Describe the benefits of the requested action over the alternatives N/A Appendix 1 Purpose of Project The project intends to install underground storage of gasoline in a steel tank of 8050 gallons capacity and a dispenser to provide a fueling facility for company vehicles. An existing 1000 gallon storage tank is to be removed in the process. r .s Appendix 2 The property consists of about 55,290 square feet of land situated on Peabody Street at the northeasterly corner of its intersection with Lafayette Street in Salem. A portion of the northeasterly boundary of the property is the sea wall of South River Basin. Nearly all of the rest of the property is enclosed by an 8 foot high steel fence with gates for access off Peabody Street east of the main building and west of the same off a right-of-way to Lafayette Street. A main 2-story masonry building with full basement takes about 6500 square feet of the site area and is situated about 48 feet easterly from the Lafayette Street line. A steel storage shed takes about 2700 square feet of the site area and is situated about 150 feet easterly from- the easterly line of Lafayette Street and about 6 feet southerly from the sea wall boundary of the site. Parking areas between Lafayette Street and the main building, and directly easterly of it, are surfaced with bituminous concrete. A grade separation is controlled by a concrete retaining wall extending about 50 feet -easterly from the main building:; The total paved area approximates ' 15,000 square feet.. �. GEORGE KOLLER 19 RICHARDSON ROAD NEWTON, MASS. 02164 On Thursday, June 21, 1979, the Planning Board of the City of Salem held a public hearing regarding the application of Mr. George Koller, for a Special Permit under Section P, Wetlands and Flood Hazard Districts, of the Salem Zoning Ordinance, with respect to replacing a 1000 gallon U.G. gasoline storage tank with an 8000 gallon capacity tank at One Peabody Street, corner of Lafayette Street, Salem, Massachusetts. At a regularly scheduled meeting of the Planning Board on June 21, 1979, the Board voted, by a vote of six in favor, none opposed, to approve the application as complying with the requirements for the issuance of the permit with the following conditions: 1. The work shall be done in accordance with the site plan prepared by Koller Associates, Inc. , Architects and Engineers, Newton, Mass. , entitled Proposed U.G. Tank Installation, S.S.I. Company, 1 Peabody Street, Salem, Mass. , dated April 27, 1979 and revised May 15, 1979. 2. The City Engineer shall submit to the Planning Board in writing comments that he has seen the calculations and approves the Plan as submitted. 3. The Plans shall be approved by the Fire Department. The Planning Board shall not take final action on such application until it has received a report thereon from the Inspector of Buildings, City Engineer, Board of Health and Conservation Commission or until thirty-five (35) days have elapsed after dis- tribution of such application without a submission of a report. The Planning Board Shall hold a Public Hearing on said application as soon as possible after receiving the above reports, in accordance with Chapter 40A of the Massachusetts General Laws. The Planning Board shall notify the applicant in writing of its decision on the special permit.
