Dear Brandi and Steve,
As we discussed today our office has prepared a Building Code Analysis of the
142 Canal Street as requested by the City of Salem Building Department. To
assist in this Analysis we have retained Mr. Peter A. Bryson of Code Consulting
Services. Attached to this letter is Mr. Bryson's Code Analysis as well as our
Analysis.
It is our understanding that some renovations have been undertaken by the
building owner in anticipation of code required renovations. I am aware of three
items of work that have been started. 1. The construction of a protective wall at
the electric panels. 2. The construction of a wall around the sprinkler equipment.
3. The construction of a new accessible toilet.
Our review identified other renovations required by the Building Code and I have
listed those below. These must be completed prior to the requesting a Certificate
of Occupancy.
Code Required Renovations
1. Regarding occupancy as it relates to egress facilities and life safety the
value of 15 sf per person is reasonable to use based on the specific type of

use (group exercise) as stimulated in780 CMR 1008. The results is an
occupancy of 312.
What is required?
This will require two independent egress doors equipped with panic
hardware and swinging in the direction of egress.
2. While for egress and life safety the capacity of 15 sf per person is required
the posted occupancy can be less. It is recommended that an occupancy of
49 persons be used and that any change in use increasing this would
require building department approval.
What is required?
This requires no renovation work but will be made a condition of the
Certificate of Occupancy.
3. Regarding the 521 CMR,the Massachusetts State Architectural Access
Board Rules and Regulations since under these regulations this is a change
of use an accessible route and accessible entrance must be provided.
What is required?
This will require and accessible entrance door from the exterior.
4. Regarding toilet facilities in accordance with 248 CMR with a minimum
of 49 occupants a minimum of one male and one female toilet room with
one water closet and one lavatory in each meets the requirement.

Since the space currently has toilet facilities no additional toilets are
required. The new accessible toilet can be identified as unsex
handicap.
5. Regarding ventilation the proposed use should provide ventilation at a
minimum of 20 CFM per person.
What is required?
Using a posted occupancy of 49 this would required a 1000 cfm make-
up air unit.
Following our meeting this morning I met with the building inspector Tom
StPierre and explained our approach to this Code Analysis and the status of the
renovations. At this point he is in general agreement with our recommendations. It
is also my understanding that prior to issuing the Certificate of Occupancy all
work must be completed and inspected by his office.
