The 1912 tin roofs over bay windows on the north (rear) and east elevation are showing severe deterioration including rusting and delamination of the support coating, The 1912 tin roof over the front portico (south) is also showing deterioration including cracking and rusting. All of the tin roofs are currently leaking; damaging interior plaster,paint, and other wood elements. The goal of this project is to replace the tin roofs with copper with the pan size in the same dimer_sion of the tin(12"x19")and to coat the copper in the same color as the existing tin. There is already a precedence of changing the tin roofs to copper as the piazza roof on the north and east was replaced to copper in the 1990s. If funding allows, in addition to the tin roof replacements, the tar and gravel roofs on the rear(north) elevation, which were installed in the 1970s, would also be replaced in kind. There are no detail changes anticipated for this project. Spot painting may need to be completed as cladding may need to be pulled up to flash the copper roofs properly. Paint would match in kind.No color changes are outlined. Historic New England, Phillips House(34 Chestnut Street) 2 The front entrance portico of the Phillips House is flanked by two decorative columns, which include ionic capitals, fluted shafts, and turned bases. At the back of the portico,two Tuscan order pilasters are located against the building and include simple squared-off shafts. An investigation by Historic New England over the winter revealed extensive rot in the plinths ane turned bases of the two front columns as well as the two pilasters against the house. In add_tion, several cracks were found in the shafts and capitals. This summer also reveled an extensive carpenter ant infestation at the bases. ht r• 11 � • ilol Historic New England, Phillips House (34 Chestnut Street) 3 1 i 1 � T The goal of this project is to repair and repaint the two columns and two pilasters of the Phillips House. In order to properly repair in a timely manner,the front two columns will be removed and brought to the Historic New England carpentry shop in Waltham, MA. In their place, temporary 4"x4"posts will be installed and painted white. Column removal is tentatively scheduled for the week of September 2nd, 2013 and the project is proposed to take approximately 4-6 weeks for a possible re-installation during the week of October 15th, 2013. Treatment plan for the project will include: • Prior to removal,the plinths and turned bases will be labeled, detail photographed, and measured. Shop drawings will be created detailing fastening and otherjoinery or important details for re-installation • Columns,plinths and capitals will be removed and temporary supports installed • Temp supports will be 4x4 posts, painted white • Columns will be wrapped in 3 mil plastic sealed with duct tape and transported to the shop in Waltham, MA • Columns will be carefully inspected for paint failure, rot and any separation of glued components • Repairs will be identified in consultation with the Preservation Manager and City Official if necessary. • A combination of dutchmen repairs and epoxy filler(Flex tec HV,or approved equivalent) will be used. Any cracks, checks or areas of rot less than %2" in width will be excavated to sound wood and filled with epoxy. Any larger repair areas will be cut out to sound wood and repaired with dutchmen of like species, adhered with West System epoxy,or approved equivalent, and carved,planed and/or sanded fair to the existing profile. o Epoxies will be used in accordance with the manufacturer's instructions. Flex-tec will only be applied in combination with the"Prim-a-trate"primer. • All column components will be prepared,primed and painted as outlined: o After wood repairs are complete,all loose paint will be hand scraped o All Column parts will be sanded with 150 grit sand paper, except capital, which will be lightly sanded with smaller grit Historic New England, Phillips House(34 Chestnut Street) 4 o Columns will be primed(one coat) and painted (two coats) in the shop o After reinstallation, any required touch ups will be done on site. o Application will be by brush. ■ Paint details: Primer: California Storm Stain Trouble Shooter Acrylic Latex (white). I have included images of what the sign looked like before the post broke off at ground level as that seemed more pertinent than pictures of a broken post for "existing conditions" purposes. Also, I have passed on word internally that a sign hung from the fence - even if temporary -would require a formal application and hearing process. There was a counter question based on experiences in Beacon Hill. Apparently they consider a banner different than a sign - perhaps as a function of permanent and temporary. Seems to me the spirit of the rules in Salem would require a hearing for a banner as well, but if you could confirm that interpretation, that would help me. Thank you. This was approved in August 2011. When the repairs were done last fall,there was much hemming and hawing internally about the flashing caps that cover the posts. The net result is that the caps are going to be installed differently in order to allow for expansion and contraction. The current ones never had that capability which ultimately helped contribute to damage so early in the life span. The new caps will not present a change in appearance or form to the posts.They will simply be installed as a flat seam copper roof is installed -with clips that allow for expansion and contraction of the underlying wood and the metal flashing itself.The existing caps are simply one monolithic cap that didn't allow enough movement for the underlying wood. Now we have a new installation method, but have other high priority projects that will push out this implementation into the fall. I'm conservatively asking for an extension to December 1. I hope they are done sooner than that, but just to cover our bases. Please let me know if I should appear at a meeting to show any additional details or answer questions. The miters may be cross nailed with stainless steel brads (18 gauge or smaller, pneumatic nail gun). After the epoxy has cured, any uneven surfaces will be carved and sanded fair to the profile.
