The following is 11,1 L Morant Architects request on the behalf of our clients Mr. William Goldberg and
Steven Goldberg orGoldberg Properties, owners of said property at 140 Washington Street to submit
changes as Per requests from the DRB on 515104 meeting for exterior improvements for work at above
referenced property.
Based on suggestions put l6rdt by the DBR on drawings submitted to the SRA, dated 3/19/04, and
prepared by our office. a revision has been made to the scheme with the glass pulled forward to the
signage board face, showing added trim work around the new arched store front glazing over the existing
second floor recessed entry doorway. We are also submitting the original entry storefront larger arched
glass pulled forward to the signage board face as this is the scheme most desired to the building owners.

140 Washington Street - Proposed bUilding improvements
RECOMMENDATION:
At their meeting held on May 5, 2004, the Design Review Board recommended
approval of the Design Plans submitted with the condition that the final
construction materials be submitted to the DRB for approval prior to work being
done on the site.
PROPOSAL:
The proposal includes repainting, installation of goosenecks lights, and adding trim
to the existing storefronts along Washington Street. The proposal also includes
reconfiguring the entranceway to the second floor office spaces.

Dear Ms.Hartford,
The following is H.H.Morant Architects request on the behalf of our clients Mr. William Goldberg and
Steven Goldberg of Goldberg Properties,owners of said property at 140 Washington Street to submit an
application for exterior improvements for work at above referenced property.
Based on drawings submitted to the SRA, dated 3/19/04, and prepared by our office, it the intention of the
owners to remove existing canvas awnings at two right hand commercial units and as well as second floor
entry way overhead fascia panel and install of new fascia cornice molding the entire Washington Street
building fai;adc and wrapping around at each corner storefront and terminating at side wall brick fh�adcs.
In addition twelve(12) -"gooseneck" light fixtures shall be installed with-in the perimeter of the new
fascia cornice work, and a new arched store front glazing shall be installed over existing second floor
recessed entry doorway. The opening up of this entry area will help strongly identify this now overlooked
yet important entrance on the buildings Washington Street facade.Furthermore Goldberg Properties is
seeking approval to repaint the existing storefront upper and lower recessed panels,trim work and pilaster
columns as noted below to give the building"a new and rejuvenated aesthetic personality" allowing the
building to have its own identity moving away from its color scheme of many years. Color selections were
made after consultation with a local paint color designer;please refer to color specifications below and the
accompanying paint swatches and H14M Architectural Drawing.

The proposal includes repainting, installation of goosenecks lights, and adding trim

include matching the signs, in font and size, along Barton Square with those on

E Boca Italiana (140 Washington St.) - Proposed signage
PROPOSAL:
The proposal includes the installation of two signs, one wall sign and one hanging
sign, along Washington Street, and one wall sign along Barton Square. The wall
signs will be black plastic letters attached directb,to the existing fa�ade. The hanging
sign will be a 2'x 1.5'green sign with white lettering.
RECOMMENDATION.
At their meeting on February 25, 2004, the Design Review Board recommended
approval of the Schematic Design proposal as revised by the DR.B. The revisions
include matching the signs, in font and size, along Barton Square with those on
Washington Street.
