Dear Tania,
As the Salem YMCA proceeds with our renovation, we would like to clarify how we
wish to proceed with the area adjacent to the Salem Housing Authority.
Originally, the YMCA was considering putting the main door of the North Shore
Children's Museum/SA Program on the ramp of the SHA but due to ADA compliance
issues it was decided to keep the door at the natural location at 294 Essex St.
Presently the Stephen Zisson Elderly Residence Entrance at 290 Essex St. which is
owned by the Salem Housing Authority has a bronze aluminum door with a wood panel
wall to the right hand side as you face the doors. In order to keep the symmetry between
the SHA entrance and the YMCA window as well as a cost savings, we would like to
leave the present bronze aluminum window as well as the wooden panel. This will help
that portion of the storefront property to remain consistent.

Project Narrative
Members of the Salem Redevelopment Authority,
The following is a project narrative explaining the YMCA's proposal to renovate eight storefronts along both
the Essex Street and Sewall Street sides of their building. The YMCKs Preschool and School Age after
school programs will be reunited with their childcare program behind the five storefronts on the comer of
Essex and Sewall Street. The remaining 3 storefronts will be home for the Salem Children's Museum, a
recent YMCA acquisition.
The YMCA building is listed as a National Landmark and is rich with historic detail. The existing fan light
transom windows on the exterior Oil remain. Several panes of glass are to be replaced and the wooden
mullions will be stripped and painted.The intent is to restore the lights while salvaging as much of the
original materials as possible.
The storefront window bays below have little or no original construction remaining. Over the years,these
bays have been individually modified to meet the changing proprietors needs with no regard for the overall
architectural impact of the fagade. The proposed fagade design recreates the almost seamless aluminum
storefront glazing system and proportions shown in historic photographs. To control the sunlight into the
interior,the YMCA proposes to use a combination of fixed canvas awnings,interior pull down shades and
vinyl frosted film applied to the glass.The partial frosting on the glass will add an aesthetically pleasing
design element while providing privacy and limit the children's distraction.
The YMCA will be submitting a proposal for new signage in January for your review.The signage shown in
the attached fagade drawings indicate size and location. The total signage area is within the allowable
signage guideline square footage requirements.The complete signage proposal will include detailed
graphics, materials,and methods for installation.
We feel this project will greatly improve the appearance of the existing YMCA Building and restore the
original architecture of the storefront.

A. Contractor shall submit( )copies of all shop drawings to the architect for his approval. Drawings
shall show scale elevations and sections. Full size sections shall be shown only when needed for
clarity. Drawings shall show construction of all parts of the work, including metal and glass
thickness, methods of joining, details of all field connections and anchorage, fastening and sealing
methods, metal finishes, and all pertinent information. Relationship to other work should be clearly
indicated. No work shall be fabricated until shop drawings for that work have been finally approved
for fabrication.
B. Contractor shall submit finish samples, test reports, and warranties.
1. Samples of materials as may be requested without cost to owner, i.e., metal, glass, fasteners,

1.09 Delivery, Storage, and Handling
1.10 Warranties
A. Total Curtain Wall System
1. The responsible contractor shall assume full responsibility and warrant for one year the
satisfactory performance of the total curtain wall installation. This includes the glass(including
insulated units), glazing, anchorage and setting system, sealing,flashing, etc., as it relates to
air, water, structural adequacy, the specifications, and approved shop drawings.
2. Any deficiencies due to such elements not meeting the specifications shall be corrected by the
responsible contractor at his expense during the warranty period.
3. The structural silicone gasket shall have a minimum 10 year manufacturer limited warranty on
the compound and color retention.
PART 2 PRODUCTS
2.01 Materials
A. Aluminum
1. Extruded aluminum shall be 6063-T6 alloy and temper.
B. Glass
1. Insulated glass shall be 1" consisting of exterior, air spacer, and interior.

