The work proposed for 21 Winter St. will include:
1. Replacement of gutters and re-routing of downspouts. And
installation of one new downspout. The gutters will be 6 inch
K-style. One of the downspouts will be routed into a french
drain.

second floor (not visible from street)
3. Removal of deteriorated metal railing on front steps
4. Removal of deteriorated clapboards on street elevation, to be
replaced with cedar clapboards, with scarfed joints, and 3 ¾ inch

salvaged will be replaced by new, scarfed, cedar clapboards like
on the street elevation.

salvaged door, installation of an elliptical fan light. The current
door will be saved for salvage.

Plans, from surveyors office, showing locations of work
These pictures show the driveway downspout that will be moved to
the cornboard on street elevation.
This picture shows the location of the new downspout, on the
cornerboard on the south east corner. This downspout will be french
drained, and the bricks returned to their current configuration.
Current deteriorated metal railings will be removed.
Clapboards on street elevation will be removed and replaced with
cedar clapboards, with scarfed joints and 3 ¾ inch reveal. All trim will
be restored or replaced with fir. Current gutters on street elevation will
be replaced but retain present locations.
Clapboards on entry elevation will be restored. Any that are beyond
restoration will be replaced with new cedar clapboards. All trim will be
repaired, any that are deteriorated will be replaced with fir, and match
existing molding profiles.
House will be painted to match the color scheme of the kitchen ell. All
colors are Sherwin Williams.

Shutter, storm and front door color “Black Magic” SW6991

Our neighbors at 19 Winter St., have offered us the shutters that were
previously on their house. Osgood Companies will measure, scrape,
paint and install those that will fit. We will likely have to have shutters
made or sourced for the third floor, so there might be a delay for some
of the windows. Shutters will have salvaged period shutter dogs and
hinges and be mounted as if they were operational, not nailed to the
siding.
Front door will be replaced with a salvaged Federal Door and
installation. Railings will be removed. The porch will be modified to fit
the new Federal door, with 2 doric columns supporting it. Double door
and current brackets will be removed and salvaged.
The door originally had a fan light, as we discovered while renovating
the hallway. The outline suggests it was elliptical. There was no
evidence of side lights, but any evidence of them may have been
obscured by the larger, later door.
The door is also a security risk for us. There are 7 generations of
locks, most of them mortise types, so the door poses real challenges
to installing new, safer locks, without significant restoration. In the
event of a large outlay, I would prefer to have the Federal door
scheme restored, than maintain a later door. This is in keeping with
the other renovations we have done on the building, trying to restore
the Federal aspects of the home.
These doorways are what we are modelling the new design on. 7
Daniels (left) and 22 Andrew (right). Both have a similar column
placement, which we would mimic. The shutters on the door on
Andrew st. are also what we would like to install, possibly also
provided by our neighbors. The fan light will be elliptical, as our door
would be wider and evidence, and proportion, recommend an ellipse
rather than a half circle. The porch would be similar, with simple clean
period trim and a half hip roof. It may be the case that the current
porch had a similar original layout and can revert to this configuration,
but conditions will dictate whether it is a modification or a replacement.
The cables that tie into the southwest corner of the house, on the
driveway side, would be neatened up, and unnecessary cables
removed. The electrical line would be re-secured to the house. We
would also plan to install a GFI outlet for everyday use and an EV
charger for an electric vehicle. Both of these would be mounted on
the water table, between the basement window and the sidewalk.
Lastly, we would like permission to remove one, or two, rows of bricks,
and install a covered drain to the tree lawn. The two downspouts that
empty there create a constant slipping hazard, as the sidewalk and
our driveway are at an angle. The ice created by these downspouts is
a constant danger. It is my hope that channeling the water to the tree
lawn will help eliminate some, or most, of the ice created there.
This is a similar type of downspout drain
(Bordeaux, France). We would like to pick something that would
blend in with the bricks.

Shutters.
Osgood Companies has obtained the shutters gifted to us by Mike and
Wendy (19 Winter) and will sand, repair and paint them. A few windows on
the third floor will require new shutters, to be obtained by Osgood
Companies.
Front door replacement and exact measurements will be determined on the
dimensions of the front door I obtain from salvage (most likely Old House
Parts, in Kennebunkport). The design will be based on both existing
architectural drawings of the period houses, specifically 22 Andrew St., 7
Daniels St., and the design of the Honnewell-Shepley house, in Portland,
1805. The design for my back door was based on houses in the area,
specifically around the common, as the area was developed roughly
around the same time, and appear to share similarities in many designs.
I’ve included before and after of the exterior, the replacement of the vinyl
window with a custom built 9 over six (by Nicholas Lemire, carpenter).
I’m planning on keeping many elements of the back door hood for the
portico. While this house is located on a nice street, interior evidence
suggests the house originally had more modest molding and decoration
that some of the neighboring federal buildings. I’d like this modesty to
extend to the front door and the portico, with simple trim, doric columns and
pilasters, and a simple fanlight.
I’ve included my drawings of the back door, so you can get a feel for the
front.
