The first part of the proposed project is the renovation of the Essex Street front of the building, primarily at the first floor level. The primary goal for this section is to remove some of the existing work that had been done at the storefront level that is not in keeping with the upper floors of the building. The upper floors still have the original brick and stone work which are in need of repair only. The windows at these floors would be replaced with arched-top double-hung windows to match historical photos. The first floor would be thoroughly re-worked to capture the feel of the tall,open store front the building once had while adapting to current and proposed uses. The goal for this is to restore the feel of the wood double-hung windows that the building once had while upgrading the durability and the energy efficiency of the windows. January 3, 2006 Re: 90 Lafayette St., Salem, MA Salem Redevelopment Authority Narrative The existing building is currently two floors and vacant. The proposed use is to have 30 units of residential condominiums with 31 parking spaces(under and behind the building)this will be on the two existing floors and four new floors. Residential, retail and in-building parking are permitted in the B-5 district. Appropriate fire and noise separations will be constructed so that residential and retail/parking can exist in close proximity. The individual condominiums are designed to provide flexible open space with large loft like volumes. The living necessities such as baths and kitchens are minimal but tasteful and efficient.What will be provided is loft-type housing with hard floors high ceilings and floor to ceiling glass. The exterior of the building will be storefront and brick at the ground level with brick, metal and glass on the upper floors. We use elements of the existing building where possible but the main focus will be on relating to the context and symbolic references to the facade of the existing building as well as incorporating the"loft"feel. Our approach is to have a low impact on the surrounding architecture and continue the rich historic fabric of our City through the introduction of a contextually sensitive building. With the focus on"lofts",we feel that the project encourages a sector that will enrich our culture and improve the local economy. With its location within walking distance of Downtown, Public Parking and the Public Transportation,the development will likely not have a great impact on traffic and the size of the units will appeal to individuals or couples but not families so as not to have a great impact on the City's services but rather will increase the value of the building and tax revenue. The existing building occupies a majority of the site area. There are limited off street parking or loading facilities and there is insufficient room to introduce new parking on site. As such we are bringing parking into the building on the ground floor to be entered from the rear at Dodge Street Court. The first part of the proposed project is the renovation of the Essex Street front of the building, primarily at the first floor level. The primary goal for this section is to remove some of the existing work that had been done at the storefront level that is not in keeping with the upper floors of the building. The upper floors still have the original brick and stone work which are in need of repair only. The windows at these floors would be replaced with arched-top double-hung windows to match historical photos. The first floor would be thoroughly re-worked to capture the feel of the tall,open store front the building once had while adapting to current and proposed uses. The second part of this project involves window replacement on the remaining parts of the building. The goal for this is to restore the feel of the wood double-hung windows that the building once had while upgrading the durability and the energy efficiency of the windows.
