ZBA Statement of Hardship
There are 2 reasons for seeking this variance. The first aesthetic. This is a highly
decorative structure modeled on the McIntire Tea House at the Peabody Essex
Museum and a 12' width for the front would result in a crowded, unappealing
look. Therefore, 14' is needed. The second reason is usability. If 2' were removed
from the Garden House's depth, it would result in a narrow, unusable space.
Even at 140 square feet, the structure fits well into the corner of the lot, and
allows for ample setback from the property lines and the other building.
