Dear Mr . Hill :
Per your request , the property located at 37 Northey
Street may be rebuilt per Article VIII , Section 8-4
nonconforming structure , which states ; Should such
structure be destroyed by any means to an extent of more
than 50% of its replacement cost or more than fifty ( 50 )
percent of its floor area at the time of destruction, it
shall not be reconstructed except in conformity with the
provisions of this ordinance.
I conducted an inspection of the property and it is
my opinion that the repair cost of this building from the
fire damage falls under the fifty ( 50 ) percent replacement
cost and the damages are much less than the fifty ( 50 )
percent floor area so the building may be renovated to its
original non-conforming status as an eight ( 8 ) dwelling
unit .
