AWNING PAINT COLOR (2017) Awning Paint Color (2017) r 's Salem ® Redevelopment Authority Salem Redevelopment Authority Decision t June 14, 2017 - s; 184 Essex Street (Omen): Discussion and vote on proposed new paint color for top of awning. SRA Decision At its meeting on June 14, 2017 the Salem Redevelopment Authority voted unanimously (4-0) to approve the proposed new paint color for top of awning at 184 Essex Street Omen as recommended by the DRB. Recommendation At its meeting on May 24, 2017 the Design Review Board voted 6-1 to recommend approval of the proposed new paint color for the top of the awning at 184 Essex Street (Omen) as presented. Staff Comment There was considerable debate by the DRB about this proposal. The debate in part centered on what type of paint would be used and how it would be applied. After continuing the proposal for one meeting, the applicant returned with information about the paint and application process; the DRB was satisfied with this. The more contested debate was the notion of whether or not to allow a single storefront owner to alter the color of its awning in a larger scheme where other awnings are of a uniform (in this case dark green) color. The property owner has apparently not been cooperative in engaging on this subject, and when approached by the applicant, other storefront owners decided against also incorporating the proposed color scheme. Ultimately, the Board felt that this color scheme was an improvement on the current condition, and that rows of storefronts often have different colored awnings among them; this should be treated no differently. Proposal The applicant seeks approval to paint the tops and sides of the awnings above its storefront a copper color. "Copper Penny" metallic paint will be applied with power sprayer. An acrylic/polyurethane UV protective topcoat will be applied afterwards to protect the paint from weather damage. We have recently leased 182 Essex Street,which is directly next to our current business at 184 Essex Street, and have been under construction working to conjoin the two units.We have new signage being put into place,and would like to have the awnings above the two entrances look as if they are both part of the same business.Our shops are based on a Victorian tearoom, and we feel that the Copper Penny color of the awnings will add an additional aesthetic to the business,along with tying the two storefronts together. The Primer, Paint and Sealer will all be applied with a Titan4401 Airless which is electric. All areas that are not being painted will be well masked off.The painters will be working from ladders to reach the areas of application.The Primer is UMA, Advanced Technology Primer Sealer Bonder,the Paint is Modern Masters Metallic Paint: Non-Tarnishing Premixed water based Metallic Paint, and the Sealer is Modern Masters Master Clear water based Acrylic/Polyurethane UV Protective Clear Topcoat. We have attached pictures of the awnings, including the new signage superimposed onto the image,with our units showing the change to the Copper Penny color. The image leaves the businesses on either side of our store fronts maintaining their current color. We have also included the data sheets for the primer,paint and sealant that will be used to create this finish.
