,Re: Property at 106 Highland Avenue
Dear Mr. Balboni:
We spoke some weeks ago about the status of the
property at 106 Highland Avenue.
There is a spurious deed in the chain of title which has
caused the property to be assessed, for at least one year, to the wrong
owner through no fault of your office. The following chain of title is correct:
DATE GRANTOR GRANTEE BOOK/PAGE
.- 3/3/70 Suzanne Altain Paul, Angelo, James Scangas 5673/490
11/30/70 Paul, Angelo, James James X. Meniates 5730/550
Scangas
-2/2/73 James X. Meniates Louis P. Goutzos, Trustee of 5946/366
Goutzos Realty Trust
3/4/75 Louis P. Goutzos, Peabody Credit Union 6132/270
Trustee
The record also shows a merger of Hellenic Credit Union with Peabody
Credit Union in Book 6220, Page 538.
I have been in contact with a Mr. Thomas Allanach from the
Massachusetts Credit Share Insurance Corporation, which apparently has taken
title to the property formerly owned by Hellenic Credit Union. In my opinion
title resides in Hellenic subject to whatever rights Mr. Allanach's corporation
may have. The correct address for the owner should be, therefore, Massachusetts
Credit Union Share Insurance Corporation, 950 Mechanics Bank Tower, Worcester,
Massachusetts, Attention: Mr. Thomas Allanach.

In order to push this tax title along, the assessment
records should be corrected to eliminate the deed into Samuel Theran and to
reflect the merger of Peabody Credit Union with Hellenic Credit Union in order
that the tax be billed to and demand made payable on the proper taxpayer.
Very truly yours,
i