1. Glass shall be 1/4" monolithic.
C. Dissimilar Metals
1. All dissimilar metals must be properly insulated to prevent galvanic action.
D. Fasteners
1. All exposed fasteners shall be aluminum, stainless steel, or zinc plated steel.
PART 3 EXECUTION
3.01 Inspection
A. Job Conditions
1. All openings shall be prepared by others to the proper size and shall be plumb, level, and in the
proper location and alignment as shown on the architects drawings.
3.02 Installation
A. Use only skilled tradesmen with work done in accordance with approved shop drawings and
established specifications. Erect all curtain wall components to all building bench marks and
column center lines.
B. Plumb and align curtain wall faces in a single plane for each wall plane and erect curtain wall
materials square and true. Adequately anchor to maintain positions permanently when subjected to
normal thermal movement, building movement, and specified wind loads.
C. Furnish and apply sealants to provide a weather fight installation at all joints and intersections and
at opening perimeters. Wipe off excess material, leave all exposed surfaces and joints clean and
smooth.
3.03 Anchorage
A. Adequately anchor to maintain positions permanently when subjected to normal thermal movement,
specified building movement, and specified wind loads.
3.04 Field Testing
A. Test in accordance with AAMA 603.
3.05 Protection and Cleaning
A. The general contractor shall protect the aluminum, gasket materials, and finish against damage
from construction activities and harmful substances. The general contractor shall remove any
protective coatings as directed by the architect, and shall clean the aluminum and gasket surfaces
as recommended for the type of finish applied, following manufacturers cleaning guidelines.

System 400 Flush-Glazed Screw Spline Storefront
PART I GENERAL
1.01 Work Included
A. Furnish and install aluminum architectural storefront system complete with hardware and related
components as shown on drawings and specified in this section.
B. All storefront systems shall be EFCOO System 400 Flush-Glazed Screw Spline Storefront. Other
manufacturers requesting approval to bid their product as an equal must submit the following
information fifteen days prior to close of bidding.
1. A sample storefront system (size and configuration) as per requirements of architect.
2. Test reports documenting compliance with requirements of Section 1.05.
C. Glass
1. Reference Section 08800 for Glass and Glazing.
D. Single Source Requirement
1. All products listed in Sectlion 1.02 shall be by the same manufacturer.
List work and materials related to this section but specified in other sections. EFCO recommends

A. Contractor shall submit( )copies of all shop drawings to the architect for his approval. Drawings
shall show scale elevations and sections. Full size sections shall be shown only when needed for
clarity. Drawings shall show construction of all parts of the work, including metal and glass
thickness, methods of joining, details of all field connections and anchorage,fastening and seating
methods, metal finishes and all pertinent information. Relationship to other work should be clearly
indicated. No work shall be fabricated until shop drawings for that work have been finally approved
for fabrication.
B. Contractor shall submit finish samples, test reports, and warranties.
1. Samples of materials as may be requested without cost to owner, i.e., metal, glass, fasteners,
anchors, frame sections, mullion section, comer section, etc.
1.09 Delivery, Storage and Handling
1.10 Warranties
A. Total Storefront System
1. The responsible contractor shall assume full responsibility and warrant for one year the
satisfactory performance of the total storefront installation. This includes the framing, glass
(including insulated units), glazing, anchorage and setting system, sealing, flashing, etc., as it
relates to air,water, and structural adequacy as called for in the specifications and approved
shop drawings.
2. Any deficiencies due to such elements not meeting the specifications shall be corrected by the
responsible contractor at his expense during the warranty period.
PART 2 PRODUCTS
2.01 Materials
A. Aluminum
1. Extruded aluminum shall be 6063-T5 or T6 alloy and temper.
B. Glass

3.01 Inspection
A. Job Conditions
1. Verify that openings are dimensionally within allowable tolerances, plumb, level. clean, provide a
solid anchoring surface, and are in accordance with approved shop drawings.
3.02 Installation
A. Use only skilled tradesmen with work done in accordance with approved shop drawings and
specifications.
B. Storefront system shall be erected plumb, true and in proper alignment and relation to established
lines and grades.
C. Entrance doors shall be securely anchored in place to a straight, plumb, and level condition without
distortion. Weather stripping contact and hardware movement shall be checked and final adjustment
made for proper operation and performance of units.
D. Furnish and apply sealing materials to provide a weather tight installation at all joints and
intersections and at opening perimeters.
E. Sealing materials specified shall be used in strict accordance with the manufacturer's printed
instructions, and shall be applied only by mechanics specially trained or experienced in their use.
All surfaces must be clean and free of foreign matter before applying sealing materials. Sealing
compounds shall be tooled to fill the joint and provide a smooth finished surface.
3.03 Field Testing

3.04 Anchorage
A. Adequately anchor to maintain positions permanently when subjected to normal thermal movement,
specified building movement, and specified wind loads.

