I do understand the huge inconvenience this is to you, but it will be worth
it. They told me it is very important that any and everything is away from

They will try do install all the windows in the whole house on Saturday and
will be starting from the top.

i I am aware of the repairs I have to make. I just bought the house September 7" 2005. 1
knew it needed windows and decks. I chose to put in new windows first because the
i windows had cracks in the glass, while other windows were missing glass altogether. The
j tenants were asked what they needed when I bought the house. Windows were a major
concern. I had 26 windows ordered and 21 put in. ( 5 did not get made right away,but
should be here in the next 2- 3 weeks). I planed on the decks in spring ,but unfortunately
i I am not able to wait now. The rents don't cover the mortgage so I was going to use my
tax money. The rents are short by $1000.00 every month. I understand this does not
concern you. Ijust wanted you to know we planned on fixing everything up because we
take pride in our property.
Anyways I wasn't sure if you knew my current situation, I have been in contact with
David Greenbaum the health inspector. I don't know if you share files , so I will send you
a copy.
On December 1" Ronald Simpson received a rent raise of$ 50.00. He was the last of the
tenants to get one,he's been a difficult tenant from the start. He wouldn't sign a rental
agreement,and he sent me a certified letter of a noise complaint, which 1 handled right
away.But he never said anything needed repairs,or I would have done it. We are always
at the house fixing something. Before we bought the house he wouldn't let the inspectors
in which I still had to pay for.
Out of retaliation for the rent increase he called the Board of Health on me (dec.12'" ) I
received your letter in the mailbox on Dec 17" ,2005. And asked him what needed
j repairs he stated the sink,the heater cover, and the toilet. I went to home depot bought
the supplies.He wouldn't let me make the repairs,nor could the window people make
theirs. He called the police on me. (report included)

He won't let me in to make repairs,which I would like to make, it only buns me not to
fix things before the problems get worse. He has received two notices for me to make
repairs but he will not respond. I don't know what to do. All the other tenants in the
building like us, I had one write a letter showing what kind of people we are.
The ceiling, I don't know what to do with that,he won't let me in to fix anything. If you
could shed some light on the situation I would greatly appreciate it. Thank you very much

Also I'm sending over a letter one of my tenants wrote that live at 8 lathrop st.
showing my judge of character and how all you have to do is ask and I will fix it
right away. I'm very upset and can't sleep over this because I'm not a bad or
neglectful landlord. I always go out of my way for my tenants because when their
happy I'm happy. It's easier to fix things right away then let them get worse and
cause more damage.Honestly if I had known of any of these issues I would have
i! fixed them immediately. Which I plan to do now that I know.

responded. What am I to do if he does not respond?I need to fix everything. I even

Ron Simpson had stated that he had been in contact with the electric company, and that is
how he became aware that the hall lights were in his meter. I contacted the electric
company this morning to ask they if they ever came out to inspect or spoke with Mr.
Simpson. They stated they had not, the only time they spoke with him was to turn the
service on. I do pay an electric bill for the house meter and have ever since I bought the
f house. I was wondering if you checked to see if something might be cross wired. Or was
}j+ it just on his word. And would you still like me to have someone look at it?

We are happy to announce that we will be having new windows installed in the entire
j building. We have been approved for financing with Home Improvements of New
I England.We are scheduled for measurements on Saturday, November 198' at 5:30 -
6:00 pm. They need to measure EVERY window from the inside, and then they can be
ordered. Shipment of windows is approximately 2 weeks. Installation the following week.
I will send a separate notice with solid installation dates. I would like to get them done as
i soon as possible , the old windows need replacing before it gets too cold, this will save
you money on your heating bill, and it would be nice before the holidays. They need to
f get in every unit, they will NOT be unsupervised. If you will be home that is great, if not
we can let ourselves in. (assuming we have the keys). If you have any questions or
