This is a request for Cracked Peppercorn Market to be placed on the June 11,
2oo8 meeting agenda. Enclosed are the required documents for a small project
review. Although no sign permit application is attached, front elevations indicate
the signage will fall squarely within the parameters of the design requirements,
with full details being available for the Design Review Board June meeting.
I anticipate attending the June lith meeting unless otherwise informed. I look
forward to discussing the details of this project at that time.

BUSINESS DESCRIPTION AND RENOVATION OUTLINE
Cracked Peppercorn Market (CPM) will be a neighborhood food-based grocery
that incorporates familiar food products in conjunction with diverse and unique
culinary goods, focusing on local farmers and purveyors whenever possible. This
is a three-pronged concept:
1. groceries-featuring produce, dry goods,baked goods, dairy and flowers,
z. prepared foods— featuring a rotisserie, stews, sauces, soups, sandwiches,
salads, and entrees.
3. visual kitchen— customers will have a visual access to the cooking process
in the kitchen from exterior and interior windows proving a fun and
interactive environment.
Our mission is to provide quality foods that are familiar to the consumer as well
as those that build on the growing understanding and knowledge of the culinary
arts while providing an unpretentious and interactive environment with
exemplary service and fair prices.
CPM will be located at 38 Norman Street, a free standing building that previously
housed a service station. The tanks have been removed and the sight has been
certified by the EPA as clean of all toxins and harmful chemicals. CPM will keep
the building intact, making appropriate interior and exterior adjustments. Here
is an overall outline of the exterior work to be done, followed by detailed
specifications.
Structural and Industrial:
- Property owner will secure roof by strapping to walls.
-Exhaust from ovens will extend through roof.
- refrigeration compressors will be placed behind right corner of building.
Doors and Windows:
- Both large bay doors will be removed and made into glass doors and structured
windows. The left door being automated for primary entrance, the other a
manual door to be utilized for outside vending in seasonal weather(vending
licensed will be appropriately issued)
- Current front door will be walled up.
-An emergency exit door will be added to the back of the building.
-The current front and side windows will be replaced and minimized up to
shoulder
level.
-All exterior fill-ins will utilize stucco consistent with the current exterior walls.
Parking Lot and Landscaping:
- National Grid will connect a low pressure gas line from Crombie Street to the
right side of building.
-The front and side sidewalks will be removed.
-The parking lot will be repaved and regarded by property malting appropriate
allowances for handicap accessibility, creating a slow down grade away from the
building, and delineating eleven spaces to CPM.
-The shrubs lining the parking area will be trimmed and cleaned up.
-A covered trash can will be placed near store entrance.
- Flower boxes will be placed under front and side windows and planters placed
in front margins and around trash receptacle.
- Refrigeration compressors and trash will be encased in fencing in the rear right
corner of building.
Painting and Signage:
-The bottom 3rd of the exterior will be painted a country yellow, with the upper
portion colored red.
-The windows will be accented in red.
-Three overhang- styled lights will be secured to the front of the building
- Signage will be attached parallel to the top front of the building, remaining
relatively flush, lit with lineage lighting.
-Canvas awnings will be situated over all windows and the front doors.
CPM expects interior and exterior construction to take 12-16 weeks to begin upon
SRA and DRB approval.

OUTLINE SPECIFICATION
1.01 DEMOLITION AND REMOVALS
A. The Drawings indicate the General extent, only, of the Demolition. Be
responsible for the Demolition and Removal of all items which would interfere
with the proper installation or function of the new work.
B. Provide temporary protection and bracing for the duration of the Demolition
work and remove when no longer required.
C. The general extent of the demolition includes the removal of the following
items, and all associated items and accessories unless otherwise noted:
1. Interior wood framed non-load bearing partitions.
2. Interior, non-load bearing CMU partitions and certain portions of CMU
bearing partitions as required to expand openings and install new steel
lintels.
3. All existing mechanical, electrical and plumbing systems back to floor
and/or exterior wall lines, and/or to origin such as the electrical panel. Cap
and make safe all existing lines to be removed.
4. Ceilings and floor finishes in the office areas with the exception of the
VCT which shall be left in place.
5. Certain exterior windows, man doors and overhead doors, including
frames and tracks.
D. Site Work: Site work to be performed by the property Owner.
1.02 CONCRETE
A. New cast-in-place concrete slab, placed over the existing bay areas to raise the
floor by approximately 6-inches to match the office areas.
B. All concrete shall be ready mixed concrete delivered to the site in accordance
with the requirements of "Specifications for ready-Mixed Concrete", ASTM
C94.
C. Provide and install new rectangular welded steel wire fabric conforming to
ASTM A 185.
1.03 MASONRY
A. Concrete Masonry Units (CMU): Shall be hollow load bearing units Grade N,
Type 1, 7 5/8-inches high by 15 5/8-inches by the thickness required.
B. Mortar fill for pressed steel frames occurring in masonry; as required for
embedment of anchorage, dowels, and vertical reinforcing rods; and of other
conditions specified herein.

