Delaney, Pastor Saint James-Parish deral-Stre°et Salem, MA 01970 Re: Stair and Kitchen Appendage to Main Church Dear Father Delaney: Having studied the data resulting from the borings taken adjacent to the subject building, and having reviewed the existing conditions at the openings cut in the ceiling of the second story of the stairwell , the conclusions, options, and recommendations are herewith presented. The_•boring data, taken by Atlantic Testing Company, show deep layers of fill at all the borings. The depth is in the order of twenty to twenty-five feet , and the material revealed by the core samples is extremely loose . The data also indicates refusal depth at approximately thirty feet below ground grade. It is the deep fill , which is in a state of slow compaction, that is causing the settlement of the. stairwell 'and kitchen building. This appendage building is rotating vertically in a southerly direction away from the main building walls . The settlement is general with . respect to the parking area behind the chapel and the church building , and can be seen in the "dishing" effect .which it has produced in the blacktop paving of the parking area. The ceiling openings revealed a definite movement outward of the joists and beams of the roof framing . These members have moved some inches off the support pockets which were cut in the brick masonry of the original church building. In fact, the A x 10 hip beam seated in this wall has moved so that the surrounding brickwork of the main wall has ruptured. Because the bearing areas for these roof members, joists and beams , has been reduced by the movement , I had directed that the upper stairs be closed to . use. Delaney In view of the revealed data, and since the building is in an active state, it is recommended that its use . be discontinued. Some possible solutions to this problem and discussions . of these solutions follow: 1. Remove the exterior platform, auger three or "'•. ' four caisson shafts to refusal , provide brackets at the tops of the concrete caisson shafts to project under the existing foundation walls , reinforce the existing walls by an exterior system of tie rods , on inside and outside faces, to form queen post trusses, jack in the building loads to the brackets. This proposal requires the shoring of the existing structure, demolition and removal of the interior floor at ground level to permit access to the foundation walls, investigation and design of reinforcing methods for containing the structural members affected by the movement of •the building, and the restoration of the floor and platform and interior finishes affected by the new work. 2. Remove the exterior platform, drill pipe pile clusters inside and outside of the foundation walls, cap the clusters with reinforced concrete tie beams, reinforce the foundation walls as in Solution 1, jack in the building loads to the pile caps. In addition to the discussion items following Proposal 1, which are also applicable to this suggestion, the interior work will be more extensive because of the logistical problems involved with providing access for the driving equipment within the building. 3. Remove the exterior platform, needle and underpin the existing structural walls , excavate and provide a reinforced concrete mat under the entire structure. This mat would be floating on the fill. The value of this proposal is dubious since, at best, it is but a temporary solution, the building will continue to settle, although the rate of movement will be less . The second floor and roof structural systems will. require constant monitoring, on a monthly basis, for movement effects. J.F. REGAN ENGINEERS. INC. -3- Rev. Francis H. Delaney These facts , with the the required shoring , and demolition of the entire ground floor do not warrant the large expenditure of time and money. to accomplish this solution. 4. Build support structures against the existing building walls to contain the ends of the roof and floor framing members as { they move out of their supporting boxes in the existing masonry. This solution is again of a temporary nature.. It also presents a possible safety hazard in the future, e.g . a ' new pastor may not be aware of the problem and could very well overlook the necessity of constant monitoring of the displacements of the various building elements. 5. Raze the existing structure and rebuild an exterior stair structure of steel enclosed in glass and supported on drilled caisson shafts . Relocate kitchen facilities into main building. This may very well be the most logical and economical solution. The new structure should be architecturally designed and would then be pleasing in appearance and functional in arrangement. The structure would then be supported on an acceptable bearing material thus assuring its proper behavior. All of these proposals will require professional services for performing surveys , analysis, design, and preparation of contract documents. Rough estimates of costs for the outlined proposals may very well be obtained from the material outlined in this report and its enclosures. If you have any questions, please call.
