Hacker, Peimonte, Feeherry, and Associate Member .Martineau. Notices of the hearing were sent to abutters and others and notices of the hearing were properly published in the Salem Evening News in accordance with Massachusetts General Laws Chapter 40A. The Petitioner has requested a variance for the property at 11 Goodhue Street to construct a 32 foot x 26 foot addition to the existing structure. A variance is required because the. building is in an I district where the proposed construction would be prohibited without . a variance because it will exceed requirements for maximum lot coverage, and will encroach into side yard and rear yard set back requirements. The Board of Appeals, after consideration of the evidence presented at the public hearing and after viewing the property ` makes the following findings of fact::-r 1. The Petitioner has made a substantial investment in the property over the last several years in connection with its use as a restoration shop for classic motor , vehicles. 2. The Petitioner' s request if approved, will improve the appearance of the area and will facilitate the storage of motor vehicles. 3. Petitioner' s request is unopposed by neighbors. On the. basis of the above findings of fact, and the evidence presented at the public hearing, the Board of Appeals concludes as follows : 1. The property in question is unique because of its peculiar configuration and because of the existing structure on the property. 2. The conditions described above especially affect the land and structure in question but do not generally affect the zoning district in which the land is located. 2 - 3. The conditions described above which affect the land in question, but not the zoning district generally cause the following special hardship: unless the variance is granted, the area will not be improved and Petitioner' s business which is an appropriate one in an_Industrial district will suffer. 4. The desired variance may be granted without substantial detriment to the public good. Therefore, the Board of Zoning Appeals unanimously voted in favor of granting the requested relief; the Board grants a vari- ' ance to the Petitioner on the following terms and conditions: 1. The Petitioner may construct a 32 foot x 26 foot addition to the existing structure on the site. 2. Goff 83 Hale Street Beverly,Ma 01915 Re: 11 Goodhue Street Salem,Massachusetts 01970 Dear Sir: In response to a request for a Certificate of Inspection, this department accompanied by a representative of the Salem Fire Prevention Bureau in- spected the premises located at 11 Goodhue Street for a purposed use as an automotive repair garage. The inspection revealed the following violations that require correction prior to the issuance of a certificate. - n 1. Boiler room must be completely enclosed with two hour fire rated ^ • materials. 2. A self-closing devise must be installed on boiler room door. j 3. Door and window assemblies dividing the office from the shop must be Class "B" fire rated. 4. The shop area ceiling requires two (2) layers of fire-coated sheetrock. 5. All structural steel elements of the building must be enclosed with two (2) hour rated material. o. The electrical wiring must be brought up to current code standards. 7. Approval must be obtained from the Salem Fire Prevention Bureau for the location of the boiler and oil tank. 8. No auto body"or spray painting is permitted. Please obtain the required permits prior to starting work.
