The definition of a subdivision as defined in the subdivision regulations
of Salem, Massachusetts is the division of a tract of land into two or
more _l.ots . This project is proposing to combine two 7 , 000 s . f.
nonconforming contiguous lots in a B-2 zoning district into one 14 ,000
s . f . lot . The density regulation as defined in the Salem Zoning
Ordinance for a B-2 zone is 12 , 000 s . f. minimum lot area. This project
also requires the relocation of an existing building on one lot in order
to conform with Section VI of the Salem Zoning Ordinance which states
that no more than one dwelling shall be built upon any one lot .
