This lot contains coastal bank and land subject to coastal storm flowage resource areas as well as the 100-foot buffer zone associated with the coastal bank. Existing features are shown on the attached architectural plans and site photographs. PROJECT DESCRIPTION The applicant proposes to renovate the house to include a first floor deck with stairs and the addition of a second story as shown on the architectural plans. Buffer zone disturbance activities will solely be associated with deck installation, and consist of first removing existing landscaping and structures, excavating deck and stair support holes, I installing Sonotube deck supports, constructing deck and stair structures, and compacting soil around the tubes and stair supports as necessary. The deck work will be kept away from the coastal bank and contained within the existing landscaped area and pool patio, thereby avoiding new.buffer zone disturbance.
