SRA Decision At its meeting on July 13, 2016 the SRA voted unanimously (4-0) to approve the proposed installation of rooftop vents at 7 Crombie Street (Blue Stone Alley Condos) as recommended by the Design Review Board. Recommendation At its meeting on June 22, 2016 the DRB voted unanimously to recommend approval of the proposed installation of rooftop vents at 7 Crombie Street (Blue Stone Alley Condominiums). Proposal The condo association at 7 Crombie Street seeks permission to install two copper roof vents on either side of the building's roof (approximately 5-6 feet from each end). One will be visible from down Crombie Street as shown in on the final page of the materials. A contractor's proposal is included in the materials for further details on how the vents will be installed. Attached please find a written statement of proposal for the roof ventilation Bluestone Alley Condominium Trust is requesting to install. The building intends to hire American Steeple &Tower Co. Inc. (AS&T)of 373 Essex Street, Salem, MA 01970 to complete the project,which will include two (2) 16 ounce copper vents installed on the roofline. Also,enclosed please find images of similar ventilation work completed by AS&T on a Peabody Essex Museum property. These documents include pictures of the actual materials and colors that will be used. The Board of Trustees has completed a mockup of the existing building and proposed changes. Please note,the location of the copper vents will be 5—6 feet from the ends of the building at most. It is possible that the copper vents will be located closer to the center of the roof line, breaking the roof line up into thirds and making the project less visible. Please note that the project is intended to be completed within one week of work commencing. Ideally, we will be able to schedule this work prior to September 2016. Please note that this letter also serves as a letter of permission by the property owner. RE: Fabrication and installation of three new copper vents.Vents will match attached photo. 1. Furnish and erect all necessary rigging. 2.Remove copper capping and slates at the three designated areas, save for re-use. 3. Cut openings into the peak of the roof at all three locations. Fabricate and install 2"x 10" curbing at all three locations.-Curbing will be fabricated and secured using all stainless steel fasteners. 4. Re-slate around curbing and install 16oz. copper flashing to new curbing. Solder as needed Using all 50150 bar solder. 5. Fabricate and install new 16oz. copper vents.New vents will slide down over curbing and will be secured using all brass screws.New vents will match attached photo.Vents will also have brass bug screening around the opening, screening is not visible. 6. Trim existing capping and re-install to butt new curbings. 7. Remove rigging, clean area and haul away all debris. Price--$8,850.00 Note: Installing two vents instead of three would be $6.800.00. Ideally the 3 vents would be placed approximately three feet in from each end,with one in the center.Using just two vents, the placement would be approximately five to six feet in from each end,with nothing in the center.
