Statement of Hardship(for Variances): The existing building at 30 Leavitt Street does not comply with the front yard setback of 40 feet minimum.The front facade is currently setback at 32 feet.The proposed design includes a second floor addition that will maintain and continue the non-compliant setback per Section 4.1.1.Enforcement of the ordinance would take away much needed interior space for proper programing.Given prexisling placement of the building predating the current zoning and the special condition of community use,we don't feel this proposed design would be a detriment to the public good, or substantially derogate from the intent of the district or the purpose of the ordinance.
