SHEATHING REPAIR OR INSTALLATION All roof decking (sheathing) installation, repairs, or replacement will be completed using decking material the same as, or similar to, existing decking material, but not to include laminated woods of any kind.No plywood roof decking will be used. If existing roof decking has deteriorated in areas and must be replaced prior to the installation of the new slate, such replacement will require the additional charge of per foot of replaced roof sheathing. C. NAILS AND FASTENERS All nails, screws, and flashings used for the work shall be galvanically compatible. For installing new slate,hard copper nails will be used, 11 gauge, 1.5" long. D. FLASHING 1. All flashing shall be minimum 16 ounce copper. 2. Valley flashing will be 20 ounce,partially hardened copper, 16" wide, leaving an exposed valley of 6". N/A 3. Additional slate shall be S 1 Grade, slates, free of defects, with punched rather than drilled nail holes. The slates will be blended from all pallets at once during installation. 2. All slate shall be from the same source: 3. Slate shall be laid with a minimum 3"head lap. Head lap will not be decreased, but will be increased to 4" along the bottom 3' of the roof at the eaves (measured vertically). Side-laps will be maintained at a minimum of three inches, if possible. 4. Slate shall be hard, dense, sound rock of uniform thickness, approximately 3/16"- 1/4"thick, with square cut edges. 5. Eave slates shall be laid to provide a 1.5"projection beyond the furthest extent of fascia. Rake edge (gable end) slates shall extend 1". PART 4—EXECUTION A. INSPECTION The contractor shall inspect all surfaces prepared for slating. Surface shall be sound and free of all defects that may cause damage to roofing felt, flashing and slate. Any defects in the decking shall be corrected prior to installation at an additional charge of per square foot of replaced decking. B. INSTALLATION 1. Underlayment a. A double layer(half-lap) of 30 lb felt underlayment will be installed over all deck sheathing prior to slate installation. b. Underlayment shall be laid in horizontal layers with joints lapped toward eaves or drains and ends overlapping at least 3 inches. 2. Slating a. Slates are to be standard thickness,12-18 wide by length of existing, from New York Quarry. b. All standard slates shall be fastened with two copper I 1 gauge roofing nails, 1 %" long. The slate shall project 1.5" at the eaves. All standard field slates will be installed with a 3" head lap following chalk lines marking the top edge of each course of slates. Each course shall break joints laterally by a minimum of 3", if possible, with the underlying or overlying course. Slates at the eaves shall be doubled by using a slate starter course that is canted 3/8" to `/s"by a solid(not laminated) wood [or copper] cant strip. [Note: thickness of cant is dependent on thickness of the slates.] The first course of slate shall be laid over the slate starter course so that the drip edges of both courses are flush. The starter course should be laid back side facing up to allow the edge bevel to merge flush with the edge bevel of the first course (which is laid back side facing down, as are all other slates on the roof, except the starter course). d. Slates will be neatly fitted around any pipes, ventilators, and other roof penetrations. Slates overlapping sheet metal shall have the nails placed so as to minimize puncturing the metal. e. Slating nails shall not be driven in so far as to produce an excessive strain on the slates and shall instead be driven to a depth such that the nail heads lie within the counter-sunk nail hole and do not rub excessively against the overlying slates. f. Any exposed nail heads will be sealed with a construction grade, clear or matching color caulk such as Geocel 3300 or GE Silicon II. g. Contractor must make all reasonable efforts to avoid walking on the slates during the installation process. Upon completion, all slate shall be sound, unbroken, un-cracked, whole and clean, showing no exposed roof cement. Individual slates that must be installed in the field of the roof after the installation is complete, such as where a roof bracket had been removed or where a repair has been made, shall be installed using stainless steel or copper slate hooks or copper or stainless steel roofing nails covered with appropriate bib flashings. D. CLEANING UP a. Tools, equipment, surplus materials, slate-scraps, and debris resulting from the slate roof installation shall be organized and cleaned up, or removed and disposed of by contractor, on a daily basis. Remove all existing fascia and gutter for replacement complete on complete run; determined to be in bad condition. New gutter and fascia will be specially milled by one of our mill shops. Installation with complete galvanized nails pre drilled, and counter sunk. Lead goose neck will sit flush in gutter and will be reset. Material made will be in mahogany, yellow southern pine, fir and cedar. Stainless nails will also be used. Materials will be prep rimed prior to installation. b. New down spouts will be installed in aluminum running vertically except rear down spout; which will run diagonally at roughly 10 feet toward front of home down side cheek. Size has been determined as 4inch; we will try to increase size with historic board. PAINT WORK a. All wood work installed and or disturbed by Osgood company will be pre-primed and finish coated with two coats of high build latex paint. SKYLIGHT a. New skylight will replace existing. Skylight will be operable. Typically trim work on inside will need to be modified, primed and painted. Skylight will be velex. Contractor will show customer allotted style for job. New flashing kit will also be installed. SNOW GUARD a. Removal of guards for stripping deck roof. Guards will be removed grinded, repaired, primed and finished painted at shop. Install Guards while installing slate roof. SCAFFOLDING a. Will be erected on driveway with plywood sheets covering base of scaffolding on driveway. Scaffolding will tie into home and will be up throughout duration of job. Protective barrier will be attached to scaffolding. Slate from roof will be stored on different levels of scaffolding. Job needs approval of neighbor access and usage of driveway to be performed. When I got to the gutter line and saw the roof up close, it was clear that on the west facing side of the slate roof had to many broken, cracked, tarred and missing slate to make it cost effective and functional to repair. The snow guard on your neighbors driveway is not being held up by much, I feel like it could break free and fall at any time.All of the fasteners that hold the steel bar to the roof brackets have rusted away.Also the roof is very wavy,which leads me to believe that the roof board sheathing is not secured to the rafters and most likely drying out.The roof should have new plywood put down before roofing shingles are installed. The chimney flashing is covered in a black roofing mastic, this is used as a cheap and easy way to stop water from infiltrating at the flashing line. I hope this helps you out Hugh. So Yes I confirm. Your original windows are incredibly well built and most feature one of the best weather stripping systems invented—interlocking metal. However,they have suffered from lack of maintenance and have a great deal of glazing putty loose or missing on the exterior, some are painted shut, and most are over painted. Complete Window Restoration Our process for complete restoration is: Remove sash from openings(done from the interior) Remove all glazing putty using steam stripper or Silent Paint Remover(in Topsfield workshop) Number and label unbroken glass panes Remove all paint from interior and exterior surfaces Repair sash as needed. Many have rot on lower sash.Repair any weak or rotted areas by removing damaged material and replacing with Flex Tec HV epoxy from Advanced Repair, Inc. Repair broken muntins with custom milled replacement parts. Glue and clamp any joints that have separated Prime sash with oil based primer Re-glaze with soy based glazing compound Replace any broken panes of glass with antique glass Prime interior with oil based primer and paint with customer specified paint Prime exterior with oil based primer and paint with customer specified paint Replace any damaged weather stripping, clean existing strips as needed In windows that do not have interlocking metal, install spring bronze weatherstrip Replace any broken ropes with cotton wrapped nylon rope Install sash lock at meeting rail Scrape excess paint from window well bottom and re-paint Check fit and ensure easy operation and tight weather seal Window Type Count Cost per window Total Six over six 26 up SM9W Three over three 2 $( P W40- Four over four 1 $IHB Two over two PW 31 MW On the stair window where there are no sash cords I would recommend installation of invisible spring balances.These are an additional $25 per window. I recommend installing storm windows first,then doing the window work. Payment Schedule A deposit of$300 per window is required to start the restoration work.
