Dear Mr. Melo, You have made the Building Department aware of your concern that reflected light from the solar panels mounted on your Neighbor's roof is"burning" the shingles on your roof. I have visited the site twice, met with you,and viewed the photos that you have provided. Solar panels were installed on the house at 18 Parlee Street approximately four to five months ago. • They passed a final inspection by the Salem Electric Department 12/10/15. • They passed a final inspection by the Salem Building Department 12/31/15. Dark streaks can be seen,from the ground,on north facing roof slopes of your house at 20 Parlee Street. Similar streaks appear immediately adjacent to the solar panels on a north facing slope of the house next door at 18 Parlee Street. • The streaks appear consistent with typical algae stains, common to north facing roofs. • Blue/green algae or lichen is evident along the gable edge of the roofs at 20 Parlee. • The streaks continue on the left-hand dormer within the shadow area cast by the adjacent dormer. In other words,the roof is streaked in at least one area that cannot be reached by reflection from the solar panels. A web search found no evidence that a reflection from a rooftop solar array has set fire to,or melted, any other roof-anywhere. I have enclosed some literature regarding roof stains similar to the ones on your house that was found during the search. These stains can mar the appearance of your roof and make even a brand-new roof look old. But where do these black streaks come from, and how can you avoid them? Causes of Black Streaks on Roofs The black streaks that appear on roofs are not actually a stain —they are the result of algae growth on the shingles. The type of algae that causes these black streaks is called Gloeocapsa magma, and it is a hardy variety of blue-green algae. This type of algae feeds on the minerals found in certain types of roofing shingles and thrives in damp conditions —this is why black stains are most commonly seen on north-facing roof sections and those that do not see a lot of direct sunlight. The algae responsible for these black streaks do not actually damage the shingles, but they can be unsightly. Fortunately, there are some simple ways to remove the stains and prevent them from recurring. It is not difficult to remove black streaks from your shingles, but you should be aware that unless you take preventive measures after cleaning, the streaks are likely to come back. You may be able to find a cleaning solution at your local home improvement store that is designed to remove black streaks, or you can make the solution yourself. Let the solution set for about 15 minutes after applying so it soaks into the shingles. Next, rinse the solution away with a high-powered hose.As you rinse away the solution, the algae should come away with it, leaving you with clean shingles. How to Remove Black Streaks From Roofs Tips for Avoiding Roof Stains If you truly want to avoid black stains on your shingles, you may want to switch to an algae-resistant shingle material.Algae-resistant shingles are made with copper granules mixed into the shingle material, which helps prevent algae growth. If your roof is in disrepair and needs to be replaced anyway, this may ` be your best option. For those who do not want to redo an entire roof, installing copper or zinc strips along the top of your roof may be a more cost-effective solution. When water hits the copper or zinc strips, it will create a solution that flows down the shingles, helping prevent moss, fungus, and algae from growing. This solution only works for preventing algae growth — it won't get rid of any existing black streaks. Tips for Avoiding Roof Stains Black streaks on your shingles may not be damaging your roof, but they certainly can detract from the appearance of your home. By dousing your roof with a bleach-and-water solution, you can remove the streaks. Gloeocapsa magma is probably the most prevalent of several algae species that contribute to discoloration.All species are transported through the air, and tend to collect and grow upon roofing structures. Natural pigments produced by these algae may cause a white or light colored roof to gradually tum dark brown or black. Discoloration may appear as uniform discolorations or streaks.The algae discolorations should not be confused with moss or tree droppings,which typically produce only localized discolorations. This type of roof discoloration has been most widespread in the Gulf States and along the Northwest and Eastern Seaboards. It is not, however, confined exclusively to these regions. Algae growth occurs to varying degrees in all regions of the country,especially those subjected to warm, humid conditions. It should be noted that almost all types of roofing systems are susceptible to algae discoloration. It is,of course, most readily visible upon light colored roofs, while it is not so visible upon darker shades of roofing. Algae discolorations are difficult to remove from roofing surfaces, but may be lightened by applying a solution of liquid household chlorine bleach (sodium hypochlorite)and water. Directions for mixing solutions of these ingredients may vary among shingle manufacturers and depend on the amount of discoloration.A typical solution should be one part chlorine bleach and one part water. Other cleaning chemicals or methods should not be used without approval of the shingle manufacturer. First, gently disperse this solution on the roofing surface. Use normal precautions for handling bleach including eye protection and rubber gloves. Be sure to apply it carefully to avoid damage to other parts of the building and the surrounding landscape.Avoid scrubbing the surface, as this friction may loosen and remove granules. If possible, always work from a ladder and/or walkboards to avoid direct contact with the roof surface.Observe all possible safety precautions when working on or near the roof.The solution should be left on the roof for at least 15 minutes but for no more than 20 minutes. Finally,rinse the solution from the roof by gently spraying the surface with water. Be warned that this solution application and rinse process will make the roof surface slippery and potentially hazardous to walk on during treatment. The effectiveness of a cleaning technique is only temporary,and discoloration will likely reoccur. However,several types of algae resistant roofing products have been developed and are now commercially available.These asphalt roofing products are specifically designed to inhibit algae growth for extended periods of time.
