Please find one copy of the plan and specifications for an adequate sprinkler
system which has been required by statue for Palmer Cove Yacht Club. Although Palmer
Cove Yacht Club has requested an exemption from the Automatic Sprinkler Appeals
Board, it is our understanding that this plan is required to be submitted.
This Sprinkler system design was obtained from Rustic Fire Protection, Inc. 320
West Main Street P.O. Box 1210, Norton, MA 02766 and conforms to 780 CMR
903.1.1,906.2.1,NFPA 13-2002 Edition.
One copy is also being furnished to the office of the Salem, Mass. Building
Inspector.

Fire Protection Systems and Requirements of 780 CMR 903.1.1
Gentlemen:
The following narrative clarifies issues related to the requirements of 780 CMR 6a Edition of the
Massachusetts Building Code section 903.1.1 Fire Protection Documents.
1. Design Methodology
The design shall conform to 780 CMR 903.1.1, 906.2.1,NFPA 13—2002 Edition.
The building is a one-story Type 5B construction with a wood roof. It has an area of 5,405 sq. ft.
and an overall building height of approximately 25 feet. The building will use Group Assembly
A-2.
The hydraulic calculations for the first floor were based on a density of 0.01 gpm/sq. ft. over the
most remote 1950 sq. ft., including a 100 gpm outside hose stream allowance. Hydrant
calculations for the attic were based on the flow from seven attic sprinklers with a minimum flow
of 40 gpm at 25 psi, including a 100 gpm outside hose stream allowance. Calculations indicate a
minimum safety pressure of 10 psi.
A dry pipe sprinkler system will be used to protect the entire building due to potential for freeze-
up due to the insulation being moved, which rests between the bottom chord of the trusses. The
system capacity is 145 gallons; therefore, water is not required to reach the inspector's test
connection in 60 seconds. Tyco attic sprinklers will be used in the attic space. Tyco concealed
space sprinklers will be used between the insulation between the roof rafters and the suspended
ceilings. The remainder of the sprinklers will be quick response semi-recessed sprinklers. Draft
stops will be constructed in the space above suspended ceilings to divide the area into 1,000 sq. ft.
intervals.
Sprinklers will operate due to a rise in ceiling temperature resulting from fire occurrences in the
vicinity of the sprinkler. Discharge of air from a sprinkler will result in the tripping of the dry

pipe valve and filling the system with water activating a water pressure switch and an electric bell
on the exterior of the building. This will create a waterflow alarm at the fire alarm panel, which
will transmit an alarm to the Brockton Fire Department by the master box.
The sprinkler system shall be hydrostatically tested at 200 psi static pressure.
2. Building and Site Access
Building is accessible from a drive off of Leavitt Street.
3. Fire Hydrant(s) Location and Water Supply Information
Water flow test information is indicated on the drawings.
The Salem Water Department conducted a hydrant test with a Static Pressure of 82 psi,
Residual Pressure of 71 psi, and a calculated flow of 1275 gpm.
4. Type, Description and Specific Design Layout of Sprinkler System
The sprinkler system is dry pipe NFPA 13 system using attic, concealed space, and quick
response sprinklers. Dry pendent sprinklers will be required where armovers to pendent
sprinklers are exposed to freezing temperatures.
5. Automatic Sprinkler System Control Equipment and Location.
The sprinkler valve and riser assembly is located in the front of the building.
6. Type, Description and Layout of Standpipe Systems
The standpipe system is not required per 780 CMR 914.2, since the building is not three
stories in height, not two stories with an occupant load over 300 and has no auditorium.

The 4" Storz fire department connection is located at the front of the building.

YOUR ATTENTION IS HEREBY DIRECTED to the provisions of
Chapter 2, Article XV et.seq. of the Municipal Code of the
City of Salem, Massachusetts, on file in the office of the
City Clerk on the first floor of City Hall.
Pursuant to the provisions of said Chapter 2, Article XV,
you are hereby notified that a certain unsightly condition
exists on premises specifically described at the facade
surrounding 47 Leavitt Street Salem Massachusetts 01970
which injures neighboring property and the public health,
safety, and welfare. You are therefore notified at once,
and in any event within thirty (30) days from the date of
this notice, to keep said property free therefrom.
In the event you fail to complete such work within the
time hereinabove mentioned, the undersigned shall cause
the same to be removed and you will be responsible for the
cost of removal of the condition from the property.

a building is responsible to maintain all pars of a building in a safe and
operable manner. The following items need to be addressed
I-Rear porch treads decking and railings need to be repaired or replaced
2-Front steps need to be repaired
3-Leaking Hot water heater needs to be replaced in basement
4-Cellar needs to properly illuminated
5-All interior Ballisters and treads need to be inspected and replaced where
required.

In accordance with the provision of Chapter 337 of the Acts of 1985 and Chapter 110, Section 5, of Mass.
General Laws, business certificates shall be in effect for four(4) years from the date of issue and shall be

Dear Mr. Shea:
This office has been in close contact with Captain Blake regarding 47
Leavitt Street and I can assure you that everything possible is being done
that can be done at this time, including having the property under
surveillance.
Correspondence has been sent to the owner of 39 Salem Street and we
are awaiting a reply.
With regards to the stone wall that collapsed at 60 Dow Street, an
inspection was made on July 19, 1993 and the wall has been repaired.
Anytime I can be of assistance to you, please, do not hesitate to

DECISION ON THE_P.ETITION OF LEONIDAS & MICHELE GETSIM F,OR.
VARIANCES AT\4` LEAVITT D 108 CONGRESS STS. (R-3)
A hearing of this petition was held September 19, 1990 with the following Board
Members present: Richard Bencal , Chairman; Joseph Correnti , Richard Febonio,
Edward Luzinski and Mary Jane Stirgwolt. Notice of the hearing was sent to abutters
and others and notices of the hearing were properly published in the Salem Evening
News in accordance with Massahcusetts General Laws Chapter 40A.
Petitioners are requesting Variances to allow parcels at 47 Leavitt St. and
108 Congress St. to be divided, the property is located in an R-3 district.
The Variance which has been requested may be granted upon a finding of the
Board that:
a. special conditions and circumstances exist which especially affect the land,
building or structure involved and which are not generally affecting other
lands, buildings and structures in the same district;
b. literal enforcement of the provisions of the Zoning Ordinance would involve
substantial hardship, financial or otherwise, to the petitioner; and
c. desirable relief may be granted without substantial detriment to the public
good and without nullifying or substantially derogating from the intent of the
district or the purpose of the Ordinance.
The Board of Appeal , after careful consideration of the evidence presented, and
after viewing the plans, makes the following findings of fact:
1 . There was no opposition presented at the hearing.
2. Division of the property will not change the use of the properties.
On the basis of the above findings of fact, and on the evidence presented at the
hearing, the Board of Appeal concludes as follows:
1 . Special conditions exist which especially affect the subject property but
not the district in general .
2. Literal enforcement of the provisions of the Zoning Ordinance would involve
substantial hardship to the petitioner.
3. Desirable relief can be granted without substantial detriment to the public
good and without nullifying or substantially derogating from the intent of
the district or the purpose of the Ordinance.
Therefore, the Zoning Board of Appeal voted unanimously, 5-0, to grant the
Variances requested, subject to the following conditions:

Appeal from this decision, if any, shall be made pursuant to Section 17 of
