No opposition was presented to the plan; 2. The lot is virtually unusable without the requested variance. 5 = On the basis of the above findings of fact, and on the evidence presented at the hearing, the Board of Appeal concludes as follows: : x o 1 . Special conditions exist which affect the lot in question and do not generally affect the district; 2. Literal enforcement of the Ordinance would create a substantial hardship on the petitioner; 3. The relief requested can be granted without substantially derogating from the intent or purpose of the Ordinance and without substantial detriment to the public good. Therefore, the Zoning Board of Appeal voted unanimously, 5-0, to grant the relief requested provided that a Certificate of Occupancy be obtained. VARIANCE GRANTEDAl Scott E.
