INTRODUCTION
Dear review board,
I would like to request that a special permit be granted for operating a graphic design business and art gallery in my commer-
cial space located on the first floor of 107 Federal St.The space will be used as a graphic design studio in conjunction with
art from local artists/photographers.
The proposed plans are fitting to the neighborhood and will not cause a negative impact in any way.The hours of operation
will be Monday-Friday daring regular business hours and will not warrant any heavy deliveries or traffic.The clientele to be
brought in for business will be on an appointment basic and the operation will not function as retail spare,but as an office.As
a graphic designer,I operate my business via phone,email,fax and FTP and on occasion will meet with clients to discuss and
review proofs and current projects.
The an gallery will display works of art including paintings and photographs with consideration for sculpture. The gallery
hours will operate the same as the sttrdio with the exception of Saturday or Sunday appointments as needed and an occasion-
al evening gallery reception to welcome and announce a new artist when relevant.
4.)STATEMENT OF GROUNDS FOR SPECIAL PERMIT
A. Studio 107 will serve the needs of business and individuals in need of graphic design services, which'include,
but are not limited to:

With neighbors and Salem visitors in mind,the art gallery will add a fresh,attractive and interesting look to the walls
of the comer storefront, which is one of the focal points of the McIntire District Our intention is to attract local artists to
showcase their work,which will be viewed by my existing clients,potential clients,the community by way of announcements,
gallery receptions and updated links on my web site.
B. Traffic flow in the community, which inchides Federal Street and Beckford Street, will not increase due to my
proposed business. 1 am the sole proprietor, and as stated above, the majority of my graphic design business is carried out
digitally and electronically. to terms of the art gallery,it will not incur any more traffic than previous businesses at this location.
Parking for scheduled clients will be reserved by an existing 15 minute parking sign in front of the building. If,
for some reason that is not available, Studio 107 does own one off-street parking spot on the property.This spot is the space
closest to the building marked as unit 1 on the plot plan.
Deliveries,when needed,will be infrequent as I am a small business and my industry will not call for an excessive
amount of deliveries.

C. The utilities used,will not,in anyway,affect the community anymore than they do now.The usage of water will be
atremely low,and the electricity is that of a few lights and for my office equipment.The heating and the air conditioning will
be used in order to stay comfortable while working and for clients as well as interested parties baking at the art.Above and
beyond that, 1 do not foresee the utilities being used excessively.
D. My proposed business will not impact the natural environment as there will be no drainage issues based on my
Company services.Any waste,such as toner or prim cartridges,will be disposed of properly.
E. The exterior of the building,including the storefront,ate up to historic standards approved by the Salem Historic
Commission. My proposed business will keep to the character and historic look of the building,including the signage for the
front of the building.As for the interior,the space is pleasing to look at,and has since improved its look with fresh paint and
hardwood floors.The art that will adom the walls will add to the beauty of the building,and the overall look of the studio will
possess lots of character which will be fitting to the charm of the neighborhood

107 Federal Street, Unit 1, Salem, MA. 01970. This space is located in an R2 Zoning

World Book Media is a book packager, content provider and publisher established in
2008. WBM creates craft & art titles in English, and also produces co-editions in
additional languages. The bulk of our tasks are computer based and the space we
propose to use, 107 Federal Street, would be our editorial, design and sales hub.
The co-owners of this business are Christy Bao and myself(Genia Patestides). We
work together remotely and after five years in business would like to open an office.
Christy Bao is based in Cape Cod and will continue to run the business from this
location. I own and live in a condominium in the McIntire Historic District, two blocks
away from the 107 Federal Street location and would run the proposed office space
located at 107 Federal Street.

a) Social,economic,or community needs served by the proposal
Our goal is to grow our art and craft book publishing venture and believe that basing the business in
Salem would contribute to the town's growing creative economy.The bulk of our tasks are computer
based and the space we propose to use, 107 Federal Street would be our editorial,graphic design and
sales hub.We also work with freelance designer and editors that would rarely, if ever come to the
office. We would like to offer a publishing internship each semester to a qualified student from a local
college such as Salem State or Endicott College.
b) Traffic flow and safety,including parking and loading
The business will not have an impact on the traffic flow. One parking spot is available with the office-
and public street parking can accommodate the additional employee and student intern.We will use
FedEx and UPS delivery services which currently serve the residence of the neighborhood.
c) Adequacy of utilities and other public services
Existing utilities are adequate for the needs of this office based business.No additional or unusual
demands will be placed on the electric,water, and heat already provided.
d) Impacts on the natural environment,including drainage
No impact at all beyond existing ones.
e) Neighborhood character
The proposed use of this space as an office for a publishing business office is a great fit for the
neighborhood. No remodeling or modifications will be made to the inside or outside of the building.
It is not a retail business and does not run the risk of introducing an unpredictable flow of traffic coming
and going. The business will operate Monday through Friday from 9 am until 6 pm.
f) Potential fiscal impact,including impact on City tax base and employment
We will aim to hire and employ 2-3 qualified individuals who are locally based. As tenants in the
space located at 107 Federal Street we will maintain it and be in contact with the building owners should

World Book Media is a book packager, content provider and publisher established in
2008. WBM creates craft & art titles in English, and also produces co-editions in
additional languages. The bulk of our tasks are computer based and the space we
propose to use, 107 Federal Street, would be our editorial, design and sales hub.
The co-owners of this business are Christy Bao and myself(Genia Patestides). We
work together remotely and after five years in business would like to open an office.
Christy Bao is based in Cape Cod and will continue to run the business from this
location. I own and live in a condominium in the McIntire Historic District, two blocks
away from the 107 Federal Street location and would run the proposed office space
located at 107 Federal Street.
I do believe our business would be a great fit for the space located at 107 Federal

Our goal is to grow our art and craft book publishing venture and believe that basing the business in

sales hub.We also work with freelance designer and editors that would rarely,if ever come to the
office. We would like to offer a publishing internship each semester to a qualified student from a local
college such as Salem State or Endicott College.

The business will not have an impact on the traffic flow. One parking spot is available with the office
and public street parking can accommodate the additional employee and student intem.We will use
FedEx and UPS delivery services which currently serve the residence of the neighborhood.
c) Adequacy of utilities and other public services
Existing utilities are adequate for the needs of this office based business_No additional or unusual
demands will be placed on the electric,water,and heat already provided.
d) Impacts on the natural environment,including drainage
No impact at all beyond existing ones.
e) Neighborhood character
The proposed use of this space as an office for a publishing business office is a great fit for the
neighborhood. No remodeling or modifications will be made to the inside or outside of the building.
