While the request for a Special Permit seems minor,the Zoning Board of Appeals requires a Certified Plot plan for existing one and two family structures when exterior alterations are within two (2)feet of the property line. In this case, it appears that you are proposing to construct the proposed front porch area at the front yard property line and therefore need to have a Certified Plot plan stamped and dated by a registered engineer or land surveyor. Please submit a Certified Plot Plan. While the attached plans diagram your proposal,the Zoning Board of Appeals requested additional architectural and design information to better understand whether your proposal fits with the existing neighborhood character. Further,the plans attached plans must be drawn to scale such that someone reading the plans can scale the drawing.
