Authority Design Review Board Proposal October 27, 2010 290-292 Essex Street (YMCA and Salem Housing Authority): Discussion and vote on proposed new entrance design and signage DRB Recommendation At their meeting on October 27, 2010, the DRB voted to recommend approval of the proposed new entrance design and signage at 290-292 Essex Street for the YMCA and Salem Housing Authority. Proposal The proposal consists of an entrance deign change and new signage. The Salem YMCA and Salem Housing Authority would like to swap street entrances as part of a renovation project being completed by the YMCA. Currently, SHA residents enter the Stephen Zisson Elderly Residence through the grand entrance on Essex Street. The YMCA would like to reclaim this entrance as the primary entrance to their new Creative Arts Center. As a result, the SHA would create a new entrance to their residences to the left of the grand entrance, utilizing the location of the current handicap accessible ramp. Roll Ribbon LED under cabinet lighting will be installed at the new SHA entrance. The YMCA and SHA are also proposing new signage for the building. This includes 1 blade sign and 6 surface signs. Three of the signs were previously approved in 2005. The previously approved signs include 1 blade sign and 2 surface signs. The blade sign is 2'x3'5". It will be mounted 10 feet above the sidewalk with an aluminum scroll bracket. The two surface mounted signs for the YMCA are 12"x77' and made of black vinyl letters on painted MDO. The YMCA and SHA are also seeking approval for 3 additional surface signs. Surface signs for the Children's Museum, Creative Arts Center, and the Stephen Zisson Elderly Residence will be added to the building at the noted locations. The letters, composed of chrome satin, will be attached directly to the building. The project also picks up on a 2005 signage package for the Essex Street YMCA which was approved by both boards,but not fully implemented. Winter Street Architects'proposal includes two new custom wood storefront systems that will match the existing building standard along with new signage,both previously approved and proposed. The package includes the following: • Signage that was pre-approved in 2005 to be fully implemented • New signage above the SHA entry integrated into the storefront system • New exterior lighting above the SHA entry integrated into the storefront system • New signage above the YMCA entry integrated into the storefront system • New signage and vent above the Children's Museum entrance integrated into the storefront system • Relocated stand pipe in front of the SHA entry/window Accompanied with this request is a signed letter of permission by the property owner,as required. The Salem YMCA and Salem Housing Authority would like to swap street entrances as part of a renovation project being completed by the YMCA. Currently, SHA residents enter the Stephen Zisson Elderly Residence through the grand entrance on Essex Street. The YMCA would like to reclaim this entrance as the primary entrance to their new Creative Arts Center. As a result, the SHA would create a new entrance to their residences to the left of the grand entrance, utilizing the location of the current handicap accessible ramp. Roll Ribbon LED under cabinet lighting will be installed at the new SHA entrance. The YMCA and SHA are also proposing new signage for the building. This includes 1 blade sign and 6 surface signs. Three of the signs were previously approved in 2005. The previously approved signs include 1 blade sign and 2 surface signs. The blade sign is 2'x3'5". It will be mounted 10 feet above the sidewalk with an aluminum scroll bracket. The two surface mounted signs for the YMCA are 12"x77" and made of black vinyl letters on painted MDO. The YMCA and SHA are also seeking approval for 3 additional surface signs. Surface signs for the Children's Museum, Creative Arts Center, and the Stephen Zisson Elderly Residence will be added to the building at the noted locations. The letters, composed of chrome satin, will be attached directly to the building.
