There are stress cracks throughout the chimney and many bricks have lost their bond to the mortar. The flashing has been tarred over, most likely in an attempt to stop a leak. We suggest taking the chimney down and rebuilding it using a new, solid brick, (S+H water struck), and new lead flashing. The interior walls of the chimney, (wythes) would be built using standard brick and/or block. We propose the following: Obtain a City of Salem building permit. Set proper staging in order to safely access the chimney. Take the chimney down to the roofline and properly dispose of all debris. Rebuild the chimney from the roofline up using new solid bricks and new lead flashing (with step out at the top in accordance with attached drawing). Install a new black coated stainless steel chimney cap. Break down staging, clean out the gutters below the chimney, Leave site broom clean. Total Cost: $7,020.00 Desired corbelling: moi.. He is proposing to build it from the gate that was installed to the tree along the property line. I have met with him twice in regards to this matter. Please note that the fence will be stained the same stain as the gate, and the fence will be inward facing. As we know previously,Jim attempted to install tall shrubs to obtain privacy, but due to a large amount of concrete under the ground surface, that has been unsuccessful. Lastly, he would incur all the costs completely. Please respond if you have any concerns. If i have not received any protest from you in the next 72 hours, I will assume you will agree with allowing Jim to move forward with the project. I think it will look much better than the wilting shrubs that currently exist in that area. See attached message.. Thank you! With your agreement, we will then apply to the Historical Commission for a"certificate of non-applicability"(i.e. their agreement that, because it's not visible from any public way, their rules do not apply and we may proceed to build the fence). This is the current view from your parking lot: ,a s` This is the same view with the proposed fence: 1 S The"finish"side would be facing the Essex St property while the"rough" side would face the Cambridge St property. The fence would be 6 ft high at the highest point and be constructed of red cedar with pressure-treated posts and stained with the same stain used on the gate. It would be approximately 24 ft long extending from the gate to the cherry tree(the existing arborvitae along the line of the proposed fence would be eliminated). The arborvitae hedge to the north of the cherry tree would remain. We would build the fence - the Essex St property owners would incur no financial responsibility. The posts would be on 1'/2 Cambridge St's property while the boards would hang over the 315-317 Essex St's property by approximately 2 inches. 5 g r a e r i 14, Y O' ps '" Ir l" r I s b - i i ,P'?rrwn i Oaf O:.^ ■ 1 i MOW% 4 lus . .. Many thanks, Judy and Jim Kearney -Wil r is r r♦ o I• A a r Director's Report Deborah added to the previous discussion that there is less than $300 in the bank. The funding that will come in from the city will go very fast. Last year's fundraising drive was not successful. There are bills that have yet to be paid and are coming in, including an insurance bill. Salem Main Streets is not a membership organization though some Main Streets are. Mark reminded us that we are not in debt, we have projected receivables, and are experiencing what is largely a cash flow problem. Lynn Duncan, City of Salem Director of Planning and Community Development, asked if the financial situation was worse this year. We had expected $4,500 from Sovereign Bank;the SMS] Director who was a Sovereign employee no longer works there. Another bank stayed at its present level of support rather than increasing its support. Deborah reported that she would be attending a meeting of the MA Commercial Banking Council with Pete Kaznoski. She will emphasize the many ways that SMSI helps small businesses be successful. In August she hosted 12 Main Street Managers in Salem. Small programs can turn to the Boston program for resources, support, and mentors. The Annual Meeting was a great success with 95 people in attendance. We have Mark to thank for the power point presentation, which was one of the evening's highlights. Parts of it can be incorporated into our web site. The Annual Report 2004 is a great document to send out to funders. Seeds of Hope is moving to St. Mary's. SMSI needs to play a small part in this issue of homelessness. We can add the topic of disabilities to one of the Business Seminars. We need to identify new sponsors for Wifi. Please add the funky formal fundraiser on Friday October 15"to your calendars. On October 16'", Salem State will be honoring SMSI Director, Patricia Zaido, at their 150'" anniversary celebration. Mark, in rant mode again, reminded us that most of the rhetoric used to be"PEM will open, Salem will be different."Now we are living the difference. We have new shops and restaurants, and renewal projects. Salem continues to change with SMSI leveraging the changes. Improvements are incremental but we can partner with everyone and everything that touches downtown. We can say that we have had a small but important part in the changes. Mark presented the new slate of officers: Ben Waxman President Daniel Boyce Co-Vice President Jim Kearney Co-Vice President Pete Kaznoski Treasurer Addie Vander Salm Secretary There was no discussion. A motion was made and seconded to accept the slate as presented. The motion carried unanimously. Acknowledgement Deborah presented Mark with a clock and a Wine-of-the-Month Club membership in grateful appreciation for serving as Board President from 2001-2004. Mark pronounced the clock a"rant timer!"The clock came from Bernard's and the wine from Pamplemousse; Mark thanked Deborah for selecting gifts representative of both old and new businesses in Salem. President's Report Ben offered a welcome to new directors and thanks to all those in the community who have supported Main Streets. He talked about the different functions of the Partnership, the Chamber of Commerce and Salem Main Streets. While the Partnership is concerned with such macro issues as the parking garage and the justice system, and the Chamber supports its dues paying members, SMSI is concerned with the retention and attraction of each store and the overall mix of stores. He said that he finds both diversity of opinion and dialogue to be useful in getting things accomplished. He expects to push some issues and to delegate responsibilities.