C. Seismic reinforcing work and the installation of new steel lintels over an
expanded opening in the existing CMU.
D. Fill CMU cores with concrete where required.
1.04 MISCELLANEOUS METALS
A. New steel lintels for expanded openings in CMU walls and all other light iron or
non-ferrous metal work necessary for a complete job. Furnish all metal anchors,
fastenings and the like for attachment of work of trades to concrete or masonry.
Furnish all lintels for erection by other trades.
B. All ferrous metal work which will be exposed to the weather shall be hot-dipped
galvanized after fabrication. All other items except non-ferrous metal shall
receive one shop coat of primer. Exterior railings shall be galvanized and
factory finished.
1.05 ROUGH CARPENTRY
A. Provide temporary enclosures, railings, and ladders as required for the work.
B. Provide wood blocking, curbs, grounds, and furring for the various conditions
on the Drawings.
C. Provide plywood sheathing and decking, for the various conditions on the
Drawings.
D. Provide all rough hardware, including bolts, screws, spikes, nails, clips, and
hangers, as required for the various conditions on the Drawings.
E. Lumber: Number 2, Douglas fir/Larch, Eastern Hemloch, or Hem/Fir. Stamped
S-dry (less than 19 % moisture).
F. Install hollow metal frames.
1 06 FINISH CARPENTRY
A. All solid wood trim, casings, and solid wood edge banding to be paint grade,
solid poplar or birch, S4S, kiln-dried to a moisture content of not more than
15%.
B. All shelving and window sills, 3/4 inch birch plywood, shop grade, with solid
wood edge banding.
C. Wood door frames: Solid poplar.
D. Closet poles: Stainless clad steel thing, 1 1/4 inch O.D., cut to length, with
polished chrome brackets.
E. Set wood door frames, hang wood doors, and install finish hardware.
1.07 THERMAL & MOISTURE PROTECTION
A. Provide unfaced fiberglass batt insulation and/or rigid polystyrene insulation
between furring strips on furred exterior CMU walls, overlaid by 6-mil poly
vapor barrier. Provide unfaced 8-inch fiberglass batt fitted between the existing
wood roof structure, overlaid with fire rated vapor retarder. Insure that all

interior surfaces of rigid foam insulation and non-rated poly vapor barrier are
overlaid with gypsum wall board.
B. Lap joints in poly vapor barrier by 4-inches in all directions and tape off
termination points. Provide fire rated vapor retarder at the underside of the roof
framing and where not overlaid with gypsum wallboard
1.08 WOOD DOORS
A. Wood doors: Wood doors shall be 5 ply,flush, solid stave core, with paint grade,
birch faces, as manufactured by the Weyerhaeuser Company.
1.09 FINISH HARDWARE
A. Provide labor, materials, services, tools, equipment and transportation required
to furnish and deliver to the job site all finish hardware as hereinafter specified
and scheduled. Provide lever handles and latches as shown on the following
Hardware Sets.
B. Furnish all required quantities of finish hardware items, complete with templates,
fasteners, accessories and schedules, as necessary for proper operation of
swinging, sliding, and folding doors shown and/or scheduled on the Drawings.
C. Repair and/or replace existing hardware to operate smoothly. Replace cylinders
as required and key to match .

1.10 ALUMINUM ENTRANCES AND STOREFRONTS
A. Furnish and install the following:
1. Exterior aluminum doors and storefront framing system: EFCO Series
D202, Narrow Stile, 2-inch ThermaStile entrance doors set in EFCO Series
403 (T), 2-inch by 4 1/2-inch Thermal Storefront System, provided with
manufacturer's standard hardware.
2. Aluminum thresholds for all aluminum doors.
3. Factory applied finish system for all exposed to view surfaces of
aluminum components, except thresholds and saddles.
4. Glass and glazing materials for frames and doors furnished hereunder.
5. All weather-stripping and sealants for metal-to-metal contacts of various
components in conjunction with items hereunder.
1.11 GLASS AND GLAZING
A. Tempered Glass: Clear, heat tempered float glass, conforming to ASTM
Standard C-1048, kind FT, 1/4 inch thick.
B. Glazing materials:
1. Setting blocks: Neoprene, 70-90 durometer hardness, 4 inches long,
minimum.
2. Glazing tape: Closed cell vinyl foam tape, pressure-sensitive one face, 2
inches wide by 3/16 inch thick, Norseal V-780, as manufactured by Norton
Company, Hi-Lo Closed Cell Vinyl Foam Tape, or equal. Provide solvent
recommended by tape manufacturer for sealing exposed edges of tape on
exterior applications.
1.12 GYPSUM DRYWALL
A. Steel Framing and Metal trim: Galvanized, 25 gauge, as manufactured by U.S.
Gypsum, National gypsum, Georgia Pacific, or equal, in sizes noted on the
Drawings.
B. Gypsum Wall Board: 5/8 inch thick, as manufactured by U.S. Gypsum
Sheetrock, National gypsum, Georgia Pacific, or equal, in sizes noted on the
Drawings.
C. Moisture Resistant Wall Board: 5/8 inch thick, as manufactured by U.S. Gypsum
Sheetrock W/R, National gypsum, Georgia Pacific, or equal,in sizes noted on the
Drawings.
D. Joint Treatment: USG Sheetrock Joint tape and USG Ready-Mixed Plus 3 Total
Joint Compound, or equal. Use compound, only, for treatment of screw heads
and other surface depressions.

