Herbert, President Loring Development Corporation 95 Federal Street ' Salem, MA 01970 = - Subject: Sound Transmission Compliance The Cogswell Condominium, Five School St., Salem, MA Dear ,Jessica: This letter concerns your lender's recent request for confirmation of the sound transmission rating between the eight (8) residential condominium units at The Cogswell Condominium. There are two (2) basic demising conditions between units at The Cogswell Condominium: 1. Between Walls: A. At Units 1,23 & 4, the units are separated from each other and from the egress stairway enclosure by 12" thick brick walls with 2x4 stud walls faced with 5/8" gypsum wallboard on both sides; B. At Units 5,67 & 8, the units are separated by 2x6 stud walls with 5/8" gypsum wallboard both sides and one layer of 1/2" sound board ("Deciban") on one side of each demising partition, continuous between floors. 2. Between Floors: A. All floors are constructed of 3x 14 timbers at close centers (16" typical) with 3/4" wood subfloor and 3/4" wood finish flooring, over which has typically been applied an additional layer of underlayment, pad and carpet. B. In some areas, of dropped ceilings, there is additional 2x6 framing and a 5/8" layer of gypsum ceiling board. The project has been designed and constructed in accordance with the Massachusetts State Building Code (Fourth Edition). Linder Section 522.0, it provides for sound transmission control in residential buildings, requiring an (Continued) Loring Development Corporation 22 February 1988, Page Two STC Rating of 45 for airborne and structureborne noise between units. In my professional opinion, as Architect of Record for the project, the sound transmission abatement provisions made at The Cogswell Condominium meet or exceed the Code requirements. I do not anticipate any complaints from unit owners with regard to this matter and expect that they will experience the quiet enjoyment of their units which is the intent of the Code.
