191-211 Washington Street/ "The Hawthorne Building" (RCG,LLC):
Discussion and vote on proposed fagade improvements, awnings, and signage
SRA Decision
At their meeting on July 10, 2013, the SRA voted to approve the July 1, 2013
DRB recommendation for the proposed signage and fagade improvements with
no further comment.
DRB Recommendation
At their meeting on July 1, 2013, the DRB voted to recommend approval of the
proposed facade improvements, awnings, and signage subject to the following
conditions:
• Proposed color palette approved without further comment, however, the
dental molding should be painted the same color as the cornice.
• A standardized blade sign for each storefront as proposed is approved,
however:
o Applicant should provide specific dimensions to Economic
Development Planner and ensure that square footage allowance is
adhered to.
o Individual businesses owners/storefront occupants should come
before DRB and SRA to have their respective designs for the
proposed blade signs reviewed and approved.
o No text should be placed on proposed awnings if there will be blade
sign and building sign at a storefront.
Staff Comment
Please note that due to the short turnaround time for submitting these revised
materials after the rescheduled DRB meeting, the materials will be provided at
the July 10th SRA meeting. The applicant verbally agreed to the conditions
outlined above.
Proposal for June 26 DRB Meeting
The applicant seeks approval to make fagade improvements, install new blade
signs and awnings for the multiple business storefronts in the building, and to
install new lighting fixtures.

Painting:
• Cornices and columns along the top of the building will be painted tan
• "Hawthorne Building" panels at center (top) and right (top) of building will
be painted black— lettering will be painted in gold leaf.
o "201" address panel above center front door will be painted in same
fashion.
• Window and door trims for each storefront will be painted dark green
Lighting:
• Goose neck sconce lighting will be installed at both "Hawthorne Building"

Re: Fagade Improvement Project
191-211 Washington Street(Hawthorne Building)
Salem,MA 01970
Dear Mr. Shapiro,
We are formally requesting to be placed on the next available meeting agenda for the Salem Design Review Board.
The project that we are proposing is small in nature. The fa@ade of the Hawthorne Building is in need of some
minor repair/rehabilitation. We are proposing to paint the wood trim surfaces indicated on the attached images
(color samples are also provided). In addition,we would like to propose the installation of new awnings and blade
signs for the Washington Street fagade. Lastly,we would like to add several new lighting fixtures.
In terms of scheduling the painting and lighting portion of the project, should we receive approval from the board,
we would like to begin shortly there-after. We anticipate this work taking one to three months(depending on
weather and scheduling). The awnings and blade signs would be a separate phase and would be conducted after the
completion of Phase 1. Once this work begins,we anticipate less than a month for the installation of these items.
Should the board require any more information please do not hesitate to be in touch with this office. Thank you for
your time and consideration.
Sincerely,

Hi Alex,
No problem - hope you made your other deadline.
I do need the copies in 11 by 17, mainly because the image would become very small if you shrank it down to 8.5
by 11. 1 pulled out your SRA submission and realized that there is a second image I need prints of as well -the
photo of the building as is. I just need this in black and white on 8.5 by 11 paper.
The one other thing I need is dimensions of the signs and the awning (depth, height, width). You can just e-mail
these to me and I'll include them in the cover sheet that I add to the proposal before sending it to the DRB.
See you later today,
Kirsten

Kirsten,
Thank you for helping out with the submission deadline.
I can drop off the rendering that was submitted to the SRA today. Does that need to be 111X17? As discussed we
will have a color pallette selected prior to the hearing date.
2. Regarding the demo, we are moving as quickly as practical. I will update you today.

RE: 191 —211 Washington street(Hawthorne Building)
Request for Final Approval
Dear Board Members,
We hereby seek final approval for the awning and blade sign scheme proposed for the Hawthorne
Building located at 191-211 Washington Street. On September 26, 2007 the Design Review Board
recommended approval of the proposed awning and blade signage at the aforementioned location
pending a number of alterations, which we have agreed to address. These changes from the original
proposal include; installing open sided awnings throughout the New Derby and Dodge Street facades of
the building in addition to the Washington Street facade. These requested alterations also include a color
palette for the awnings which correlates to four(4) blue awnings on the left side (while facing the front of
the building) of the Washington Street facade, three (3) red awnings on the center of the Washington
Street facade, One (1) green awning on the right side of the facade, and all awnings on Dodge Street
shall be green as well. Any further lighting or graphic additions proposed for the awnings or signage will
be recommended for further review by the Salem Redevelopment Authority and the Design Review
Board. It is our intention to proceed with this work as soon as is practical upon the final approval of the
Salem Redevelopment Authority and coordination of the tenants. Thank you for your continued
consideration.
