DECISION ON THE PETITION OF FRANK & JOAN LIVAS FOR A OITY CLFS!.. SALEM.MASS.
VARIANCE AT 63 BRIDGE ST. , SALEM (B-4/R-2) .
A hearing on this petition was held May 15, 1985 with the following Board Members
present: James Hacker, Chairman; Messrs., Charnas, Gauthier, Luzinski and Strout.
Notice of the hearing was sent to abutters and others and notices of the hearing is
were properly published in the Salem Evening News in accordance with Massachusetts
General Law Chapter 40A.
Petitioners are requesting a Variance from setback requirements and use in order
to construct a storage building in this B-4/R-2 district.
The Variance which has been requested may be granted upon a finding of the Board
that:
a. special conditions and circumstances exist which especially affect
the land, building or structure involved and which are not generally
same district;

buildings and structures in the
affecting other lands, g
b. literal enforcement of the provisions of the Zoning Ordinance would involve
substantial hardship, financial or otherwise, to petitioner; and
c. desirable relief may be granted without substantial detriment to the
public good and without nullifying or substantially derogating from the
intent of the district or the purpose of the Ordinance.
The Board of Appeal, after careful consideration of the evidence presented at the
hearing, and after viewing plans of the property, makes the following findings
of fact:
1 . There will 'be no change in the type of business or work performed;
2. Petitioner will remove old trailers from premises;,
3. This will improve the neighborhood;
4. Will generate new tax dollars for the City;
5. There was no opposition.
On the basis of the above findings of fact, and on the evidence presented at the
hearing, the Board of Appeal concludes as follows:
1 . Special conditions exist which affect the premises which do not affect
the district generally;
2. Literal enforcement of the Ordinance would work a substantial hardship
upon petitioner;

3. The Variances requested can be _granted without substantial detriment to
the public good and without substantially derogating from the intent and
purpose of the Ordinance.
Therefore, 'the Zoning Board of Appeal voted unanimously 5-0 to grant the Variance
requested under the following terms and conditions:
1 . Trailers are to be removed from premises;
2. Building is to be used for cold storage. only;
3. No fabrication to be performed in the new building;

4. Building to be unheated.

j MORTON BUILDINGS GENERAL SPECIFICATIONS CITY OF
NAIL LAMINATED COLUMNS - No. 1 or better southern yellow pine laminated posts (3-2x6's)
used in Morton Buildings are pressure treated below grade with pentachlorophenol in
P9 oil. to a net retention of .6 pounds of pentachlorophenol per cubic foot of wood.
ANCHORED IN CONCRETE - Post holes are dug O/A feet deep, O/A pounds of concrete is
poured into the hole. Two 1/8"x2"x2"x5" angle base anchors are placed 1" from the
bottom of the post. An additional KIN pounds of concrete mix is poured around the base
of the post.
SPLASHBOARDS - Splashboards are No. 2 and better southern yellow pine 2"x8" S2S and
center matched, pressure treated with pentachlorophenol to .4 pounds retention. One
row is furnished for buildings on a level grade.
ROOF TRUSSES - Factory assembled with 18 or 20 gauge steel truss plates as required.
I Trusses are designed by a registered professional engineer for roof loads as required
by local conditions anAuilding codes.
BRACING - 0.035"xl%" high tensile steel diagonal, X-bracing in all corners. Lateral !

ROOFING AND SIDING PANELS - 0.019" min., G90 zinc galvanized steel with an additional
baked-on silicone finish. Color is 1 mil thick on exterior. 1
TRIM - Die-formed trim of 0.019" min. steel with silicone finish on corners, gables,
ridges, and doors.
GUTTERS - 5" box type gutters, colors to match trim, on both sides of the building.
SKYLITES - 38"x7' 1" panels of. 8 oz. translucent green fiberglass or 6 oz. translucent
white fiberglass with Tedlar formed into same pattern as roofing and siding panels.
HEATING, PLUMBING, VENTILATION, AND ELECTRICAL WORK - By others, not part of these plans.
