Detached Garage Repairs
• Inspection and removal of deteriorated, soft, or rotted siding boards (specifically lower courses near door and trim).
• Patch-in replacement siding to match existing dimensions and profiles.
• Installation of corrosion-resistant fasteners and exterior painting of repaired areas.
Window Restoration
• Repair of impact damage to one wood double-hung window.
• Rebuilding of muntins and reglazing with new glass on the broken bottom sash.
Deck Structure (Exploratory & Assessment)
• Exploratory demolition of selected deck boards, railing sections, and trim to expose underlying structure.
• Assessment of rotted posts and sagging framing to determine the extent of structural failure.
Second Floor Porch & Balcony Railings
• Dismantling of existing railing sections and boxed posts exhibiting extensive wood rot.
• Custom fabrication and installation of replacement parts (posts, rails, lattice) using rot-resistant lumber to match
original historic profiles.
• Stabilization of salvageable historic components using epoxy consolidants.
• Installation to ensure structural safety and code compliance.
Column Repair (Deck Entrance)
• Repair or replacement of one split fluted column at the deck entrance.
• Work includes structural spline reinforcement or full replacement with a historically accurate reproduction to meet
current structural loads.
All work to be done in wood. All design details and finish are subject to review and approval by the Historical
Commission to ensure accurate replication of existing conditions prior to execution.
Not applicable due to being in-kind work.
*NOTE: Historic materials and details must be retained and repaired except where material is not salvageable and must be
replaced. If replacement is necessary, new elements must replicate existing details, dimensions and materials. Should any
changes to materials, design or outward appearance be determined necessary, Applicant must submit a new application
for review.
Upon completion of the above work, please notify Historical Commission staff as final sign-off is required to
document compliance with this Certificate and approved plans.
