a change in use for the upper floors.
SRA DECISION:
At their meeting on November 8, 2006, the SRA voted to approve the project as
submitted in the plans dated October 25, 2006.
PROPOSAL:
The project includes the renovation and conversion of the third and fourth floor of
the building into 10 residential units. All units would be accessed from the main
building lobby off of New Derby Street. There are no exterior changes to the
building proposed with this project.

Dear Members of the Board:
RCG LLC kindly requests a hearing with the SRA during its November 8, 2006 meeting in order to
propose a change of use at 76 Lafayette Street.
76 Lafayette Street is a four-story office building located at the corner of Lafayette Street and New Derby
Street. It currently contains a West Coast Video store on the first floor and one floor of office space
occupied by several small users. The third and fourth floors of the building are currently either vacant or
rented on a short-term basis. RCG proposes to convert the third and fourth floors from office use to
residential use.
The proposed use of the third and fourth floors would be 10 apartments comprising about 10,000 sf.
There would be two 2-bedroom units and three 1-bedroom units on each floor as well as extra storage
space located off the common hallway(unit plans are attached). All units would be accessed from the
main building lobby off of New Derby Street. We are not proposing any changes to the exterior of the
building. The 10 residential units would require fifteen parking spaces, all of which we propose to provide
on-site in the building's parking lot(a diagram is attached).
The conversion is expected to take 6-9 months from the start of construction to occupancy and will be
managed by RCG. We anticipate beginning construction as soon as approvals are in place.

Drawing indicating the proposed improvements.

proposed flower boxes and outdoor dining area for Howling Wolf Taqueria with

Howling Wolf Taqueria Flower Boxes and Counter-Top Project
The Howling Wolf Taqueria would like to make the following improvements to its storefront on New
Derby St. The Howling Wolf Taqueria's official address is: 76 Lafayette St. , Suite 102, Salem, MA
Improvements:
1. Add wooden flower boxes to area of the store front located to the left of the restaurant's main
entrance, under the first archway and below the first section of existing railing. Three
connected flower boxes will be constructed.
2. Add a countertop above the same existing railing identified in #1,to be used as an eating surface
for customers seated an the landing/porch. 8-10 barstools (catalogue image included in packet)
will fit under the proposed countertop. One table will be included behind the brick column next
to the Orange Leaf's landing/porch area.
Materials List: Exterior plywood (flower boxes), pressure-treated 2x10 and 1x8 lumber(flower boxes),
mahogany 5/4 with food safe latex urethane finish (countertop).
Building Schedule: Upon final project approval by the Salem Redevelopment Authority, the project will
be completed within two weeks.

The Howling Wolf Taqueria would like to make the following improvements to its storefront on New
Derby St. The Howling Wolf Taqueria's official address is: 76 Lafayette St. , Suite 102, Salem, MA
Improvements:
1. Add wooden flower boxes to area of the store front located to the left of the restaurant's main
entrance, under the first archway and below the first section of existing railing. Three
connected flower boxes will be constructed.
2. Add a countertop above the same existing railing identified in#1,to be used as an eating surface
for customers seated on the landing/porch. 8-10 barstools (catalogue image included in packet)
will fit under the proposed countertop. One table will be included behind the brick column next
to the Orange Leaf's landing/porch area.
Materials List: Exterior plywood (flower boxes), pressure-treated 2x10 and 1x8 lumber (flower boxes),
mahogany 5/4 with food safe latex urethane finish (countertop).
Building Schedule: Upon final project approval by the Salem Redevelopment Authority,the project will
be completed within two weeks.

DRB Recommendation
At their meeting on May 26, 2010, the DRB voted to recommend approval of the
proposed exterior vent at 76 Lafayette Street with the following condition:
- The vent shall be the same color as the sign.
Proposal
Two pieces of equipment need to be installed on the exterior of the building to
vent the new taqueria kitchen. The attached proposal shows the equipment.
Additional detail will be provided at the DRB meeting.
Howling Wolf Taqueria
Venting for the hood system for the Howling Wolf Taqueria will extend out of the brick wall on the back

At their meeting on June 12, 2013, the SRA voted to approve the May 22, 2013
DRB recommendation for the proposed permanent outdoor seating area at 76
Lafayette Street subject to review by the building department to ensure adequate
sidewalk clearance.

At its meeting on May 22, 2013 the DR13 recommended approval of the proposed
permanent outdoor seating at 76 Lafayette Street as submitted.
Proposal for May 22 DRI3 Meeting
The proposal calls for the addition of three permanently fixed outdoor seating
tables in front of the business' entrance, which is at the rear of the 76 Lafayette
Street Building (viewable when walking down Lafayette Street toward Derby
Street).
Staff Comment for May 22 DRB Meeting
Currently, there are three small shrubs underneath the window of the front of this
business. The applicant requests to remove these shrubs and replace them with
three permanently fixed tables with 48" long benches on either side of each table
(seating for four at each table for a total of 12 seats).
It should be noted that according to the assessor's map, the sidewalk leading up
to the business' entrance, where the proposed benches will sit, is private
property.

proposed picnic tables permanently fixed in a concrete footing.
Pending the approved proposal, installation of the picnic tables could be completed as early as one week after delivery
of the picnic tables from the manufacturer.
We have requested material samples from the picnic table manufacturer to be presented at the meeting.

permanent outdoor seating
Proposal for May 22 DRB Meeting
The proposal calls for the addition of three permanently fixed outdoor seating
tables in front of the business' entrance, which is at the rear of the 76 Lafayette
Street Building (viewable when walking down Lafayette Street toward Derby
Street).
Staff Comment
Currently, there are three small shrubs underneath the window of the front of this
business. The applicant requests to remove these shrubs and replace them with
three permanently fixed tables with 48" long benches on either side of each table
(seating for four at each table for a total of 12 seats).
It should be noted that according to the assessor's map, the sidewalk leading up
to the business' entrance, where the proposed benches will sit, is private
property.

We respectfully request to have the following proposal included in the May 22, 2013 meeting of the Design Review
Board.
Orange Leaf Salem is seeking to add outdoor seating near the rear entry of the Orange Leaf Frozen Yogurt located at the
corner of New Derby and Lafayette Streets.
Three tables, each with two attached 48 inch long benches are proposed.There are (3) proposed tables. With (3)tables
seating (4) people each, a total of(12)outdoor seats are proposed.
Please see the attached literature from the manufacturer and sketch plans and three-dimensional representations of the
proposed picnic tables permanently fixed in a concrete footing.
Pending the approved proposal, installation of the picnic tables could be completed as early as one week after delivery
of the picnic tables from the manufacturer.
We have requested material samples from the picnic table manufacturer to be presented at the meeting.
