Corcoran & Company win Community Excellence Award --Greater Boston Real Estate Board's Rental Housing Association Honors Salem Property— SALEM,MA—The Rental Housing Association(RHA),a division of the Greater Boston Real Estate Board, recently honored John M. Corcoran& Co, with it's Market Rate Community of Excellence award for the Hawthorne Commons. The award honors high-quality, Massachusetts Properties that demonstrate a solid program of resident services. The sixth annual award was presented at the RHA's President's Awards Dinner. Hawthorne Commons, completed in 2001,is the first significant rental apartment community in Salem in more than twenty years. John M. Corcoran and company transformed the site of the former Vincent's Potato Chips Factory into 120 market-rate housing units. The company chose a colonial-style design and manicured grounds to compliment Salem's character. "We had some wonderful properties enter the competition this year. However, Hawthorne Commons really stood out for their thoughtful design and resident services," said RHA President William McLaughlin. In addition to luxurious apartments,Hawthorne Commons offers residents a fitness center, business center and high-speed pons for data and Internet connections and several other amenities. "All of us at John M. Corcoran are honored to be chosen by our peers as a Community of Excellence. Although we are a young property,we look forward to many happy years in Salem,"said Richard J. Walsh, Director of Planning and Community Development City of Salem Department of Planning and Community Development City Hall Annex 120 Washington Street Salem, MA 01970 Re: Hawthorne Commons, Phase II Dear Mr. Walsh: As you know, this office represents the John M. Corcoran Company, developer of Hawthorne Commons luxury apartments located on Highland Avenue and First Street. I trust that you are pleased with the results of this new highly successful residential community. With construction now complete, the Hawthorne Commons is now at a ninety percent occupancy rate. We anticipate that soon there will be a waiting list of tenants. To address the continuing demand for housing, the Corcoran Company has identified a five acre parcel on First Street which they have put under agreement to purchase. The site, which is behind Hillcrest Chevrolet, was the subject of permitting for the now withdrawn Gables Tennis and Fitness Club. On this site, my clients would like to permit and build a "Phase 2" to Hawthorne Commons of roughly the same size and scale as Phase 1. Preliminary plans have been prepared and we would like to bring these plans to you and the neighbors for review and comment. As was the case with Phase 1, the primary permitting issue involved with this proposal is that the site is zoned B-2 and would require zoning relief to allow the residential use. Also, we would appreciate your thoughts on identifying and addressing any other issues early on so as to insure a smooth process. Joseph P. Walsh, Director of Planning and Community Development August 29, 2002 Page Two. Thero osed continued investment of millions of dollars into P P Salem by the client speaks volumes of how Salem is viewed by the development community.
