Dear Chair Vyedin:
The proposed tenant at 206 Derby Street, Jon Nguyen, is petitioning to convert two B-Use tenant
areas into one A-3 Use tenant area to be used as a small restaurant targeting pedestrian-based
guests, and the design of the restaurant is geared for a high number of to-go orders with limited din-
in options.
As the Architect of Record, this office has completed Schematic Design Documents for the project
that include the following:
• The creation of a new main accessible entrance & interior ramp from the sidewalk to allow
accessible entry;
• The installation of an accessible toilet room;
• The creation of a small Reception area and standing Waiting area;
• The creation of a small in-house dining area for a maximum of 20 guests;
• The creation of a “Provisions” space separate from the Reception area for ease of picking-up
take-out orders;
• And the creation of a new Kitchen, Food Prep, and Food Storage area at the Back-of-House.
Please note, the tenant area is quite small, at 1,440 GSF, with almost half of the space being
dedicated to the Back-of-House.