A. The general contractor shall protect the aluminum materials and finish against damage from
construction activities and harmful substances. The general contractor shall remove any protective
coatings as directed by the architect, and shall clean the aluminum surfaces as recommended for
the type of finish applied.

1.Background: Historically,the YMCA owned the entire YMCA Building. The main entrance was
located in the middle of the Essex Street fagade. This entrance led to a marble staircase that was
central to connections within the building.
11.Current Situation;The building is jointly owned by the YMCA and Salem Housing Authority. The
YMCA owns the basement and the first floor while the SHA owns the second and third floors. The
original entrance is part of the SHA's entrance and elevator lobby. The marble staircase itself is
closed off from the rest of the building by a temporary wall.
111.YMCA's Plans for Renovation:The YMCA is planning to move their Preschool and School Aged
K-1 program from its current off-site location to the first floor of the YMCA building.The six
storefront spaces are currently vacant and detract from the overall appearance of the facade. One
of the major project objectives is to improve and restore the image of the building.
IV.Marble Staircase Proposal: The YMCA has engaged the SHA in discussion to exchange the
ownership of the marble staircase and original entrance for an adjacent storefront space.The
YMCA has offered to pay for the design and construction of the SHA's new entrance and lobby.
If the YMCA is successful in this negotiation, then they intend to eliminate temporary wall in the
middle of the marble staircase and replace it with a retractable gate that can be opened for special
events only.
The new lobby design will allow the SHA residents to continue to enter through the original
entrance and access the new housing authority entrance through a connecting glass door.

V.YMCA's Submission to the sRA: The YMCA is presenting to the SRA in order to receive approval
for the Schematic Design of the fagade modification. The plan is to continue negotiations with the
SHA and move forward with the design. The outcome of the proposal to the SHA will slightly affect
the design of the Essex Street fagade of the building.

This page illustrates the concept for the new storefront systems. The third window bay from the left
is the proposed new SHA entrance.
Page 2'Building Elevations:Existing Condition&Proposed Storefront Modification'
The top elevation shows the existing fagade. Notice that all of the storefronts are a different design
and that the doors are set back from the street. This configuration creates a problematic niche in
each bay. The building owner has observed homeless people smoking cigarettes and frequently
has to clean out fallen leaves and other debris collects in the niches.
The bottom elevation shows the concept for the new storefront systems. The design unifies the
fagade with consistent proportions. The new storefronts will be aligned with the existing edge of the
fagade and the doors will not be set back.

The image of the 'Proposed New Entry' illustrates the new entry for the SHA. This is the ideal
situation and the renovation will only be possible if the YMCA can exchange space with the SHA.

1.Background: Historically, the YMCA owned the entire YMCA Building. The main entrance was
located in the middle of the Essex Street fagade. This entrance led to a marble staircase that was
central to connections within the building.
II.Current Situation:The building is jointly owned by the YMCA and Salem Housing Authority. The
YMCA owns the basement and the first floor while the SHA owns the second and third floors. The
original entrance is part of the SHA's entrance and elevator lobby. The marble staircase itself is
closed off from the rest of the building by a temporary wall.
III.YMCA's Plans for Renovation: The YMCA is planning to move their Preschool and School Aged
K-1 program from its current off-site location to the first floor of the YMCA building.The six
storefront spaces are currently vacant and detract from the overall appearance of the facade. One
of the major project objectives is to improve and restore the image of the building.
IV.Marble Staircase Proposal: The YMCA has engaged the SHA in discussion to exchange the
ownership of the marble staircase and original entrance for an adjacent storefront space.The
YMCA has offered to pay for the design and construction of the SHA's new entrance and lobby.
If the YMCA is successful in this negotiation,then they intend to eliminate temporary wall in the
middle of the marble staircase and replace it with a retractable gate that can be opened for special
events only.
The new lobby design will allow the SHA residents to continue to enter through the original
entrance and access the new housing authority entrance through a connecting glass door.

