SYSTEMS AND EQUIPMENT CAPACITIES HVAC Each 2,000 square foot structural module will have it's own constant air volume, single package rooftop unit with a natural gas furnace for heating and an electric direct expansion air conditioner for cooling. Each unit will be rated for 60,000 Btu/hr for cooling and will provide 1,000 cfm of ventilation air. The rooftop units for the end occupancies will be rated for a minimum of 33,000 Btu/hr for heating. The other rooftop units will be rated for a minimum of 18,000 Btu/hr for heating. LIGHTING The ambient lighting system for the banking area will consist of recessed compact fluorescent downlights with twin tube lamps and electronic ballasts in the lobby and corridor areas and recessed fluorescent troffers with energy saving lamps and ballasts in the office areas. Alternate fixtures for ambient lighting and additional accent lighting requested by the tenant, up to the wattage limit allowed under the code, including allowances, will be installed. Security lighting will be 175 metal halide wallpack units strategically located along the building exterior. The following tests and inspections shall be performed by the General Contractor with the Owner and the Owner's Representative present. The tests and inspections must comply with the criteria stated for the work to be accepted. 5. TESTING REQUIREMENTS/CRITERIA HVAC • Inspect each rooftop unit for any physical damage. There shall be no dents or distortion of the metal. • Inspect each rooftop unit for any unusual noise or vibration. There shall be no unusual noise or vibrations when the unit is operating. • Inspect the seal of each rooftop unit and it's mounting curb for leaks. There shall be no laeks indicated when using a smoke stick while the unit is running. Readings within 10% of those listed on the final TAB report shall be considered acceptable. If the readings are not acceptable, then all systems in that space must be re-balanced and a new final TAB report prepared. After the final TAB report is issued, all HVAC systems in the tenant space will be tested to verify that the new final report is correct. • Verify that the HVAC system is functioning correctly. The furnace shall operate when the thermostat calls for heat and the air conditioner must function when the thermostat calls for cooling. The outside air damper shall open when the thermostat is in the occupied mode and shall remain closed when the thermostat is in the unoccupied mode. • In addition, a completed manufacturer's installation checklist will be submitted to the Owner. LIGHTING • Demonstrate that the time clocks controlling the lighting system automatically turn the lights off and on at prescribed times. • Inspect that all lamps in all the fixtures are functioning. • Demonstrate that the photocell controls turn the security lighting and the backlight signage lighting on and off. The rooftop units for the end occupancies will be rated for a minimum of 33,000 Btu/hr for heating. The other rooftop units will be rated for a mininuun of 18,000 Btu/hr for heating. LIGHTING The ambient lighting system for the banking area will consist of recessed compact fluorescent downlights with twin tube lamps and electronic ballasts in the lobby and corridor areas and recessed fluorescent troffers with energy saving lamps and ballasts in the office areas. Alternate fixtures for ambient lighting and additional accent lighting requested by the tenant, up to the wattage limit allowed under the code, including allowances, will be installed. Security lighting will be 175 metal halide wallpack units strategically located along the building exterior. The following tests and inspections shall be performed by the General Contractor with the Owner and the Owner's Representative present. The tests and inspections must comply with the criteria stated for the work to be accepted. 5. TESTING REQUIREMENTS/CRITERIA HVAC • Inspect each rooftop unit for any physical damage. There shall be no dents or distortion of the metal. • Inspect each rooftop unit for any unusual noise or vibration. There shall be no unusual noise or vibrationswhenthe unit is operating. • Inspect the seat of each rooftop unit and it's mounting curb for leaks. There shall be no tacks indicated when using a smoke stick while the unit is running. Crossfield Engineering File No.02229 Page 3 of 3 • At least one of the HVAC systems serving each tenant space shall be tested to verify that the final TAB report is correct. Readings within 10% of those listed on the final TAB report shall be considered acceptable. If the readings are not acceptable, then all systems in that space must be re-balanced and a new final TAB report prepared. After the final TAB report is issued, all HVAC systems in the tenant space will be tested to verify that the new final report is correct. • Verify that the HVAC system is functioning correctly. The furnace shall operate when the thermostat calls for heat and the air conditioner must function when the thermostat calls for cooling. The outside air damper shall open when the thermostat is in the occupied mode and shall remain closed when the thermostat is in the unoccupied mode. • In addition, a completed manufacturer's installation checklist will be submitted to the Owner. LIGHTING ' • Demonstrate that the time clocks controlling the lighting system automatically turn the lights off and on at prescribed times. • Inspect that all lamps in all the fixtures are functioning. • Demonstrate that the photocell controls turn the security lighting and the backlight signage lighting on and off. If additional tests or inspections are required because the initial test or inspection uncovered unacceptable conditions, the General Contractor shall pay the Owner and the Owner's Representative $1,000 for each day or part of a day that they must be on site for the additional inspections or tests. The additional tests and inspections shall only be performed after the General Contractor has completed the work to correct the deficiencies. 6. OPERATIONS MANUALS AND MAINTENANCE MANUALS When each tenant space is completed and ready for occupancy, the General Contractor shall provide the following items before the review and final testing will begin: HVAC • Two complete sets of operating manuals (one to be located in the landlord's utility room, the other to be located at the service entrance equipment for the tenant space). The manuals shall cover: • programmable thermostat(s) • package rooftop HVAC unit • Two completed sets of maintenance manuals (one to be located in the landlord's utility room, the other to be located at the service entrance equipment for the tenant space). RECORD DRAWINGS AND CONTROL DOCUMENTS When each tenant space is complete and ready for occupancy, the General Contractor shall provide the following items before the review and final testing will begin: • As-built drawings for the HVAC, electrical and lighting systems. One set shall be 'A in. scale drawings for the Owner. Another set shall be reduced to fit on legal size paper. • Copy of the final test, adjust and balance (TAB) report.
