CONSTRUCTION FIELD IJISPECTION REPORT
Project : Cogswell School Condominium Conversion 2 4 687
Location: Salem, MA j�J
Date: July 20 , 1937 By: C. G. Simson
1 . I met with Jessica Herbert , Steven Gauthier , Roger Lang and Peter
Turowski on the site to discuss construction details and answer
questions now that construction is proceeding.
2 . Steve Gauthier prefers to use the 2 X 4 stud partitions at the
exterior side walls as the primary support for the new third
floor framing. This is acceptable provided that , at
approximately 3 ft. on center, floor framing is also cut into the
masonry wall for stability.
3 . The 5-2 X 12 beams in the third floor framing toward the rear cf
the building will bear directly above the brick arch window
openings in the side masonry walls . There is no room above these
openings to properly spread these concentrated loads .
Therefore , 2-2 X 12 lintels :rust be added on the properly
reinforced stud walls into which these beams and the floor joists
will be flush framed. Enclosed is SK-FSl to further describe
this detail .
4 . The remaining 7 ft. of center brick wall in the front portion c_
the building, between the second and third floors may be re.r;oved
and replaced with a 2 X 6 stud bearing wail under the center reef
truss . This roof truss has also been supported down onto the
remaining portion of the center masonry wall .
5. In the basement , the installation of underground plumbing lines
will interfere with the proper installation of the new fcotings
for the new bearing walls . SK-FS2 is enclosed to show the
relationship between the plumbing lines and footings . Where
plumbing lines are parallel with the footing, drop the footing
elevation and extend the bearing line with grouted masonry.
Where the plumbing line crosses the footing, locally step tha
footing under the pipe . Under all conditions , footings must nct
be installed over plumbing lines and plumbing lines :oust not be
allowed to penetrate footings .
6 . Also enclosed is SK-FS3 , the steel lintel schedule for masonry
cpenings .

Architects to investigate electricial subcontractor's
request for larger service and panel area.
Code Items: Field conditions necessitated corridor width at Level 3 to
be built 36" wide, rather than 44" required by Code. Lang
& Gauthier called Building Inspector Jim Santo for
interpretation; he agreed that 36" corridor was adequate,
as it serves for egress from two units only

Discussion
Summary: Blankhorn approved external trash holding concept with
chute accessible from inside; requested research into
availability and feasibility of automated compaction
systems.
Follow-Up: Herbert and Turowski researched automated compaction
systems through B.F.I. and Research Technology Group;
obtained copies of pertinent literature and budget cost
estimates. Both companies indicated that such a system
for an 8 unit building would be highly unusual and
prohibitively expensive. Herbert presented final
conclusions to Blankhorn.
Agreed to add individual trash compaction units in each
Kitchen.

closets; agreed to enlarge closets at present location, after
considering and rejecting several relocation options.
