original treatment at the hub of the fanlight. We did not find gilding on any of the iron muntin bars in the side lights, the radiating bars in the fan light or the curved bars. Instead we found early greyish coatings which were hard to interpret. Our impression is that these muntin bars may have been painted medium grey. Masonry our main objective in studying paints on the masonry was to answer two questions : whether the brickwork in general was painted originally and whether trim elements of brick and stone were painted (the latter includes stone window lintels, stone belt courses and brick belt courses on the rear walls) . We established positively the brickwork in general was not painted originally. The following discussion explains the evidence we found leading to this Garner-Pingree/Exterior p. 3 conclusion. It is clear that the brickwork was painted at a fairly early date. Several layers of paint on the brick were applied prior to the addition of an upper story on the summer kitchen ell. Those layers have been well preserved where covered by that addition. The addition appears to date from around the second quarter of the 19th century. This estimate of date is based on the Greek Revival character of the interior trim in the second story room above the summer kitchen and on the type of nail used in the framing of the floor of that room. Evidence of the earlier single story height of the summer kitchen ell is easily found: framing of the original hip roof, containing hand-wrought nails , still exists below the framing of the current second floor. On the east wall of the kitchen ell one can see that the added second story brickwork differs from the earlier first floor brickwork in the manner of its bonding to the wall of the main portion of the house. Paints predating the addition were found on the brickwork of the original exterior wall both below the floor and above the ceiling of the added second story room. At several points in these two locations the paint layers were as follows : 1 . brick 2 . greenish ochre with large green pigment particles 3. one or more light thin greys 4 . one or more whites These paints had weathered to some extent prior to being covered by the addition; thus the brickwork was first painted at an early date. However, we know that the brick walling was not painted originally. In the first place the special effort of laying up the most visible walls of the house in a fine Flemish bond would have been wasted. Secondly there is specific paint evidence on this point. The very distinctive layer (No. 2) , the first coat on the brick walling, overlies earlier coats of paint on the brick belt course, which is protected within the space above the ceiling of the added room. (This is the third story belt course of the main part of the house. ) These earlier layers on the belt course had weathered prior to the application of the greenish ochre color, and for this reason their number varies at different points. At one sheltered spot, where a brick projects above the mortar joint below, the following layers were seen beneath the ochre: Garner-Pingree/Exterior p. 4 1 . brick and mortar 2. off white with dirt on surface 3 . white 4 . white Thus, some period of time passed during which the brick belt course was painted and the rest of the brickwork was not . Though more disturbed by weathering, corresponding evidence was seen at the second story belt course at the northwest corner of the front rectangle of the house. Here the stone belt course of the west wall turns a short distance onto the north wall and changes to brick. On both the brick and stone belt course at this location the ochre color with its distinctive green pigment was clearly identified and several off white or other light colors underneath it. Though we know that the brick walling was unpainted originally and the belt courses painted at some earlier date than the rest of the walling, we do not know whether the belt courses were painted at the outset. It is likely that the early off-white paints were similar in color to early white on the woodwork. In the course of the study we noted two items of evidence indicating that the single story summer kitchen is an original feature rather than early addition. Above the ceiling of the first floor room, the original roofline can be seen clearly in the brickwork of the exterior north wall of the main house. Below this roofline a crude grade of brick is used which was never meant to be exposed; above the roof line is much finer brick, more carefully laid. Also the second story belt course of the main part of the house terminates neatly just outside the limits of the roofline of the ell . If the one story ell were not original, this second story belt course would be continuous behind it as is that at the third story level. Window lintels We sampled paints on first story stone window lintels and found our task impeded both by the weathered condition of the paints and by difficulty of access . We did not find the ochre color with its green pigment particles, though this may have been present. At one fairly protected location on the underside of a lintel on the east wall the stratigraphy was: Garner-Pingree/Exterior p. 5 1. sandstone 2, off white 3 . one or more dark off-whites 4 . cream 5 . off-white 6. one or more creams 7 , three or more off-whites 8 . white with lots of dirt particles 9. one or more creamy whites 10. two or more cool whites 11 . present reddish brown We have not found a way to determine whether the window lintels were painted at the outset. METHODOLOGY OF PAINT ANALYSIS The original finish layers of paint and original architectural elements of the Gardner-Pingree were identified by microscopic examination in situ. Color analysis, cross-sectioning, and matching were done in the paint analysis laboratory of SPNEA. The original finish color layers were established for each room by exposing the stratigraphy of the paint on the woodwork surface . Examined under a 10 to 30 power binocular microscope , a circular bevelled cross-section was formed with a scalpel and polished with a fine grade sand paper and linseed oil. We could then identify the layers of paint on the sides of the cross-section from the wood substrate to the present finish coat. When the basic stratigraphy of the paint was established, we would then sample the paint layers of a representative element of woodwork for each room. In the double parlor of the first floor (east side) approximately 200 samples in each room were examined. Copies of the written field notes will be included in the report. These will identify which elements in each room were wood or composition or in the case of the balustrade in the hallway, metal. When the first finish coat of each room was established throughout the room, the search would begin to find a concentration of the first finish coat with its glaze. These concentrations can be found usually as a drop of paint at the base of a hinge. This thicker area of first finish paint tends to be truer to the original color because at its center the first finish color in the drop is not as likely to be discolored by oil from the glaze, and fugitive pigments, have not been found.
