June 7, 1985 SPECIAL PERMIT BUSINESS PARK/SITE PLAN REVIEW Mr. David L. Ebershoff 777 S. Wadsworth Blvd. Lakewood, Colorado 80266 On Thursday, May 16, 1985, the Planning Board of the City of Salem held a public hearing regarding the application of Mr. David L. Ebershoff for Special Permits under Sections 0, Business park Development , and R, Site, Plan Review, of the Salem Zoning Ordinance, with respect to a proposal to construct a small tenant Business Park on Swampscott Road (Assessors Map 7, Lot 66) . At a regularly scheduled meeting of the Planning Board on June 6, 1985, the Board voted, by a vote of six in favor, none opposed, to approve the application as complying with the requirements for the issuance of the permit with the following conditions. a. Sewer hook-ups and proposed sewage pump station shall be reviewed and approved by the City Engineer prior to Certificate of Occupancy. b. Catch basins shall be cleaned a minimum of once per year. e C. A licensed pest control firm shall be employed for site evaluation prior to commencement of construction. d. A program of dust control shall be .employed during construction. The holding and disposal_ of refuse , shall be subject to the approval of the Board of Health. f. Adequacy of water pressure and bacterial soundness of drinking water shall be ascertained prior to commencement of construction. g. A reservation 6J land on Swampscott Road shall be included on the plan foa thi plential future widening of Swampscott Road with the dimensi s I& :tech widening to be defined by the Planning Depart— ment. Ach"reservation shall include a release of damages for any future taking of such land. i. All fencing, other than the guardrail on Swampscott Road, shall be subject to the review and approval of the Planning Department. j. No signage shall be installed without the approval of the Planning Board. This Special Permit shall not take effect until a copy of the decision bearing the certification of the City Clerk that twenty days have elapsed and no appeal has been filed, or that if such appeal has been filed, and it has been dismissed or denied, is recorded in the Essex County Registry of Deeds and is indexed in the grant or index under the name of the owner of record or is recorded and noted on the owner' s certificate of title. Wadsworth Blvd. , Suite 206 Lakewood, Colorado 80226 On Thursday, March 21, 1985, the Planning Board of the City of Salem held a public hearing regarding the application of Mr. David L. Ebershoff for a Special Permit under Section P, Wetlands and Flood Hazard Districts, of the Salem Zoning Ordinance, with respect to a proposal to construct a small tenant business park on Swampscott Road (Assessors' Map 7, Lot 66) . This work is proposed to take place within a wetlands area. At a regularly scheduled meeting of the Planning Board on April 18, 1985, the Board voted, by a vote of five in favor, none opposed, to approve the application as complying with the requirements for the issuance of the permit with the following conditions: 1. Work shall conform to plans and specifications accompanying Special Permit application. Proposal shall further conform to all conditions set forth in a comment submitted to the Board by the Board of Health dated March 13, 1985. Specifically: a. Periodic cleaning of catch basins will occur once per year or as necessary. b. Utility tie-ins for drinking water, sanitary sewer, gas lines, etc. shall be subject to the approval of the City Engineer. 1 c. Prior to site start-up , a licensed pest control firm shall be employed for a site evaluation. d. A program of dust control and street cleaning shall be employed if necessary. e. An acceptable means of holding and disposal of trash shall be employed.
