Sir or Madam:
Our new neighbor Thomas Vander Sahn is seeking a variance from side yard setback
zoning to construct the second floor addition at the Board of Appeal on November 20`h at
6:30 p.m. As we told Vander Sahn at our 10/16 meeting, we oppose the addition in the
strongest possible terms. We respectfully submit the following reasons for our
opposition:
1. The proposed new addition is historically inappropriate, and can be easily seen
from Warren St. The existing wooden additions were put on about 50 years ago so
they are grand fathered, but inappropriate by today's historic standards. Chestnut
Street is a recognized national treasure because of the purity of its Federal
architecture. It has been considered by leading architects and historians as one of
the most beautiful streets in America. Chestnut St. has not been a street of
continuous architecture. The homes have not evolved over time, but were built
mostly between 1800 and 1830. Photographic archives reveal very few exterior
changes to the buildings visible from either Warren Street or Chestnut Street.
Therefore a 1950's style wooden addition would be totally unacceptable by
today's standards. The proposed work would forever destroy a rare Federal
window and large parts of the rear brick bearing wall. Thus, the proposed addition
would make a bad thing worse.
2. The proposed structure is non-conforming, and'there appears to be no merit in the
granting of a variance.
3. Destruction of the historic exterior within the McIntyre district will set a
dangerous precedent for future exterior alterations. If Vander Salm's project is
approved, anything can happen.
4. Destruction of the bearing wall may well cause structural damage to all of the
adjacent buildings. The previous owners excavated their cellar to build a kitchen.
The drilling caused damage to our plaster walls and apparently caused damage to
Jon Reardon's home 35 Chestnut. It is not hard to imagine the wall cracks, spider
fractures and dust that will result from the rear wall demolition. I have spoken
with John Wathne, a respected building engineer who also believes significant
problems will result. I have asked him to review plans as soon as they are
available.
5. The addition is clearly visible from Warren Street, and a major problem for
Warrant Street residents.

6. The variance cannot be granted on the basis of pressing need, since Vander Salm
and his wife will be living alone in the 5000 square foot house. They have many
options for a larger bathroom other than to blow out the rear bearing wall, and add
an unsightly, historically inappropriate addition.
7. The addition will have a major negative impact on our views and light from the
window outside the master bedroom, and from both kitchen windows. The
external addition moves his wall nearly 12 feet closer to our kitchen and bedroom
windows. Francesca and I will loose 50% of the view from the second floor
window outside of our bedroom, and the kitchen window. Since we looked out
upon garden and magnificent sunsets, you can imagine that the prospect of
loosing that wonderful view is pretty upsetting. We are not merely abutters we
share a common wall.
8. We do not look forward to construction right outside of our bedroom. Since the
rear brick bearing wall, and windows will need to be knocked out, we imagine
there will be a great deal of noise and dust. The previous owners made an
unbelievable racket for over eight months while they excavated the cellar floor.
We don't care for more. We are particularly distressed that the demolition will
take place over the Thanksgiving and Christmas holidays while our sons are home
from school. During the past three weeks, the racket from the demolition work
has already been considerable. Spider crack appeared on our wall and ceiling as a
result. Vander Salm's out of town firm has parked their trucks on the front lawn,
left garbage on the street, and broken tree branches. We can only image the
racket,mess and danger if Vander Salm is allowed to destroy a piece of history.
