the following reasons :
There has existed on the locus property for several years prior to the enactment of
the Zoning Ordinance a single family house and a garage which was used as an automobile
service and gasoline filling station. Petitioner proposes to demolish both structures and
construct thereon a modern 44" x 46' structure which would be usedsolelyfor the operation
of changing oil and oil filters and lubricating motor vehicles together with other minor
services. No gasoline would be sold on premises. It is respectfully submitted that the
change in use is less detrimental to the neighborhood than the existing nonconforming use.