C. Exposed metal grid system for all locations:
1. Description: Directly-suspended metal tee system,comprised of double-

1.14 TILE
A. Ceramic Wall Tile: Toilet Room walls shall be 4 1/4 by 4 1/4 by 1/4 inch thick,
with gloss-glazed Group 1 and 2 colors, cushioned edge, thin set ceramic wall
tile.
B. Floor Tile and Base at Kitchen, toilet and walk-in cooler. Unglazed Quarry Tile:
Ground square edge unglazed units complying with Section 5.2, ANSI A 137.1;
Standard Grade, 6 by 6 by 3/8 inch thick, with an abrasive wearing surface.
C. Organic adhesive: As per ANSI A136.1.
D. Grout for floor and base tile: Latex/Portland cement grout, manufactured
expressly for the purpose and approved by TCA, with waterproofing admixture
and added colors as selected by the Owner.
1.15 RESILIENT FLOORING
A. Sheet Flooring: Commercial grade, Forbo Marmoleum Global 2, with multi-
color weld rods in colors selected from the Real and Dual lines. Provide with
water-based TopShield ETC finish.

B. Vinyl bases: Homogeneous vinyl, 4-inches high, .080-inch wall thickness,
straight uncoved when used in conjunction with carpet, coved for remaining
locations, in colors as selected by the Architect, and furnished with matching
end stops wherever ends of bases are exposed to view. Job-form all external and
internal corners from lengths of the base, as specified herein. Pre-moulded
corner pieces will not be acceptable. Bases shall be as manufactured by
Armstrong, Mercer, Johnson Rubber, Kentile, or equal.
C. Transition strips: Homogeneous vinyl, one by 1/8-inch tapering to feather-edge,
in colors as selected by the Architect, as manufactured by Armstrong, Mercer,
Johnson Rubber, Kentile, or equal.
D. Leveling material for substrates, including depressions left by removal of
existing items from floors, and existing VCT to remain and be overlaid as
required to provide specified finish flooring level tolerance: Premixed, trowel-
consistency, latex-based underlayment material, Selby Levelite-Latex, Levelastic,
or equal. Level floor to the tolerance of 1/8 inch in ten feet.
E. Adhesives and primers: As recommended by the manufacturers of the specific
resilient materials to be used.
F. Cleaning material: Domestic floor detergent, as approved by the flooring
manufacturer.

1.16 PAINTING

1. First coat: Moore Alkyd Enamel Underbody, Pittsburgh Quick Dry
Enamel Undercoater, Glidden Spred Undercoater, or equal.

Enamel, Glidden Spred Latex Semi-Gloss Enamel, or equal.
B. New wood doors:

1.19 HVAC
A. Work in this Section includes all labor, materials, equipment and services
necessary to furnish completely and install all HEATING, VENTILATING
AND AIR-CONDITIONING SYSTEMS, as indicated on the Drawings and
specified herein, and in general is as follows:
1. Balancing of all air systems.

2. Furnish operating instructions and maintenance manuals.
3. Furnish and install relief vent for toilet exhaust system as shown on the
Drawing.
4. Furnish and install a complete electric temperature control system to
provide automatic operation of heating system and exhaust system. Heating
control wiring shall be by automatic temperature control sub-contractor.
5. Furnish and install heat pump units as shown on the drawings. The heat
pumps shall consist of heavy duty insulated cabinet, casing and frame, space
for cooling coil, hot water heating coil, supply fan section, filter mixing box
section, and electrical.
6. Furnish and install return air fans and relief vent as shown on the drawing.
7. Furnish and install low-velocity air distribution systems including low
velocity ductwork, return air fans, air terminal devices and all associated air

C. Identifying, disconnecting, capping, and otherwise making inactive, all existing
electrical services in the various areas where demolition and removals work is
required.
D. Should drawings not agree in themselves, nor with specifications, or the
specifications do not agree in themselves, greater quantity, superior quality, and
greater cost of Work or materials shall be estimated upon and included in Base
Bid Sum.
E. In general raceways and wiring for electrical Work including lighting, devices,
equipment, branch circuits, feeders, motors, signals, and systems are not shown
on the drawings, however all wiring and associated raceways shall be provided
under Division 16.
F. Circuiting shall be designed by master electrician, using the Drawings as a guide
only. All work under this section shall be in accordance with all applicable laws,
codes and standards of good practice.
