Certain unimproved farm land on Baker's Island, Salem Harbor, Essex Coutaty,
Massachusettq, bounded and described as follows:
Southwesterly by a stone wall forming the northeasterly boundary of Lots
24, 26, 25, a roadway, Lot 23 and part of Lot 22 as designated on a Plan of
Nathan R. Morse, recorded in the Essex So. District Deeds, Book 1686, Page
600, 240 feet;
Northwesterly by land of Hurd, approximately 400 feet;
Northeasterly by a 20 foot wide roadway along the southwesterly boundary
of land of Joll (or Millar) 158 feet;
Easterly by Qiff Street, as designated on a "Plan of Lots on Baker's Island,
Salem Harbor, Chas. A. Metcalf, Surveyor" recorded in the Essex So. District
Deeds, Plan Book 25, Plan 13, 200 feet;
Southeasterly by Ocean Avenue on said Metcalf plan, approximately 130 feet.
ALSO a second tract of unimproved farm land designated as Lots 53, 52,
27, 26 and 25, bounded by Grandview Ave. , C,liff Street and Ocean Ave, on
saidh_'Metcalf Plan.
Said grantees agree that no buildings or structures shall be erected upon
said conveyed land without consent of the grantor, or her heirs or assigns.
For title see deed of Gordon K. Hurd and Ethel G. Hurd to the grantor,
dated Spptember 6, 1958, recorded with said Deeds, Book 4579, Page 240.
2. The land in Salem, Essex County, Massachusetts, known as "The Irwin
Place" located on Baker's Island, with the buildings thereon, bounded and
described as follows:
Beginning at the northerly corner of Lot 32 and thence running Southeasterly
by Eastern Avenue, 36 feet; thence turning and running Northeasterly by said
Eastern Avenue 69 feet; thence Southwesterly 90 feet; thence Westerly by Lot 33
of plan hereinafter mentioned 75 feet; thence Northerly by Lots 29 and 28 of said
plan, 77 feet to the point of beginning.
Being shown as Lot 32 on "Plan of Lots at Baker Island, Salem Harbor,
Owned by Henry W. Morse, Scale 80 ft. to an inch, October, 1893. "
Being the same premises conveyed to the grantor by Ruth T. Hill by
deed dated October 9, 1961, recorded with saidDeeds, Book 4826, Page 263.
RESERVING unto the grantor a life estate in the said premises.
It is mutually agreed by and between the parties hereto that in the
event of a sale of any of the above described lots, they shall first be offered I
for sale to the following persons, at a price to be agreed upon: 1. Elizabeth
and Phyllis England, of Rye, New Hampshire, or any of their children;
2. James and Charlotte Chase of Newton, Massachusetts, or any of their
children; 3. Martha Hanes of Lowell, Mass, or any of her children.
