Zoning Board of Appeals
Subject: Request for Amendment to Approved Site Plan – (Property: 22 Vista Ave., Salem, MA
01970)
Dear Members of the Zoning Board,
I am writing to respectfully request an amendment to the site plan previously approved on August 20 th,
2025 for the property located at 22 Vista Ave., Salem, MA 01970. The original plan authorized
construction with one of the garage entrances oriented toward the house. I am seeking approval to modify
the site plan so that one specific garage entrance is adjusted to face the street.
**Reason for Amendment**
Although the design was aesthetically pleasing, it proved impractical to enter that one bay from the left
side and proceed to the right, as the usable depth was limited to the width of the front—approximately 20
feet. In this configuration, any vehicle parked there would block access to the entire left portion of the
garage.
By relocating this garage door from the left side to the front, access would be significantly improved. This
adjustment would allow vehicles to drive all the way to the back of the garage without obstructing interior
space. Whether parking to the left or right, there would be ample clearance to move freely without
needing to reposition another car. In effect, this change would maximize the usability of the garage,
enabling every square inch of interior space to be accessed without obstacles.
**Supporting Documentation**
Attached to this email are revised site plans and architectural drawings that illustrate the proposed garage
entrance adjustment. These documents demonstrate that the modification will not adversely affect
neighboring properties and will remain consistent with zoning objectives.
I respectfully request that the Board review and approve this amendment at its next scheduled meeting. I
am available to provide additional information or answer any questions you may have.
Thank you for your time and consideration.
Sincerely,
Michael Kostopoulos
