265 Essex Street (Delulis Properties, LLC): Discussion and vote on proposed
replacement of windows, sills, trim, and storm panels
SRA Decision
At their meeting on August 14, 2013, the SRA voted to approve the July 24, 2013
DRB recommendation to replace windows, sills, and trim at 265 Essex Street
conditional upon the following:
1. That all window replacements be six-over-six
2. That the trim be smooth finish white Azek (no fluting)
3. That "historic" sills as the one presented in the SRA proposal be used

Staff Comment
The applicant agreed to the above noted conditions and noted this in his proposal.

Our building at 265 Essex Street was rebuilt and renovated back in 1985. At that time we
1 installed single pane, true divided light wood windows in the wood clad sections of the

building. Wood framed single pane storm panels with a bottom screen were also installed
on the outside of the window frames. Aluminum windows were installed in the masonry
sections.

/ The wood windows, sills, trim and storm panels are rotting and need to be replaced. We
Ipropose using a clad window with insulated glass, simulated divided light and bottom
I screen. This will eliminate the need for a separate storm window and provide for greater

efficiency and less maintenance. Information on the window that was approved by the
1 Design Review Board on July 24h is included in our submission. As recommended by the
Design Review Board,the panes will be 6 over 6 on all the new windows.

I We also propose to replace the rotting pine window trim and sills with Azek or comparable
product. As recommended by the Design Review Board, the replacement trim will be
jsmooth finish. I am also including the sill detail and profile that was requested by the DRB.
