An application is being submitted to the Board of Appeals for the following reason(s):
The existing building does not comply with the 40 feet front yard minimum setback.Moreover,the proposed second floor addition will
build upon an existing non-conforming footprint that is setback at—32 feet.We request dimensional relief of the existing building and
proposed addition.
For this reason,I am requesting:

The Undersigned hereby petitions the Board of Appeals to vary the terms of the Salem Zoning Ordinance and allow the project to be
constructed as per the plans submitted,as the enforcement of said Zoning By-Laws would involve practical difficulty or unnecessary
hardship to the Undersigned and relief may be granted without substantially derogating from the intent and purpose of the Zoning
Ordinance.
Statement of Hardship(for Variances):
The existing building at 30 Leavitt Street does not comply with the front yard setback of 40 feet minimum.The front facade is currently
setback at 32 feet.The proposed design includes a second floor addition that will maintain and continue the non-compliant setback per
Section 4.1.1.Enforcement of the ordinance would take away much needed interior space for proper programing.Given prexisling
placement of the building predating the current zoning and the special condition of community use,we don't feel this proposed design
would be a detriment to the public good, or substantially derogate from the intent of the district or the
purpose of the ordinance.
