The sign is proposed as a repair to an existing non-conforming sign. The
repairs consist of updating the electrical to continue to internally illuminate
the tenant directory, (the upper portion of the sign that reads Jefferson
Place will not be illuminated). The sign is composed of steel posts which
will remain, the wood wrapped around the posts will be removed and
replaced with white PVC. The exisitng sign is a little over 15 feet the
repaired sign will be slightly lower at 15 feet- this is measured from the
top of the concrete foundation, not the ground. Per the applicant, the cost
to replace the entire sign from ground up would be about $35,000. The
proposed repairs are $10,000 that includes fabrication and installation. I
am recommending approval because the applicant has demonstrated that
the updates will just be a repair (wrapping existing steel posts) and the
cost of the repairs do not exceed 35% of the replacement cost and the
repaired sign does not increase the nonconformity. The repaired sign will
be shorter than the current sign and the internal illumination is limited to
the tenant directory which is already internally illuminated.
