SRA Decision At its meeting on October 11, 2017 the Salem Redevelopment Authority voted unanimously (5-0) to approve the proposed exhaust louvres (small project review) at 75 Washington Street (Mr. Crepe) as recommended by the Design Review Board. Recommendation At its meeting on September 27, 2017 the Design Review Board voted unanimously (7- 0) to recommend approval on the proposed installation of signage and exhaust louvres (Regal Brown — or to match window trim) at 75 Washington Street (Mr. Crepe). Staff Comment The Board will note that the original proposal included signage, which has since been approved by the SRA Executive Director per our new streamlined policy for approval of signage. The exhaust louvres, which are proposed for the rear facade, were recommended for approval as noted above. Proposal for September 27, 2017 DRB Meeting The applicant proposes to install two signs at its planned restaurant location: 1. 10" high black formed plastic letters that will match existing signage of other tenants along that retail block. It will be mounted above the storefront glass, on the masonry. 2. A 16" high x 32" long blade sign with raised white typeface that will be hung from the existing black metal bracket. The sign will be made of a high density painted synthetic material. The applicant also seeks to install two metal exhaust louvres (one on each of two windows) on the rear elevation of the restaurant. The louvres will cover the first 36" at the top of the windows as shown in the enclosed materials. Staff Comment for September 27, 2017 DRB Meeting: The proposed signage complies with the City's Sign Ordinance and Commercial Design Guidelines. Salem Redevelopment Authority Design Review Board South Chittenden, September 13, 2017 Re: Request to be placed on meeting agenda September 27, 2017—EXHAUST LOUVRES Dear Sirs, Madam, I respectfully request to be placed on the meeting agenda for the next meeting on September 27, 2017. We are looking to start up Mr. Crepe at the 75 Washington Street location—formerly known as Melita Fiore. Even though we will not be required to put in a venting system by the health department nor the fire department,we would still like to install a minimal venting system. This system will not involve an exhaust stack to go up to the roof as would be necessary in many other situations, but simply a combination of an exhaust and air intake without any stack. See attached drawings as to how the design would be, which is basically the exact same existing louvres used by our neighbors to the right(when looking from the outside in the back to the building). They have below their windows some louvres and we would do the exact same, except higher up on the upper''%<of the window (see attached pits with suggested placement and how this would look). There would no change of the land use. The installation would be for 95%on the inside and the only outside work will be to replace the current windows with windows that are not as high and where the top part now will be these louvres. The complete time frame to install will be ±3 days; the inside will be approximately 2 days and the outside part will take less than 1 day.
