The unit is being used by the wardrobe department for the design, construction and alteration of costumes for the movie. This work is being performed from early morning to as late as midnight each day. The place looks like a "sweat shop". We, the undersigned, believe the unit is therefore in violation of the following zoning regulation: 1. Rooming and boarding of more than two (2) persons. 2. Engaging in an activity not covered in Section 5, page 19 "Permitted Uses". 17 The undersigned owners of the other units within the condominium asso- ciation further state that the unit is being used in violation of the by- laws and master deed (Exhibit A). We expressed this to John Hamilton (or i„ Gentral St. , Rowley, MA) , who is the landlord but this has been to no avail . We also are disgusted with the lack of concern these people display for the appearance of our "homes" and the neighborhood. The unit is "furnished" with racks of costumes and accessories, sewing machines and other tools of their trade. A washing machine is connected in the spot where the stove hook-up is located. During the daytime anywhere from 9-20 people pass through the unit. In addition, we believe the unit is being used as "dormitory" housing for some of these people. The undersigned neighbors of the premises also object to the lack of con- sideration displayed by these people. They have violated parking restric- tions and have showed no respect for the right of way. Furthermore, there is a concern that the violation might set a precedent for violations by others. As long-standing residents and property owners, the undersigned are determined to ensure that the area continue to maintain its character and charm. (c) The common areas and facilities shall be used only for the furnishing of the services and facilities for which they are reasonably suited and which are incident to the use and occupancy of units.. (d)� No nuisances shall be allowed in the Condominium nor shall any use or practice be allowed which is a source of annoy- ance to its residents or which interferes with the peaceful �--�possession or proper use of the Property by its residents. Section 12. Additions, Alterations or Improvements by Managing Board. (a) If fifty (50) percent or more but less than seventy-five (75) percent of the unlit owners agree to make an improvement to the common areas and facilities, the cost of such improvement shall be borne solely by the owners so agreeing. (b) Seventy-five (75) percent or more of the unit owners may agree to make an improvement to the ccmwn areas and facilities and assess the cost thereof to all unit owners as a conmon expense. Section 13. Additions, Alterations or Improvements by Unit \Owners. No unit shall make any addition, alteration or improvement of a structural nature in or to his unit, and no unit owner shall make any exterior alteration or addition (including painting, awnings, grills, and the like) , without in each instance the prior written consent of the Managing Board, such consent not to be unreasonably withheld or delayed. All plans and specifications must be approved by the Managing Board, and the work shall be performed strictly in accordance therewith. No work shall be commenced unless such work complies with all applicable statutes, regulations, and ordinances, and all required permits have been obtained. The Managing Board shall not incur any liability on the part of the Managing Board to any contractor, subcontractor or materialman on account of such addition, alteration or improvement, or to any person having any claim for in- jury to person or damage to property arising therefrom. Section 14. Right of Access.
