Debris is being dumped at location of foundation. 2. Three stumps are being stored and cut on property. 3. Motorcycles and other motor driven machinery being stored on property. 4 . Brush and debris throughout the area . It appears that the lot in question conforms to all the re- quirements of the existing zoning ordinance with the exception of the area requirement. An examination of the records at the Registry of Deeds indicates that the most recent instrument of record (deed dated Jan. 23, 1963 and recorded Jan. 25 , 1963 ) prior to August 27 , 1965 (effective date of the zoning ordinance) indicated the lot was held in common ownership with adjoining land (Lots 81 through 85 on the same deed dated Jan. 23 , 1963 and recorded Jan. 25 , 1963 ) . It should be noted that the Aug. 13 , 1965 deed of Lots 75 through 80 was not recorded until Dec. ,10_, 1965 , thus, it is necessary to revert to the 1963 deed for ('gurposes of determining " . . . at the time of recording . . . " as -set out in GLc40A §6 . Also, it should be noted that there were several con- veyances of Lots 81 through 85 from Jan. 25, 1963 until the ef- fective date of the zoning ordinance on Aug. 27 , 1965. However, the Registry indicates that the most recent instrument of record concerning these lots prior to Aug. 27 , 1965 (deed dated and re- corded July 15, 1965 ) indicated these lots were held in common ownership with lots 75 through 80 and continued in common owner- ship until the deed Dec. 10 , 1965 conveyance out of lots 75 through 80 was recorded.