V.YMCA's Submission to the SRA; The YMCA is presenting to the SRA in order to receive approval
for the Schematic Design of the fagade modification. The plan is to continue negotiations with the
SHA and move forward with the design. The outcome of the proposal to the SHA will slightly affect
the design of the Essex Street fagade of the building.

The top elevation shows the existing fa0de. Notice that all of the storefronts are a different design
and that the doors are set back from the street. This configuration creates a problematic niche in
each bay. The building owner has observed homeless people smoking cigarettes and frequently
has to clean out fallen leaves and other debris collects in the niches.
The bottom elevation shows the concept for the new storefront systems. The design unifies the
fagade with consistent proportions. The new storefronts will be aligned with the existing edge of the
fagade and the doors will not be set back.

situation and the renovation will only be possible if the YMCA can exchange space with the SHA.

Project Narrative
Members of the Salem Redevelopment Authority,
The following is a project narrative explaining the YMCA's proposal to renovate eight storefronts along both
the Essex Street and Sewall Street sides of their building. The YMCA's Preschool and School Age after
school programs will be reunited with their childcare program behind the five storefronts on the comer of
Essex and Sewall Street. The remaining 3 storefronts will be home for the Salem Children's Museum, a
recent YMCA acquisition.
The YMCA building is listed as a National Landmark and is rich with historic detail. The existing fan light
transom windows on the exterior will remain. Several panes of glass are to be replaced and the wooden
mullions will be stripped and painted.The intent is to restore the lights while salvaging as much of the
original materials as possible.
The storefront window bays below have little or no original construction remaining. Over the years,these
bays have been individually modified to meet the changing proprietor's needs with no regard for the overall
architectural impact of the fagade. The proposed fagade design recreates the almost seamless aluminum
storefront glazing system and proportions shown in historic photographs. To control the sunlight into the
interior,the YMCA proposes to use a combination of fixed canvas awnings, interior pull down shades and
vinyl frosted film applied to the glass.The partial frosting on the glass will add an aesthetically pleasing
design element while providing privacy and limit the children's distraction.
The YMCA will be submitting a proposal for new signage in January for your review.The signage shown in
the attached fagade drawings indicate size and location. The total signage area is within the allowable
signage guideline square footage requirements.The complete signage proposal will include detailed
graphics, materials,and methods for installation.
We feel this project will greatly improve the appearance of the existing YMCA Building and restore the
original architecture of the storefront.

1. Air, water, and structural test unit size shall be a minimum of two (2)stories high and three (3)
lites wide.

B. Test Procedures and Performance
1. Air Infiltration Test
a. Test unit in accordance with ASTIVI E 283 at a static air pressure difference of 6.24 psf.
b. Air infiltration shall not exceed .03 cfm per square foot of fixed wall area.
2. Water Resistance Test

1. The responsible contractor shall assume full responsibility and warrant for one year the
satisfactory performance of the total curtain wall installation. This includes the glass (including
insulated units), glazing, anchorage and setting system, sealing, flashing, etc., as it relates to
air, water, structural adequacy, the specifications, and approved shop drawings.
2. Any deficiencies due to such elements not meeting the specifications shall be corrected by the
responsible contractor at his expense during the warranty period.

2.01 Materials

3. Gasket shall be factory fabricated continuous with extruded lineals, injection molded into

4. Gaskets shall have design and formulation characteristics to allow gasket to be removed and
reinstalled, facilitating reglazing.

1.01 Work Included
A. Furnish and install aluminum architectural storefront system complete with hardware and related

A. Provision for Thermal Movements
Architect to determine and specify maximum metal temperature range according to building
codes, geographic conditions, or as a result of testing. AAMA recommends a minimum of 1800
IF as a maximum metal temperature range.
1. Storefront framing systems shall be desigred to provide for thermal movement of all component
materials resulting from surface temperatu"es ranging from ( ) cegrees F to

3. Uniform Load Deflection Test
a. Test in accordance with ASTM E 330.

governing building code, as calculated from ANSI A58.11, or as determined by boundary
layer wind tunnel testing. Use 15.0 psf as minimum.

surface, wood face, ceiling, masonry wall, roof or to wood rafter
of an open overhang. Two styles of mounting brackets are
available and are attached with galvanized lag screws. When
retracted, the awning systems are contained within a 10"
Suntube square area.
