In the event the premises described in this mortgage shall be sold,
conveyed, transferred or otherwise alienated, the entire mortgage debt shall become
due and payable at the option of the holder.
Any deficiency in the amount of the payment due shall, unless made
good by mortgagor within 30 days, constitute an event of default under this mortgage
and the entire mortgage debt shall become due at the option of the holder thereof.
Tho failure of the holder hereof to exercise this option or any other option given
j hereunder or in the note secured hereby shall not be held to be a waiver of any of the
