Ms. Schaeffer: On behalf of The House of the Seven Gables Settlement Association (the Gables), I would like to express the organization's strong support of the petition submitted by 114 Derby Street Nominee Trust, for a variance to allow an increase in an existing nonconformity and a special permit to alter a nonconforming structure for a substantially different purpose. As you may be aware, The Gables is the current owner of 114 Derby Street. The organization purchased the building in the late 1960s then used it to house its pre-school and after-school programs until those were discontinued in 2010. Because the Gables no longer uses the building, the Board of Trustees decided to divest of the property. Because the building is located directly across the street from our National Historic Landmark Campus. The Gables has a great interest in ensuring that any developer restore and use the property in a way that respects both the historic nature of the building and the character of the neighborhood. We have seen the conceptual drawings of the petitioner's plans and feel that they accomplish both of these objectives. The drawings showed that the architectural character of the building will be maintained;the addition of landscaping will improve the overall appearance of the streetscape; with 6 units, the use of the building will be consistent with the many other multi-family homes in the neighborhood; and, the availability of off street parking will minimize the impact on the availability of on street parking in the neighborhood. I was present at a neighborhood meeting where the petitioners presented these plans to concerned neighbors, I can personally attest to, and was reassured by, the overwhelmingly positive response of residents that live nearby. In light of the above, I respectfully recommend that the Board of Appeals grant the variance and special permit requested in the petition of 114 Derby Street Nominee Trust. Please feel free to contact me with any questions. Sincerely, Kra McLaughlin Executive Director ---------- Forwarded message---------- From: Christian Haselgrove<christian( haselgrove.org> Date: Tue, Mar 15. 2016 at 7:54 AM Subject: 114 Derby Strect To: c> ." III To whom it may concern, As a Derby Street resident, I support the redevelopment proposed for 114 Derby Street. The result of the redevelopment will be an asset to the neighborhood, and Mr Skomurski and Mr. Frej of the 114 Derby Street Nominee Trust have carefully planned the project so the development itself will have minimal impact on the neighborhood and the the resulting condominiums will be consistent with the values and character of the neighborhood. Specific to the variances before the Zoning Board of Appeals, I support the issuance of the special permit under Section 3.3.3 and relief from the provisions of Section 3.3.4. Having seen the plans for 114 Derby Street, these variances will allow for improvement to the property and ultimately provide for its continued upkeep. Burchfield, Executive Director House of the Seven Gables Settlement Association 54 Turner Street Salem, MA 01970 RE: Turner-Ingersol House/House of the Seven Gables,SALEM,MA Dear Mr. Burchfield: As Chairman of the Massachusetts Historical Commission,I am pleased to inform you that the above-mentioned project has been selected for a matching allocation of$30,000 from the Commission's Round X: Massachusetts Preservation Projects Fund. Due to the competitive nature of the program and limited funding, your award may differ from your requested amount. Please note that the grant is subject to appropriation and the availability of sufficient allocated funds. The Office of Administration and Finance must first allocate the Commission's Round X Massachusetts Project Grants. The Massachusetts Historical Commission will not be liable for any amount or loss caused by the non-appropriation or non- allocation of said funds. If said funds are allocated, the Commission will provide 50:50 matching funds for the exterior stabilization of the Tumer-Ingersol House to include removal of the existing slate shingles and installation of new wood shingles and all associated flashings, gutters, and downspouts. Also included will be the repointing and partial rebuilding of the chimneys above the roofline. This allocation is contingent upon the successful execution of the following steps, all of which must be completed before construction or pre-development work can begin. 1. Consultation with MHC Grants Division and Technical Staff to complete the full plans and specifications for project work items or to develop the pre-development Request For Proposals. Please note that following either an on-site review of the project, or contact with the MHC staff, MHC may require changes from the scope of work and budget as proposed in your application in order to meet the program guidelines and funding allocation. Please note that February 27,2004 is the deadline for final approved construction documents or final approval for pre-development RFPs. 220 Morrissey Boulevard, Boston, Massachusetts 02125 (617) 727-8470•Fax: (617) 727-5128 www.statc.ma.us/sec/mhc November 17, 2003 Page 2 2. Execution of a grant contract with the Massachusetts Historical Commission is a program requirement. It will define the grant-assisted project under applicable laws and regulations and include either plans and specifications or an RFP,a budget, and timetable for the full scope of eligible and approved work items. 3. The grants staff will convene a workshop for Local Project Coordinators(LPCs)and other project participants on Tuesday, December 9, 2003 from 1 -3:30 PM in the MHC offices at the Massachusetts Archives Building in Boston. This workshop will be repeated on Thursday, December 11, 2003 from 10:00 AM to 12:30 PM, at the Archives Building. LPC attendance at one of these workshops is a requirement of the program. Other appropriate persons(i.e. architect, preservation planner)are also most welcome. Please respond in writing to Cara Metz, Executive Director, MHC, by December 3, 2003 with your intention to accept the grant allocation and meet with appropriate MHC personnel. A Local Project Coordinators' Manual and directions to the Archives Building will be sent under separate cover before December 1, 2003. The Commission looks forward to working with you toward the successful completion of your project. We sincerely hope that this grant allocation will help you to achieve your preservation goals.
